Negative experience: Avoid at all costs — Complete lack of transparency and professional conduct. We were made to sign an exclusive authority without the nature and effect of the agreement being properly explained to us, and without understanding exactly what we were signing. Had it been clearly explained, we would never have agreed to an exclusive authority. After signing the authority, Adeel Obaid completely failed to execute a public marketing campaign. Instead, they attempted to pressure us into a cheap, unadvertised off-market sale well below market value. When we raised concerns about the clear lack of transparency and what we believe were underquoting tactics, the agency principal refused to listen and is now holding our property hostage by refusing to terminate the remaining period of the exclusive authority—despite doing absolutely zero work to sell our home. In our view, this conduct is inconsistent with the professional obligations expected of estate agents to act in their clients’ best interests. If you want an agent who communicates honestly, is transparent, and genuinely works to achieve the best possible price for your property, look elsewhere. Absolute nightmare to deal with. Edit: If you really wish us the best for the future, terminate the contract. Holding onto our contract when we have made it clear we no longer desire to sell our property with you demonstrates unprofessional conduct. We also weren’t aware we signed an exclusive agreement with you, so my current agency wasn’t aware we had signed with you. Also interesting how you reply very promptly to a public review and ignore emails from last week. If you want this review removed, terminate the contract.

Negative experience: I do not recommend this company to anyone! Understaffed had to follow up on multiple occasions for payments and monthly statements which is why I left! No end of year statements every other real estate I am with have sent there's on the 1st July while this company nothing sent always so slow. If you sign up you will be managing your own property and following up constantly.

Negative experience: I do not accept the implication that my review is inaccurate. Your office charged management and service fees, yet when serious issues arose, there was little meaningful assistance provided. Instead, it feels like your office was looking for the easiest shortcut rather than properly addressing the concerns raised. The photos attached to my review are the most recent photos and were personally taken by myself. Your statement suggesting they are “older images” is incorrect. I also want to point out that I contacted your agent Rae and your office more than five times within one week, yet received no response. This lack of communication and follow-up is one of the key reasons for my dissatisfaction with your service. In addition, I have attached a screenshot of the early bond release text message for reference. Contrary to your statement regarding following the standard bond process, the bond was returned before the final inspection and before any agreement was reached regarding the property condition. This does not appear to follow the standard bond release procedure you referred to in your email. I fully understand landlord responsibilities regarding maintenance and mould issues. My concern is not about avoiding those responsibilities, but rather the poor communication, lack of support, and the way the matter was handled despite ongoing management fees being charged. My previous post: Extremely disappointing property management service. Throughout the tenancy, the agent consistently sided with the tenants while expecting the landlord to carry the financial burden for problems caused by poor tenant upkeep and behaviour. Only three months after the tenants moved in, mould started growing in the bathroom. The bathroom had an exhaust fan, but the tenants were reportedly not using it and were covering the windows with towels, trapping moisture inside. Instead of properly addressing the tenant’s responsibility in causing the issue, the agency asked me to pay half of a mould treatment bill exceeding $3,000. They asked me to pay for oven technician on Saturday rate to restart the oven after a power blackout, which only needs 3 seconds by holding 2 buttons. Lucky I googled it and saved about $2-300. The condition the property was left in at the end of the tenancy was unacceptable. The oven was left extremely dirty, and the front yard was full of leaves and weeds. When I raised concerns, I was simply told that “leaves will always fall,” as though basic maintenance standards no longer applied. To make matters worse, the bond was released early without consulting with me and before these issues were properly resolved, leaving me to deal with the cleaning and additional costs myself. Communication throughout the entire process was extremely poor. Emails went unanswered by their agent Rae, queries were ignored, and getting updates or clear responses was frustratingly difficult. Instead of feeling supported as a landlord, I constantly felt dismissed and left chasing basic information. If you decide to move your property to another agency or sell through someone else, expect unnecessary delays and difficulties. In my experience, they made the process unnecessarily hard for both me and the new agent by demanding a full contract containing private and sensitive information before cooperating. I paid management fees expecting professional representation and proper oversight of my investment property, but instead I was left with unnecessary expenses, stress, and a poorly managed outcome. I would not recommend this agency to landlords looking for competent and responsive property management.

