Fantastic experience: As a renter, I’ve had a great experience with Steven Davis Real Estate. The property management team is always timely, responsive, and genuinely helpful whenever issues come up. Maintenance requests are handled quickly, communication is clear, and they make renting straightforward and stress free.

Fantastic experience: Steven has been a great bloke to deal with. Bought my first house off Steven in 2019. Very professional and very knowledgeable, smooth easy process. I moved out in May 2025 putting it up for rent with SDRE. Since then Ethan has been doing an incredible job managing it. I couldn’t have asked for a better team to deal with.

Negative experience: Steve looked after our rentals for 3 years. Was polite while he was getting paid. We decided to use another agent to sell them based off some research. He turned bitter and started playing games / making life difficult. If you look at all his replies to the low star reviews, you will get an idea of just how childish he can be.

Negative experience: Zero stars if possible. SDRE’s behaviour was arrogant, disrespectful, and unprofessional. Customer service was non-existent, and the way they treat people is shocking. I would strongly advise others to avoid this agency.

Negative experience: This is by far the worst real estate agency to deal with. If you want to experience what a "dishonest business" is, deal with sdre. They don’t even deserve a 1-star. Avoid dealing with them at all costs.

Negative experience: Dealing with Sarah has been the most frustrating experience I’ve had with a property manager in the past five years. She forced us to use her preferred cleaners instead of giving us the freedom to choose, which felt completely unfair. On top of that, I was charged $20 just to install a simple shower curtain—something that should’ve been part of basic maintenance. Poor communication, unnecessary charges, and lack of flexibility make this a property manager I would never recommend.

Fantastic experience: I cannot speak highly enough of Steven Davis Real Estate, especially our property manager Sarah! Sarah hands down goes above and beyond for us as owners but also cares for the tenant. She is an exceptional communicator who speaks honestly in order to get the best outcome for us and the tenant. She worked tirelessly project managing a recent apartment renovation for us, as we now live overseas and she kept us informed every step and ensured it ran as smoothly as she could. We know our properties in Perth are in great hands!

Negative experience: Sdre is a terrible real estate agency. Just look at the rest of the reviews. These 5 stars are bogus paid reviews. Every single person I've ever met that has had them for their real estate talks about how terrible they are. Steer clear if you like your money and sanity. We had a terrible experience with Sarah skinner she was terrible 1 on 1 and when in front of new renters coming to view the property she changes drastically and puts on a show for the customers. STEER CLEAR.

Fantastic experience: Satisfied customers often don’t think to leave reviews - and that’s definitely my situation! In the couple of years that I have been a tenant with SDRE, I have not had a single negative experience, not even as simple as “I wish they would reply sooner”. Sarah has always been a delight to deal with, so calm and friendly…even though I once messed up and underpaid the first rental payment after my lease was renewed with an (expected and reasonable) rent increase!! I didn’t even realise I had underpaid, until Sarah politely and kindly emailed me to let me know, asking me to adjust it as soon as possible. Sarah and SDRE are so easy to work with for rent inspections, lease renewals, rent payments, and general communication. Communication is efficient, rent inspections aren’t stressful and we have a great working relationship. I would imagine many landlords would be happy with SDRE too, given a recent experience. There was some damage to my apartment that was due to another apartment’s actions and it became clear pretty quickly that it wouldn’t be solved quietly by the other apartment. Immediately, Sarah wanted to keep me out of the picture so the other apartment owners wouldn’t just contact me, which they had initiated at first. When the other apartment owners came to check the damage in my apartment, Sarah arrived early so I could shut myself in my room and they wouldn’t know I was there. I could hear the whole conversation though and even I became really annoyed at how much they were arguing about what damage was really their fault. However, Sarah remained calm and polite and didn’t engage in their argument - she simply continued to reiterate their obligations to repair it to its original condition over and over, whilst providing the photographic proof. She kept her calm much better than I did! The repairs were made at no cost to my landlords, and Sarah followed it right through to the end to ensure the apartment was returned to its original condition - down to bringing the tradies back out to replace a tiny 30cm cupboard door they missed in the repairs (that was still the same colour, just different materials to the new cupboards). I’ve worked with a few real estate companies over the last few years, and SDRE is absolutely high on the list for companies I’d recommend to others!

Fantastic experience: I have had a best experience with Sarah from SDRE as my real estate agent. She was always quick to response for any concern and queries unlike some who leaves you waiting. Also, a methodical person with her duties who goes by the book. That was the experience I expected and left me content. Recommended.

Negative experience: Attended an open for inspection for an apartment that was for sale. Found Steven rude, dismissive and uninterested. I would not like an agent like that selling my property.

