Positive experience: They could atleast visit the complex once a year & put a little effort in but they never do, so this is a quick summary. Sometimes you get a great property manager, other times it's annoyingly poor. Sometimes the collective Pica Group is helpful & great other times its frustrating, along with the fact they wrongly included fines to owners each Quarter if levies are more than 10days late, also levies must be 3months in advance. If your atleast 10days late on Levis they begin 3 lots of fines before a debt collectors fines & letters begin. Misleading, unethical with an inherent culture of lies to lot owners. From over 10yrs of first hand knowledge. They fine owners against the legislation.

Positive experience: Very easy to be negative with any Strata Services , having said that BCS is in general a good service I wouldn't go elsewhere

We did move from another body corporate because BCS was recommended to us, and their fees were lower than what we were paying. Highly recommend BCS to others looking for prompt, professional, friendly body corporate management.

Fantastic experience: Owning or living in a group titled property can present with challenges and without a competent Body Corporate Manager those challenges can sour the experience. BCS has always managed those challenges beyond expectation, but like any organisation, it is only as good as its staff. Nicky Martinovic, Senior Certified Strata Community Manager is one of those staff that enable me to strongly recommend BCS as your Body Corporate Manager. Nicky makes you feel like yours is the only property she manages, always providing incredibly prompt assistance and insightful guidance. Nicky makes the role of Chairperson a pleasure and not a chore. I recommend BCS.

Fantastic experience: To be honest, our body corporate was seriously considering cutting ties with BCS a year ago as we had experienced three years of several changes of strata managers which had only created inconsistency and confusion. And then Antje stepped in! Apart from a few teething problems caused by prior practice, Antje has become a steadfast and trustworthy strata manager. She usually responds within 24 hours to email enquiries, often immediately, and has graciously met with me a couple of times without appointment. Antje has a sound knowledge of body corporate management and, once you become familiar with her direct no nonsense manner, you know she will always provide you with a solution or advice on any matter. My only tiny criticism is that sometimes she needs a reminder to follow up on long standing matters BUT I won’t take a star away for that because I do not know how she manages to keep up with everything considering the number of properties she is managing …& because she patiently answers questions we both know I’ve asked her before!

Fantastic experience: Nikkola Walker is fantastic, is the best manager we have had. Has saved us thousands of dollars since moving to BCS. Also has upgraded the complex through budgets and maintenance. We are paying less now than in 2016, and have move funds in budgets than before. The best.

Fantastic experience: I have been on the Committee of Oasis Palms CTS 1310, 50-56 Woodward Street, Edge Hill. 4870, for 10 years, 9 of those being Chairperson. Antje Froehlich has been our Body Corporate Manager until this year. We really miss her, as she has a wealth of knowledge in all aspects of the Body Corporate laws. She has always supported us when dealing with Real estate Agents who try to run the Complex. Emails were replied swiftly and problems dealt with quickly. I persuaded the Committee in another Complex to change to Antje. The Body Corporate we had there were so inefficient. I give Antje 5 stars. I would give her more stars if I could. I'm sad we couldn't keep her.

Negative experience: Very frighteningly deceptive processes, will forget to bill, then charge late fees. Actually alarming how they cannot admit fault and no willingness to be honest about their mistakes. Sad

Fantastic experience: We have been using BSC for our body corporate management for a long time. We had experienced quite poor service historically. For a number of years we had a manager who rarely responded to any communication and we considered changing strata managers due to frustration. We were swapped over to Nikkola Walker in 2024 who has been nothing short of excellent. She had assisted us with undertaking major works on our building and had improved the ability of the committee to manage the building dramatically. Professional and efficient! Negative experience: 176 hoare street manunda very poor the pool pump not working 2 weeks very green kids swimming in it no water pressure all 4 back units loose water all the time cars stolen all the time breakins no gate took 4 mths for fallen down guttering to get fixed sewerage comes out where bin is every 4 mths won't fix properly

Fantastic experience: Antje Froehlich at BCS has been our Strata Manager since 2019 and does an absolutely sterling job for us. Antje has a wealth of knowledge and experience in strata management and has been invaluable to our committee over the years.

Positive experience: BCS Port Douglas office, in particular Karen Baxter, has shown good knowledge of all elements of Strata Management. BCS has shown an all round ability to deal with most issues that arise in the day to day management of a 90 unit property. Charges have risen, but are generally in line with FNQ, and the service provided by Karen has justified the outlay. I have no negative comments.

Fantastic experience: I have been dealing with Antje from BCS for many years. Antje has always been extremely helpful and forthcoming with information and ideas to assist with the running of the very large body corp I was secretary of.

Fantastic experience: Nikkola Walker has only been our Strata Mgr. for a short while, but has already resolved one long-standing problem with a service provider - and even gotten us a nice refund. And she laughs at my jokes! I expect great things from her in the future.

Negative experience: Weve had a terrible experience dealing with Kayleigh from this organisation. The worst organisation we have ever dealt with which speaks volumes. Doesnt respond to voice messages nor email. If she does respond when repeatedly requested, its weeks later. Kayleigh needs to service her clients and respond accordingly. She also needs to action issues, especially urgent ones, in a timely manner. Clients should be of priority and treated with respect.

Fantastic experience: BCS Cairns, and particularly Kayleigh Mills, have been the body corporate managers for two unit complexes where we were owners for over twenty years. Along with an excellent committee, Kayleigh has served the owners exceptionally well and made being a distant owner an easy experience. We have had to work through some very challenging issues with tenants and owners over the years, and she's been an absolute pleasure to deal with, particularly when dealing with difficult situations. Negative experience: I dealt with one of their Strata Managers years ago, and my experience was disappointing. The manager was disrespectful and unprofessional. Since I had moved to another state and was no longer living in my property in Cairns, I wasn’t aware of the change in the Body Corporate company until a few months later. When I contacted BCCS Cairns for the levy notice to make a payment, I was shocked to learn about a significant amount of Debt Recovery Cost I had to pay. I explained that I hadn’t received any email from them regarding the levy notice until I asked for it. They claimed to have sent a letter to my property in Cairns, but the previous body corporate company always communicated with me via email, given that I didn’t live there. Despite my attempts to explain the situation, the Strata Manager showed no empathy and insisted that the company did nothing wrong. This entire experience with the company has been horrendous and feels like a never-ending nightmare.
