Negative experience: Extremely disappointed with Magain, Marion (Adelaide) – Ongoing mismanagement, lack of accountability, and poor communication We purchased a property through Magain, Marion (Adelaide) in July 2024 and decided to continue with their property management service to keep things smooth. Unfortunately, it has turned into a year-long experience filled with frustration, stress, and constant follow-ups. Even before settlement, Magain’s own team handled the onboarding, and we signed the property management agreement on 16 July 2024, well before the 31 July settlement date. The agreement clearly stated that Magain would be responsible for managing and handling water bills. Yet they failed to redirect the bills, tenants were not invoiced within the legal time frame, and now we're being held responsible for the overdue amount — a clear consequence of their oversight. Over the course of just one tenancy (12 months), the property manager changed three times. Every time there was a discrepancy or issue, we had to dig through our own emails and documents to provide proof, even though it was their job to track and manage this information. We’ve sent multiple emails, invoices, breakdowns, and screenshots — and even chased SA Water ourselves to get the full billing picture, which again, should have been their responsibility. When we finally provided the full invoice from SA Water, Magain agreed to reimburse part of it — but ignored the previous balance clearly shown on the same bill. Instead of acknowledging that oversight, they're now pushing that portion back onto us, even though the sewerage charge is fixed and easy to calculate. We’ve also asked them countless times to provide any paperwork or proof that shows we had opted out of redirection — since they keep claiming we didn't request it. But they’ve never been able to provide a single document to support that claim. The contract clearly states they were to handle water billing, and yet they continue to avoid responsibility. Worse, no one returns calls. I’ve asked them to call us or organise a meeting over the past week, and they still haven’t. Every time we try to call, we’re told someone is “in a meeting” or “unavailable.” Their replies only cover parts of emails that are convenient, leaving the real concerns unresolved and forcing us to follow up again and again. This experience has caused us immense stress, and it’s been incredibly disappointing to see such a lack of professionalism and care from a company we trusted to manage our property. If you're considering Magain, Marion (Adelaide) for property management, I strongly advise you to think again. The ongoing mismanagement and lack of accountability just aren’t worth it.

Fantastic experience: Jenny Busbridge has been managing my property for years, and as an interstate landlord, I couldn’t ask for a better property manager. She is exceptionally knowledgeable in all aspects of property management and always takes the time to phrase her thoughts and recommendations clearly, ensuring I have all the information needed to make independent and informed decisions. Her attention to detail in tenant selection is second to none, and she is diligent with routine inspections, ensuring my property is well cared for. Jenny also follows through on every promise and maintenance issue—no matter how long it takes. One particular maintenance matter took 18 months to resolve (due to strata), and Jenny never gave up, persistently pushing for a resolution. If you want a bloody good property manager who genuinely cares about your investment, Jenny is your gal! Highly recommend!

We chose them initially because they were local to one of the properties. However it turned out to be a great long term choice. The property manager is outstanding to work with. Friendly, personable, 100% professional, she found excellent long term tenants who were zero hassle, always addressed any property issues immediately, and their service providers perform maintenance to excellent standards and in a timely manner. I’ve had nothing but excellent communication with them for the entire time I’ve been with them and have built a great working relationship with the team. Frankly, I find it hard to fault them on any aspect of their service offering. If you’re looking for the best people to manage your investment property, I cannot recommend enough the team at Magain Real Estate, Ascot Park.

Negative experience: We (my family) have had the huge misfortune of being stuck with them managing the property we rent for over 12 years. Not long ago, we were due for inspection, Noone showed up to do it and Noone informed us it was canceled. Two weeks later they rescheduled without consideration for our inconvenience. We tried numerous times to contact Mel.Greig to get an explanation and to postpone until the next routine time and we're treated with complete DISRESPECT jumping through several hoops, in order to try to reach Mel G. To NO result. 6 weeks later they TRIED to claim that we were due AGAIN for another routine inspection via email. My husband missed the email until the night before. He had to call three times to TRY to reach Mel G. Once she FINALLY called back, her explanation for this REALLY early ( not 3 months between) inspection was that the next scheduled one would fall too close to Christmas. Somehow, late October is too close to Christmas. UNPROFESSIONAL, disrespectful, inconvenient treatment of tenants!