Negative experience: The only way to give a review is by giving them a star they don’t deserve. I spent 3 years in a 1 bedroom flat on Hubert st easy vic park, I always kept it clean and never had negative feedback after inspection, totally cleaned the place after I left , but they kept my bond . I think they ordered a skip bin for the hair tie I left on the door handle ‍♀️ do yourselves a favour and by a van instead of rent through these people.

Negative experience: Zero stars. Rude, dismissive attitude from the second we walked up to the door at an inspection today. Totally and unnecessarily condescending and judgemental when we told him that we had not registered, although I did have details of the viewing. Having read other reviews, we decided not to apply for this house with this company and I'm so glad we dodged a bullet with this one.

Negative experience: Had an unpleasant experience with SDRE. The first real estate agent to take ALL our bond money. On top of that, we are required to pay extra to cover the final cleaning. Please read the review carefully prior to renting or buying from SDRE.

Negative experience: Absolute disgraceful real estate agency in whole WA. Please read google reviews before you rent from these people. I would give 0 stars if I could. These kind of companies should not be in real estate. Absolutely shocking .

Fantastic experience: Steven Davis of Steven Davis Real Estate (SDRE) has been nothing but totally professional in all our dealings. We purchased this property through SDRE in 2003 and that time we were impressed. Of course when the time came to sell we engaged SDRE to market and sell the property. The property sold, and then after the deposit was paid, the purchaser decided not to proceed, and forfeited his deposit. SDRE stepped in again and without any additional commission, charges or fees sold the property a second time, and on this occasion as we approach the settlement date everything is going smoothly. Steven has kept us informed and in the loop with every step of the sale. From our experience I am happy to recommend SDRE where at all times I received personal service.

Negative experience: The service from SDRE was very poor. Unprofessional rude behaviour from property manager was unacceptable. I lost all my bonds due to unfair policy from SDRE. I will never recommend SDRE to anyone.

Negative experience: Unnecessary money deducted from the bond. Completely unfair. Even though we cleaned the property properly by a professional cleaner, I was told by the property manager that a small amount is required to clean some items. We went back and cleaned those items. And the property manager said it’s not cleaned. They recommended Richard Tan as the cleaner otherwise asked us to clean it in 24 hours. It was a bad game to rip off us. We choose Richard Tan then and he charged another $325 as cleaning charges again. At the time of bond return, she again deducted $200 mentioning cleaning charges—highly unprofessional behaviour. I would recommend people not to rent with these guys or forget about any bond return.

Fantastic experience: I'm really happy about how prompt they have been responding and finalizing my agreement. Very friendly staff. Specially, I would like to thank Sarah who has been very efficient with her service. I'm hoping to continue a good relationship with them in future services as well. Negative experience: Please avoid at any cost. The WORST!!! Absolutely no respect for tenants. Ring you Christmas Eve demanding that the owner needs access to your house right away, AFTER the owner has already turned up unexpectedly the day prior due to SDRE not handing on the notice two weeks earlier than that. Will leave you without water for days because their departments don't communicate to each other . They will not tell you when maintenance is about to be carried out even though it leaves you unable to get out of the driveway and go to appoint moments let alone anywhere else. My car is damaged due to strata workers and SDRE won't let me deal with strata directly but won't do it themselves either. Do not rent through these people. And do not trust your property to these people. You should see my lawn and gardens due to their lack of action regarding the retic that broke three months ago. Their license should be revoked.

Negative experience: One of the rudest & most condescending agents. AVOID AT ALL COSTS. Steven speaks down to women like they are the lower class citizens. My mother was even there - and he says "who is the tenant and I replied that I was.. and he said to my mother "I'm not speaking to her" even I said they she was free to speak on my behalf - and when I did try to speak he kept interrupting me, even after I had advised him to not interrupt me continually. He then said "well you can just rip the contract up. And as were leaving he said to my mother "and you can shut the door behind you" I have never ever met people who are so, so rude. Both Sarah and Steven. I'm about to make a complaint to the ombudsman and I think anyone these ho has dealt with these charlatans as well, should also do the same. I had already paid my bond and deposit($15650) and as due to move in this Friday, I had brought in the lease papers which I had signed. When I got home, I then got email from Sarah stating she had spoken to the owner of the property that morning and she was revoking my lease. 2 days before I was supposed to be moving in.. So now I have days to find somewhere else to live. And all this after us asking for 10-15 minutes to measure the living room to make sure my couch will fit.. We were also told by Steven "well don't you bring a tape measure to all the properties you view" as he smirked about the situation. They do not deserve to be in business, if anyone would like to hear about their disgusting behavior - feel free to leave me a comment and Im happy to even call you to discuss the issue. And please, please AVOID THEM AT ALL COSTS.

