Negative experience: Extremely disappointed with the way this agent handled the sale process. I originally submitted an offer of $430k and was told to attend the inspection first, so I travelled from Sydney the same day. At the inspection, other buyers were offering less, and the agent encouraged me to submit the contract and formal offer. After returning to Sydney, he ignored my calls and messages for a long time. When I finally got through to him the next day, he asked whether that was my highest offer. I then increased my offer multiple times, eventually reaching $455k. After all of that, he suddenly told me the property was already “under offer.” The whole process felt very misleading and poorly managed. I wasted time, money, and effort travelling and trying to negotiate seriously, while communication from the agent was inconsistent and unprofessional. Very disappointing experience and I would not deal with this agent again.

Negative experience: Truly horrid experience renting with this agency. They are deceitful and use threatening tactics to get money from the bond at the end of the tenancy. Threatened to charge daily rent until the few bits of dust were cleaned from the kitchen table... Absurd and also obviously not enforceable and they know that. Took us to NCAT for a property that was reasonably clean... And then settled for the exact amount we were willing to pay weeks before to avoid the whole process. What a waste of everyone's time. They are so incompetent they even made the wrong order to NCAT, so they weren't even making a claim on our bond. I could have pursued them legally for this but couldn't be bothered (they notified the RBO that there was a claim on our bond, but there wasn't). They act like they believe renters have no rights and berated us like we were their naughty children. Look elsewhere whether you are renting or buying as these guys are the epitome of incompetent from all the real-estate agencies I have come across in my life.

Fantastic experience: I dealt with James, Gail and the team from R&H Orange over a four year period of owning an investment property in the town. I bought the property through them and then used their property management services to look after it for me. When the time came to sell it was a natural choice to speak with James and work with him on the sale. Every interaction that I had with their office was polite, professional and efficient. The property managers always kept me updated an with regular inspections I knew that the place was in good hands. During the time that I owned the property I had three tenants, the process of changeover was managed well and I had limited time where the property was empty. The sale of the property was very straightforward, James secures a buyer in a short time and the process was managed perfectly. I would have no hesitation in recommending the services of James, Gail and their team to anyone looking to buy, sell or rent in Orange.

Negative experience: Honestly would never recommend anyone to rent through these guys. At times my kids and I had no water, no oven for 2 weeks, broken floor boards, exposed wires, no smoke alarm in the property till a couple of weeks before I moved out, and leaking taps right till the end of my time there, even took a video of how bad the tap was leaking at end of lease inspection as proof, House in better condition inside and out when I left (with a breech from tenant board for them which they didn’t dispute) now a month after I have moved out they have decided to tell me I can’t get my bond back lucky I have corresponding evidence and hopefully will get some of my money back but only if I fight it- principal says I will be. However if you are looking for a good place to rent through I’d recommend heading down to Mccormack barber

Negative experience: Wouldn’t even rate them one star!! I called up in the morning to book an inspection for a rental property at 4:30pm. I thought I’d be prepared and come to the real estate at 1:30 to grab and fill out an application form before hand and to confirm my attendance to the inspection. I arrive with my 3 month old daughter at 4:25pm to view the property and no body was there.. It comes around to 4:40pm and still no sign of an agent.. I contacted the office to be told it was cancelled and they called me to inform me. I NEVER received a call, I told Tina (the lady on the phone) this and she said she would call me back regarding why I wasn’t contacted.. 15 minutes pass and I haven’t gotten a call back so I contact the office again, Tina answers and says they had the incorrect contact number and someone signed a lease for this property at 1pm... UHHH. Why would they confirm my attendance at 1:30pm AND give me an application form if the property is no longer available? .. She originally told me they tried to contact me but I didn’t answer, then tells me they have the incorrect phone number and it’s disconnected?! If they honestly had the wrong number wouldn’t you still send somebody to the property to inform me?! Anyway.. WHAT A WASTE OF MY TIME. I will never even approach Raine and Horne Orange ever again, absolutely useless.

Fantastic experience: My partner and I have been living in our little apartment home for a month. It’s been amazing. Everything about the place is perfect. Raine and Horne have been really easy and friendly to deal with.

Negative experience: The worst and doggy real estate I had ever encountered. End of lease will be a nightmare for tenant even how much you keep the place clean. Charged the carpet repair and have different invoices and description of each invoices that billed to tenant and landlord. The worst customer service ever.

Negative experience: absolutely disgusted with this real estate. Took $200 from my rental bond towards essentially wear and tear and scuff marks through wear and tear. NIGHTMARE OF A REALESTATE 1. Worst real estate. 2. Atrocious service to their clients. 3. Would never use this real estate for anything! 4. Businesses such as these should be closed down. 5. Not worth a single star. 6. The staff need training on customer service. - an ex client who is extremely unhappy with the poor service

Negative experience: I would give 0 stars if I could. I would strongly advise you to avoid this real estate completely. Their rental department is absolutely hopeless,the staff are rude,unreliable and when it comes to repairs don't expect anything to be done quickly or professionally. Also end of tenancy with them is an absolute nightmare. As for buying or selling with them I wouldn't trust them at all. Easily the worst real estate I've ever dealt with.

Positive experience: I only had a brief experience with this agent while trying to rent a property in Orange at short notice while still being based up in Coffs Harbour. It was slightly unusual, in that I was unable to inspect properties (I couldn't get down to viewings because of work commitments in Coffs), but Shania and the team at R&H were extremely helpful and polite in all their interactions with me. They understood my situation completely, quickly checked my references with Property Agents in Coffs and my personal referee's and ensured the potential landlord's knew that I would be a bona-fide tenant. I applied for about 15 properties in total over 5 days and spoke to and emailed several agents in Orange, and Raine & Horne were by far the most helpful, other than the agent I eventually rented with, but it could have gone either way (I was simply able to move in sooner to one house over the other, which can't be helped). I will definitely be in contact with Shania and R&H again if I choose to move again in the future. Good people, professional and helpful.

Negative experience: Id give 0 stars if i could. Word of warning do not rent through these horrible agents. They will cost you an arm and a leg at the end of your tenancy! Even for the upmost descent people in society who keep there homes clean.