Fantastic experience: We have been renting with Magain for just over 1 year. We have recently moved to another rental through Magain. I just wanted to give high praise to the property manager that looked after us in our recent rental. Stacey McPherson she is an absolute gem. Communication was wonderful and if any issues arised she was onto it straight away. She made the whole rental experience a delight. We can't recommend Stacey highly enough.

Negative experience: Worst management agent! Everything they did was trying to steal your money as much as possible. When you decided to stop using them, they made you wait for hours in thier office and did not show up despite confirmed appointment. And be careful on the last month of your management, they would arrange maintenance works without your consent

Negative experience: Zero intergrity, unethical conduct. 3+ year tenant who sought 6 month extension well in advance of lease expiry. It was provided with minor condition which was all agreed. Docusign was provided which reflected agreement. We then sought an extra x2 weeks due to xmas break timing. At which point they agreed to the two extension provided we accepted a new new rental increase of approx $250 per month which equated to approx $1000 (four months). When queried, we were advised they were acting on instructions of owner and the "market value" which they conveniently assess and decide. My quick online search concluded a conflict of interest could be at play, we were definitely on the wrong side of a dubious process. This is all despite we just agreed on terms a few days ago - I have emails to support this. They took advantage of our vulnerability knowing we had no option and it appears my request for any extra two weeks gave them time to reflect and re-neg.I have no idea if this is a systemic culture or a one off but this was my experience.

Negative experience: As a landlord, I feel that this office hasn't provided the services that we pay them for. The most recent property manager forwarded photos taken by tenants to in form us of jobs that required to be done, in this case painting of walls for which no location in the house was specified, and later passing on an exorbitant quote to us without any option of a second quote. When we asked for a second quote, our private details were passed on to tradesmen who contacted us DIRECTLY to open the property for them to inspect for a quote. Seems like the property manager is only interested in working from her desk, forwarding messages to and fro rather doing the actual job of a property manager who usually performs direct on-site inspections. We were also approached to purchase old furniture which the previous tenants want to get rid off. By the way, undervalued recommendations were made to us and the rental for our property has been way below the current rental property value for its location. It has been a totally negative experience these last few months and I would never recommend this Magain office to anyone who expects true service from property managers.

Negative experience: The worst real estate I have ever dealt with. As a property owner, they lack professionalism, maturity and escalating is worthless. Their property management is shocking, I truly mean shocking. I can name names easily but is barely worth it, as they all appear that they are initially interested but lack integrity in the end. Ultimately, your choice of who you choose to manage your property but as you can see by some recent reviews, the one star ratings are slowly climbing. I DO NOT recommend at all and never will....

Negative experience: This had to be the most worst experience I’ve had with Magain and trying to pick on the most stupidest things to try and rip away the bond. Only had been my property manager for 2-3 months as my last landlord sold the property and Morgan acted like she knew this property from start I walked in. Do NOT go through Magain for rental side of things. My last landlord is my reference which says a lot about how I treated the property and decided to keep me in the property for another year + has come in for emergency fixes and always commented how well I look after it and has always mentioned I’m such a good tenant but had to sell property due to personal reasons. Better off with Residential Letting but unfortunately new landlord chosen these guys.

Negative experience: As a landlord I can say that I have really undermined myself for the last few years. Yes, they were an improvement over my -5 star previous agent, but each and every year I was behind the ball on how much rent I should charge (just to be average). The tenants certainly benefited but as the person paying Magain, I have to say I am deeply upset. This year was the worst, with my property now locked in for a significant amount less than average for an entire year. (Think 20% too low.) These are tenants that don't even pay their rent on time. Can't be at a worse time with rising interest rates and personal changes.

