Negative experience: Minus 100 isn't available. Zoe/Fiona from SSSs had my strata for 18 yrs - one of SSSs foundation stratas. SSSs was a confusing and upsetting experience for me for the last 2 yrs. Now have a strata manager who follows legislation, is straight to the point and monitors finances well.

Negative experience: I unfortunately live in one of the buildings apartments blocks manage by these rude dismissive people . I came back from holidays to find my bike missing. They claim to have emailed the property manager of the rental I live in. And stated the bike was deteriorated which is not accurate. The bike was idle for a while as I was pregnant. So far they’ve dismissed our complaints and refused to compensate me for throwing out my bike. That bike was a present btw . I’m disgusted honestly.

Fantastic experience: Southern Strata Services have managed my strata complex for approximately 10 years, taking over from a strata management company that was unbelievably dreadful with many maintenance issues not progressed or followed up. Zoe and her team including Kathy and Simone took over, took charge and completed items that had been outstanding for 2-3 years (despite strong COO follow up with the previous strata manager) in a very short space of time. The are pleasant, efficient, across all the legislative changes, communicate effectively with COO and owners, and I could not recommend them highly enough. They are my benchmark for what a strata management company should be, but so often is not.

Negative experience: I am one of the owner's of a complex which I live in and I am disgusted with the way this company is managing our property. Firstly they are paid to listen to our complaints and act upon them within the law but have more then one occasion have acted outside this. It is to my understanding that they are employed by us to direct us into acting within these laws and by-laws but have failed to do so. Instead of doing the right thing by all of us they have chosen to behave in such a way that they have made our lives miserable. No one is above the Law and I for one would not recommend them even to my worst enemy !

Fantastic experience: Our strata complex was referred to Southern Strata Services by Think Pink Realty in Carlisle. Three single female owners in our complex were being bullied by three male owners and being forced into accepting decisions that were both unfair and costly. Upon advice from Think Pink Realty we contacted Southern Strata Services and although they were not engaged officially to act on our behalf, Zoe Maxwell (Director of Southern Strata Services) undertook to send one of her staff to a meeting of our strata body to explain legalities and advise our best plan to move forward. Several months later we were forced to convene another meeting and this time Zoe Maxwell attended in person. It is difficult to describe our relief at having someone who has total understanding of the complicated, detailed strata rules and regulations and who was willing to give up her time and expertise to assist three elderly ladies who were completely overwhelmed and out of their depth. Zoe actually chaired the second meeting, took copious, detailed minutes and assisted in every way possible - all as an act of generosity and kindness as she would accept no remuneration from us at all. I would not have believed such a work ethic and dedication to a profession existed in the workplace in 2025 had I not experienced it for myself. Kudos to Zoe Maxwell and Southern Strata Services...I cannot recommend them highly enough to any prospective strata property owner or council. This is a company that indeed understands that their level of integrity, ethical behavior, and sense of fairness will contribute to their success – or lack of it – over the long term.

Fantastic experience: Southern Strata Services manage a complex of strata units in central Perth. My husband and I own one of the units. My husband and I have four strata units in central Perth, with Southern Strata Services being by far the best Strata Management Company we deal with. The complex managed by Southern Strata Services is always in excellent condition. Everything is attended to quickly, efficiently and at reasonable cost. Wish our other three units were also managed by Southern Strata Services.

Fantastic experience: Excellent service. Incredibly responsive, know the strata laws and regulations inside out and help us manage compliance for our strata. On top of all the day to day management. Pool is spotless, tennis courts clean, gardens the envy of neighbouring blocks. Our strata has voted to continue their services for well over a decade, probably longer; I can only speak to how long I have dealt with them. They remain calm and professional even when dealing with recalcitrant tenants who have temper tantrums on google reviews over being told they are legally required to comply with the Strata Act in WA and are not legally allowed to drill into the outside wall of an adjacent unit to install a private washing line without permission.

Negative experience: I DO NOT RECOMMEND THIS COMPANY FOR STRARA MANAGEMENT. Please exercise caution if they are managing your apartment block

Negative experience: Poor management, don't take care of our apartment block. Don't listen to the tenants either. Total lack of respect for the people living here. Read the signs of the times and be a bit more human.

Negative experience: Very disappointed with how this strata has been handling our apartment block. Total disregard of respect towards us, our apartment and the management around the block. It is completely wrong to threaten us with a fine from using a washing line. However you completely disregard taking care of the local pool, tennis court and overall grooming of the block. We are so unhappy and can't wait to be voting on our next strata potential agent to be taking over.

Negative experience: Extremely rude and unprofessional. I was dealing with an ongoing issue for several months and when I brought this to their attention this most recent time, I was belittled by Zoe who told me I was throwing a "Hissyfit" over this ongoing safety issue. I was also in contact recently with a Kathy Sierociak, who requested I provide evidence and documentation, claiming they had never received anything from us. When I did so, I was told they would not deal with tenants. Many times I was told to do things I had already done, and several times I was flat out lied to despite having written proof of contradictory statements made by Southern Strata. The motto of Southern Strata contains the quote "Cost Effective Management", well they sure know how to cut costs by Ignoring Safety Issues, Pretending They Didn't Know About It, and Blaming The Victim. If anyone at this service disputes my claims, I am more than happy to provide ample evidence, as well as my dealings with my local political rep.