Negative experience: Steven was the absolute rudest realtor we have come across. We attended an inspection of a property he is managing. When he arrived he pushed passed the group waiting to view the property without saying a word and walked into the house. We assumed we could then come into the property. My pregnant partner was taking a photo of one of the rooms when Stephen aggressively asked if she had permission to take photos, claiming she should have asked permission!. He was constantly muttering things under his breath such as “geez what’s wrong with people now days” that made my partner and other people attending the inspection really uncomfortable. If I could give zero stars I would. Steven is lucky that rental properties are hard to come by at the moment otherwise I don’t think anyone would give them a cent of their money. Avoid at all cost! We are home owners ourselves that have a rental property in Perth. The level of customer service that Steven showed is what I consider extremely unacceptable and there is no chance I would have him manage my property! All home owners using this company should reconsider!!

Negative experience: I rented an apartment with them at 159 Hubert Street East Victoria Park. They are by far the most dishonest, predatory and opportunistic real estate agents I have ever dealt with. They will take try and steal your bond for illegitimate reasons and they will NOT uphold their obligations under the terms of the Lease. PROCEED WITH CAUTION. When I attempted to sign the lease Sarah had without my knowledge written a rent increase into the agreement to take effect after 6 months. I threatened to not sign and in turn she threatened to take away my $50 application deposit - despite the fact that the apartment was advertised at a different price and I therefore had a legitimate reason to walk away. The day I moved in it was raining the roof leaked so badly that half the apartment floor was covered in water. I called them to notify them of the issue and they replied "The last tenant just put down towels". Over my entire 12 months tenancy they never fixed this problem. The apartment remained damp and cold throughout the winter months. The water got into the carpet and rotted the skirting boards. How is that good property management? They were aware of the issue for at least a year prior to my tenancy and did nothing. The gas hot water system stopped working - they threatened to make me pay for the plumber if i didn't try and open the unit to fix it myself. I refused and told them it was illegal and unsafe to do this. I had to call them 4 times before they agreed to send someone out. It took them 12 days to send someone to fix it. When I moved out they accused me of stealing a shelf out of the fridge that was included in the apartment. I denied this. They attempted to take $150 out of my bond. I asked them to provide evidence that the shelf was ever there and they couldn't so they withdrew their claim. They then tried to accuse me of staining the carpets and threatened to take $150 to have them cleaned (which i had already done through a professional service) . I referred them to an email from the beginning of the tenancy notifying them of the water stains caused by the roof leak. They withdrew their claim. They withheld $100 dollars of my bond to pay electricity and gas bills, but would not provide original invoices from Alinta or Synergy to prove how much the bills actually were. Landlords re-consider managing your properties through this firm - they will not carry out required maintenance and repairs. This will only hurt you in the long run. Shame on Sarah and Steven for running a predatory and dishonest business. Preying on peoples ignorance of the rental system is abhorrent and you should both be ashamed of the impact this has on peoples lives. Further, trying to steal money from people on minimum wage renting cheap apartments is disgusting. If your business relies on this as a source of revenue you should get out of the real-estate business and leave it to the professionals.

Negative experience: I had the worst experience. I was with SDRE managed property in Victoria Park from 30/09/2016 to 29/09/2017. During my staying in that property, the Aircon started malfunctioning. I informed them just after immediately but it took more than three to four month to fix it. When they fixed around after three to four month, summer season has gone. Me and my family suffered a lot due to the hot summer in that year. Furthermore, we the lease finished and we do the cleaning with professional cleaner but they didn’t like. They deduct $654 out of $900 bond amount. Surprisingly, they charged $435 for general cleaning even though I did the cleaning with professional cleaner before. The lease period ended on 29/09/2017 but they released the bond amount( $245.89) at the end of December 2017. Horrible experience man.

Negative experience: Big Big Big Mistake....!! Never ever choose them..!! I WOULDN'T RECOMMEND for International Student of Curtin to deal with this Agency, although this agency manage several apartments nearby Curtin area like Victoria Park Suburbs. BECAUSE...This real estate agency is targeting to suck money from International student with any kind of way.I had very horrible experience dealing with this : 1. I've rented an old apartment to them for 1 half years, on the 12nd month they ask me to pay for replacement of tiles. Luckily I've got justifications from plumber that the tiles was cracked long time ago, maybe 5 years ago and then I never pay for it, but still can you imagine if I wasn't finding some second opinion from the plumber. (Estimation up to 7500AUD). 2.when I moved out they suggest me to use their recommendation cleaner service company, I know they will get fees from the company by promoting them. But whenever I've use other company (I provide all proof of reciept) this manager real estate "Sarah" still deducting my bond for additional cleaner service. (I lost 70% of my Bond). I was hopeless, I got a lot of assignments to do, so what I really can do just talk to my self and let it go. 3. When I tried to move out, I been rejected for many time with the reason that I got very bad record from this agency (I never paying late, just the courtyard sometime is unclean), so then it turned out this SDRE want me to stay dealing with them because many time I got persuaded to choose another building by them. However, I was so lucky that I talked to my new agent about the situation then my application being accepted. All of the bad story came out after I talked with my friends on campus, and more than 2 person had the very similar experience with the same agency which is this SDRE So if you guys could found any agents rather than this within the same area, probably it's good choice. Be careful International Student of Curtin !

