Melanie was exceptional in her service, professionalism and went out of her way to photograph the property during the floods to show it not to be affected. She walked through the house camera on and addressed each aspect of the property and surrounding situation. She addressed my many intrusive questions with meticulous accurate detail. Other circumstantial difficulties were supported and worked through throughout the process making challenging situations smooth with the desired outcome for all. Negative experience: If you care about your health and well-being, avoid this agency at all costs. We raised serious concerns about mold and ventilation in our rental property, only to be belittled and dismissed. Instead of addressing the issue, they gaslighted us, downplayed our concerns, and even told us that "every house in Coffs Harbour has moldy walls, just deal with it." That is not just unprofessional—it’s outright negligent. Mold had intact all the walls and even personal belongings which we had to throw away (shoes, clothing and even fornitures). Faced with their complete lack of care, we had no choice but to evacuate the property in an emergency due to health concerns, forfeiting our bond just to escape the situation. Fighting with people who refuse to acknowledge basic tenant rights simply isn’t worth it. A special mention to Melania and Chantelle—if you want to experience gaslighting firsthand, they’re experts at making you feel like the problem instead of addressing the actual issues. Mold is a serious health risk, and their response was nothing short of a joke. Renters deserve better than this.

With the property inspections the staff that conducted the inspection were alway happy and listened to other issues away from the property which i really respected so well done to EXCEL

Negative experience: Did not have a good experience, chantel was terrible at communicating even when emailed many times, Kept bond plus more for the smallest things, when questioned no reply, but demanded money or be blacklisted, personally I wouldn't recommend to anyone! No I'm not a clients but my son was, disgusting

Fantastic experience: Professional and respectful of their tenants.

Negative experience: Unfortunately we have nothing positive to say of our interaction with this agency as tenants during our time in Coffs Harbour. The house was not as they advertised, and we faced a large number of core livability issues. Our concerns were often minimised, dismissed or ignored, and on more than one occassion agents used gas lighting behaviour or used aggressive or undermining language. We attempted to raise our concerns multiple times with the director, and while she initially shared our worries, she was quick to step away and became uncontactable despite her agent's behaviour. Furthermore, on vacating the property they attempted to (very unreasonably) take some of our bond money, which was refunded when incoming conditions report was shown and we said we would pursue the matter further via NCAT - after raising this with an alternate agent from the Excel team. The arrogance to disrespect us like this and try to quite literally steal our money still shocks me. Prospective tenants beware, if you have the option, please reconsider dealing with this agency. If you have no other option, ensure you undertake the incoming inspection report seriously and place all concerns in writing so they are in no position to refute, isolate and belittle you. And to Excel Property Agency, you had every opportunity to treat us with respect throughout our tenancy on multiple occasions, but chose not to. Shame on you. It's important our pain and stress isn't someone else's, and if you can't improve, then people deserve the opportunity to make an informed decision.

Negative experience: DO NOT RENT THROUGH THESE PEOPLE. They are unprofessional, have no regard for rental law (nor do I think they even understand it), and are quite happy bullying tenants. They tried to blame me for a number of things that were actually the fault of the landlord's lack of maintenance... It cost the landlord thousands at NCAT. They left me without a shower for 6 weeks, they left me with a 3m hole in my fence for over a year. They were happy to let their other tenant on the same property use illicit drugs and bully me so badly that I ended up in hospital, and did nothing when she damaged my car and I caught it on camera. I reported all this to the police and told them that... They refused to take responsibility, despite having been told by a judge that they WERE legally responsible. And to top it all off, it was amazing I got even those responses out of them given how often they ignore emails. Absolutely useless. I could say much more about their putrid behaviour but I'll leave it at the things I have documentation/evidence for. I have no doubt that they'll reply about how I was an awful tenant and whatnot, they're quite predictable. Sure, I wasn't perfect but nearly all the damage done to that house was their and the landlord's fault. I was working with what I had, they didn't leave me many options. Avoid, whether you're a tenant or a landlord. They WILL cost you, bigtime.

Negative experience: Buyers beware... Another rogue agency in a sellers market. I strongly suggest potential buyers communicate with agents in writing. I found agents to be dishonest and unreliable. When questioned about inconsistencies during a sale all the excuses under the sun were used to mask their incompetency. Very happy to share my experience if required.

Replys to both emails and phone calls are non exsistent. In the mean time the house we have rented remains with broken items that were reported on moving in.