She is always prompt and very knowledgeable on all issues including some awkward building rectification problems that she helped to sort. Fantastic experience: Our Strata has been using Southern Strata Services for many years. As with all Strata's, there have been a number of issues requiring clarification and actioning. In all cases we have had good results with owners content with the smooth running of the Strata. New regulations are quickly embraced and adhered to with the guidance of our Strata Manager and their team.

Fantastic experience: This review is in appreciation of the strata company Southern Strata, also its strata managers Laura and Meagan. I have dealt with a number of strata companies over the years and found S/S very competitive in there charges. We pay for a service ? if the council of owners and the tenants are willing to co operate and do things around their complex savings can be made. S/S has a range of options which is great. You either do a little as a active committee or do nothing then S/S gets involved and you pay them for the service. Savings can be made by active participation Our Complex gets involved and often finds or liaises with Meagan regarding contractors. Quotations are discussed together regardless of who raised the work order. The council of owners are very pleased with the way work has proceeded as a joint effort. Meagan is prompt in getting back to me regarding any questions etc and find her very helpful and co operative. Laura has a more administration role and keeps the council of owners informed regarding Legal and strata requirements. Does an excellent job in zoom meetings and helping re connections etc. AGM meeting are very easy to follow and Laura does an excellent job in presenting the data and photos of progress or improvements made on site. Both Laura and Meagan are a great team and i find it a pleasure dealing with them both also S/S as my Strata management team. Thanks Thank You all. Rob Hartman

Having dealt with several Strata Companies in the past, I am VERY pleasantly surprised with the level of service, professionalism and politeness that I encounter on daily basis with SSS. It's hard to make a change when you've been with a company for some years and it took some time for our Strata to make the decision but I can not explain the improvement in the day to day running of our property. Thank you, Laura O'Sullivan, I believe you will go a long way in life if you are as well organised, knowledgeable and pleasant in your personal dealings as you are professionally.

It's a complex Mixed Strata, featuring Commercial & Residential Lots within the same strata plan. Every issue we have had has been dealt with in a professional manner. This includes being successful in challenging warranty claims which saved the owners a significant amount of $. I would not hesitate to recommend this Company.

Fantastic experience: Being part of a Strata Company which is being constructed in stages has been a challenging role for all parties including Southern Strata Services who took on the Strata Management after 5 months of chaos from the prior Strata Manager. There have been a few learning curves for all and I have found Kathy and Zoe to be professional, accessible and extremely helpful. They have been very generous with their time and provided service well beyond their contractual obligations. As a retired Real Estate Agent with vast property and strata management experience, I can truly appreciate their dedication towards assisting our Council and all owners. I can confidently recommend their services.

Positive experience: I have always had a a quick and positive response from Southern Strata Services. I have had up to 11 units under their control and any local issue is handle quickly. Of course some matters are largely out of their control such as claims with insurance companies and local councils which take much longer than hoped, but I have found that Southern Strata Services have persevered to get to negotiated end. This is no small feat and I recognize that it takes effort.

Fantastic experience: Southern Strata Services took over Lime Apartments comprising 95 Apartments and 16 Commercial Suites in East Victoria Park several years ago and we haven't looked back. Our particular Strata Manager, Kathy, is professional, diligent, hard-working (even devotes a periodic weekend) and is ever present with whatever is required by the Council of Owners or Myself as Building Manager to help create and maintain the marvelous environment we are all fortunate to reside in. Fantastic experience: We had Southern Strata take over our large complex (over 100 apartments) a few years ago and haven't looked back. Kathy has consistently performed at a very high level in keeping us informed of progress on maintenance issues and other important info. Kathy is very personable while remaining professional at all times. On top of the day to day issues Kathy manages she is best known for the way she handled the builders insurance claims which took over 12 months to close out due to amount defects. Her attention to detail and follow up was in my opinion why it was so successful. It would have been easy for Kathy to roll over and accept the insurance company's response but she fought for us the whole way and got decisions overturned sometimes after going back 3 times. If you didn't know any better you would have believed she had an apartment at the complex the way she took ownership of the process on our behalf. Of all the other residents I have spoken to at the complex - they all feel the same way about Kathy's service and support and at the annual GM she is always thanked by several people during the meeting for her efforts.

Negative experience: Subject to change if better service is provided. Edit: It was not. We have now changed to a different Strata Company. Well, after going back and fourth with Laura from Southern Strata Services via email her response was to suggest a mutual termination to our complex’s strata agreement. Rather than try to fix the issues we had, she was more than willing to just end our strata agreement instead of trying to work with us to come up with a solution. Our main concern was that the gate to our complex was broken for months and left wide open. A gate which had been breaking on and off since we moved in. When we contacted Laura to check on the progress of sourcing quotes for the gate repair she made every excuse as to why it hadn’t been done. After over a month she had only sent through 1 quote which was an almost exact match (same invoice number with a different date and dollar amount) to a quote we had received earlier in the year. After deciding as a complex to sort out the issue ourselves we had 4 quotes within a week, after which we then organised to have it repaired. Amazing what we managed to accomplish after being told by Laura she couldn’t find anyone to come out for a quote. That was only one issue of many we had using Southern Strata Services but if I wrote them all in this review, it would turn into a short novel. Didn’t get to choose a strata company as it had already been established when we moved in but if you have a choice, do yourself a favour and look elsewhere.

Fantastic experience: Southern Strata Services recently took over Management of a commercial complex that I am a owner of. It was not managed well by our previous Strata Manager but now is Managed by Zoe at Southern Strata Services with outstanding service.