Negative experience: We are first home buyers and were keen on a property that was being sold through Area Specialists Melton, our main contact was Marita. We reached out to place a tentative offer and negotiate contract terms. We got told in writing that our offer would not be presented to the seller without us signing the original contract (with no edits) and paying a $1000 “holding deposit” when we queried this holding deposit we were told it is standard practice and it would need to be paid before the offer was presented. As we did our research we found nothing saying that this was a legal requirement for our offer to be presented and asked for verification on this as well as a written policy outlining the exact terms for this deposit, including things like how and when our deposit would be returned should the offer be retracted/not accepted. This was met with an email saying that if we really didn’t want to pay the fee we didn’t need to and it did not addressour concerns at all. We clarified that we were happy to proceed without the holding deposit but wanted to negotiate some contract terms. After not hearing anything for a couple days we followed up and were told the property was now on hold and they would reach out when they know more. After a about 9 days of not hearing anything we have now seen that the listing has been updated to add new inspection times and the price range on the property has now been reduced to less than what our offer was. We have sent an email to see what is going on and as of posting this have not received a response. This entire experience has ensured that we will not be purchasing, selling or renting a property through area specialists melton as they have shown that they don’t care about the buyer or the seller. I would be happy to have a discussion with someone from the agency regarding this experience if the would like to reach out.

Fantastic experience: How can we rate Marita, well she is a selling superstar that’s for sure. Our home in Kurunjang was only advertised for a week and she sold it. She was super professional but most of all caring and amazing to work with. She explained everything to do with the process simply for us to understand and made sure not only the buyer but us a the seller got the best deal on our home. Negative experience: I signed on with Area Specialist Melton as I was also selling through them and was advised it would be best for them to manage the property. Initial communication was positive, however once I signed, my experience became very frustrating. Because the rental income did not fully cover outgoings, I regularly paid funds into their trust account based on figures provided by Rae. Each time, I paid immediately and sent a receipt. I was told the bills would be paid when the finance team (who only work twice a week) processed them. Despite this, I had to repeatedly follow up for a monthly statement. After waiting over two weeks and chasing multiple times, I was told I was “$10 short,” which had never been communicated earlier. There was no apology or accountability. I ultimately had to escalate just to receive a statement, which came weeks after I had already transferred the funds. During the sales process, Marita provided a valuation that I believe was below market value based on comparable sales I had identified. She also repeatedly stated that “the property is only worth what a buyer is willing to pay” and encouraged me to lower my price on multiple occasions. I was clear on the price I was willing to accept, and the property ultimately sold at that price. After the sale, I was asked if I would increase the commission, as she worked hard for the deal which I declined. On settlement day, settlement occurred at 1:30pm. By 5:30pm, after confirmation from my conveyancer that the deposit had been released, I contacted Marita requesting confirmation. I was told it “will be released.” When I followed up, I was told “you are not the only property we are dealing with.” When I questioned the delay, the response was dismissive and lacked accountability. Overall, while the property did sell at my desired price due to my push back . It was not a great experience. I would recommend others ensure clear, timely reporting and not assume matters will be handled without close monitoring.

Negative experience: Appalled at the level of service I received from an employee named “Adeel Obaid” located in the melton region. As a first home buyer - I am constantly coming across new processes and processes that differentiate from the last agency I have previously dealt with, I expressed that I wasn’t comfortable with a certain part of their process and instead of educating or explaining he insulted me via text message. After he continues to display his unprofessionalism he finally finishes on a sarcastic note. I would avoid this agency, specifically in the melton area and if you are unfortunate enough to come across Adeel, I would turn your phone off and call it a day.