Negative experience: I would give zero stars if I could. Passed every property inspection and ALWAYS paid our rent on time yet when it came to leaving they found every excuse in the book to not try to give us any money back. We are honest people and we're happy to have them take a bit of bond money out for carpet cleaning as we did not have time to get it done ourselves as we did not have another home ready for us. We however did hire a professional gardener to tidy the yards and had photo proof of the gardens on the day we moved in and the day we had to leave. The gardens were in wonderful conditions as we left but our agent insisted they were disgusting and that she needed more bond to hire a gardener too. They already have invoices over the things they fixed and there was plenty of bond left over that they have refused to give back. This has been an absolute nightmare and I am appalled as the agent has never had an issue with us until we had to leave. We had the landlord special the whole time living there and waited months for problems to be fixed properly and professionally and never made a big deal out of it so this is really disappointing.

Fantastic experience: Rachel has managed my property for years and she is always replying my email or phone call quickly and provided good advise.

Negative experience: They will expect the house in a even better condition than what you found when started the tenancy, if not they will do everything they can to take you bond and when you try to solve things with them they will put you trough sacat and quote absurdly high fix. Even people from sacat disagreed on those quotes saying that looked very expensive for what it was. After you have things sorted with sacat, because magain property manager won’t even answer calls and emails from you, then they will put a bad rating which will stay under your name for years to come. I’ve always rented and never had such a headache in my life, in fact never lost a bond, always returned the property in a really good condition. Perhaps they are good for the landlords but definitely not for us(renters). Do yourself a favour and Stay away, plenty of good rental agencies in Adelaide.

Negative experience: Avoid. High staff turnover and if you are renting prepare to be ripped when it comes to returning your bond. A SACAT episode will invariably need to take place. Amazing how you can have 24 months of perfect inspections where they compliment you on being an A1 renter, then hit your up thousands in repairs from Carpet, that was never replaced in over a decade, painting of walls, compensation requests for gardens that never existed. This place is a hands down disgrace and I have it all on email. Stacey is a particularly distasteful individual with no rhyme or reason to her forceful emails.

Negative experience: We went to an open inspection with about 30-40 other people waiting for over 20 minutes. A few people called to ask where the agent was with no luck. When we did speak to someone, they advised us that they were unable to provide any information about the agent nor were they able to provide any information regarding the inspection. Incredibly poor service especially considering quite a few people were displaced.

Negative experience: Never return your calls, don't keep you informed of progress. Would not recommend.

Fantastic experience: I have rented through Magain at Ascot Park for less than 12 months and recently broke the lease to move interstate. Clare Binsley was extremely efficient and helpful in managing this process. She immediately listed the property and had it leased the week after we left. We were contracted for another three months and she was under no obligation to act so efficiently. I greatly appreciated her professionalism and would recommend her to both renters and landlords.

Living interstate, it was such a relief to not need to worry about the home at all - the team took care of everything so well. Regular inspections with detailed reports and photos, prompt maintainace management, good communication and they handled everything effectively and efficiently. If it ever came up in conversation, I would always proudly say how well my home was being taken care of and how easy it all was for me. I have had both Ellie Allam and more recently, Stacey McPherson, looking after the property and I couldn't speak more highly of both of these ladies! Stacey also went completely above and beyond assisting to coordinate my recent complicated return to the home. Thank you I would highly recommend Magain and especially these ladies, to anyone looking at renting out their property and will return to this business again in the future. Very happy!

Fantastic experience: Coralie Johnson managed the rental property we lived in as tenants, moving from interstate she assisted us by effectively communicating and managing with all areas of the lease with professionalism and genuine rapport.

Negative experience: They're too fussy and they ignore complaints.

Negative experience: Rented through Magain real estate and the property manager Coraline Johnson was not up to standard. When there was an issue with the property on a weekend I was told to "to call the emergency line" but wasn't provided the number and she was actually listed as the emergency contact. Also, on leaving the property she tried to over charge us for water rates. I had to waste my time and look up the rules and regulations and recalculate the amount for her to ensure we weren't over charged.

Fantastic experience: I've been renting through Magain for 2 years, and Tessa has been our agent the entire time. The whole process was made that much smoother by Tessa's speedy replies (even during a pandemic) and professionalism. Highly recommended, great agent, great company.