Negative experience: I had the most horrible experience. I went to inspect a property, the agent ignored me the whole time and had the audacity to rudely tell me to close the blinds I opened as though i was a young child misbehaving. When i inquired as to why I needed to close them because a light apartment will increase the likelihood of a sale, he proceeded to tell me that it was the polite thing to do and that i was being rude. I calmly stated that the way he had spoken to and treated me in this interaction was not appropriate, and when he said that there isn't anything he could do about it i suggested that he apologise. he acted as though i was being ridiculous and he then told me he WAS NOT going to lease the property to me (meanwhile i had been friendly up until this point) and proceeded to KICK ME OUT of the apartment. absolutely HORRENDOUS service. please do not even bother going to a home open with these people. I was interested in that apartment, so the owner's have lucked out because of who they chose as their real estate agent. I will never consider a property that is being managed by these people. I cannot stress enough how gobsmacked I was. Yes, everyone has bad days. But no one has a bad enough day to have reason to treat another human being in this way!

Fantastic experience: We have been renting with SDRE for the last six years on their multiple properties in Victoria Park & Perth CBD. We are moving out as we have now built our own place. Over the years we have always found them helpful and ready to assist when and where required. We have been well looked after and they did understand our needs and happily catered to them. Their team over the years have been professional and always keeping us abreast of what is ongoing / required or wanted. We can whole heartedly say that Steven and his team do their job with professionalism and integrity. The world works on mutual respect and trust and SDRE does that too. The team was so accommodating with repairs being carried out quickly, any issues with rental payment were always met with a friendly response and someone was always available to talk to. Negative experience: Appalling! in every sense of the word.Rude, belligerent, vindictive. I lived in a small unit for 15 years quite happily, within 2 years of this lot taking over I was gone. I've noticed even the Owner of the Unit block has changed Agents. Avoid at all cost.

Negative experience: Do not rent through this agent!! Absolutely appalling customer service from the property manager, who changed her tune as soon as the lease had been signed. Completely unprofessional and extremely rude regarding a number of issues. There was no consideration for us as tenants on a number of occasions with the owner accessing the house, without our knowledge or consultation. I will never ever recommend this business to anyone.

Fantastic experience: We can highly recommend Steven Davis Real Estate. Having used this Agency for many years, they have managed and looked after our investments with integrity and honesty. The team at SDRE are willing to help with any situation that arises from bad tenants to emergency repairs. We have recommended them to other investors who today still remain on their books. Yes we have had the occasional tenant who has not been the best, but the team at SDRE have helped in the process of finding replacement tenant who appreciates the property they rent. They have always responded to calls and emails as quickly as their busy agency allows, which leaves me with the knowledge that someone gives the personal touch of caring for our properties as much as we do.

Steven has assisted us both in the purchase and management of six properties, SDRE still manage our properties for us as we find Steven a very honest, reliable and professional property manager with an excellent back up team to assist him to provide the best service possible.

Positive experience: First met Steven at a home open in our block of units about 10 years ago. He was friendly and informative and put us in touch with tenants to rent our property (as a letting agent) at a later date. We have found him to be professional and helpful and willing to go out of his way to help with advice and recently coming out on the weekend to get us a spare set of keys (as we are renovating) when we accidentally left our set at home 2 hours drive away. We would be more than happy to recommend his service. Once renovations are complete we will have no hesitation in using Steven and his company as our real estate agent.

Negative experience: An absolutely atrocious property 'management' agency, if they can be called that. Even if they had chosen to disclose the gate code to our new apartment and not told us we had no choice but to pay for another remote to get in, the complete unprofessionalism with which these guys operate is enough for me to not recommend them to anyone, and in fact warn anyone looking for a place that they should NEVER do business with these people if they expect a shred of customer service. Rude, inconsiderate, uncompromising and totally unhelpful, you will be treated like nothing but a business asset by an organisation that is clearly struggling and as such needs to be ruthless with the people it chooses to go into business with, at their expense of course, run by a devious, money-grubbing 'businessman' in every sense of the word. They have a zero negotiation policy on rental arrears even in the event of sickness or tragedy. They will send out a breach notice if the rent is a minute late. You will be given no assistance whatsoever with any issues unless they stand to make a profit. Undoubtedly the worst property 'management' agency I have ever dealt with. Borderline scam artists, and If I could give no stars I would. Avoid them at all costs.
