Negative experience: My experience with Place Ascot exposed what I consider to be serious and systemic failures in compliance, leadership, and accountability. There were clear and documented concerns that individuals were undertaking real estate activities and presenting themselves as agents before holding the required Queensland licence or registration. This was not a one-off issue, it was supported by communications, marketing material, and third-party owner statements at the time. These concerns were formally raised at multiple levels, including office management, head office, and senior leadership. Despite this escalation, no meaningful action was taken to properly investigate, address, or prevent the conduct from continuing. In my experience, this reflects more than oversight, it points to a failure to act on known compliance risks. In an industry where licensing requirements are fundamental to consumer protection, that kind of inaction is extremely concerning. The response to these issues lacked transparency, accountability, and any genuine attempt to resolve what were serious and well-supported concerns. This experience has significantly undermined my confidence in the standards and governance of this office and the brand along with its senior management. I would strongly urge anyone considering engaging this agency to independently verify the licensing status and credentials of any individual they deal with, rather than relying on representations made.

Fantastic experience: For the first time in 11 years, in the rental sphere, I can say that Place Ascot in Racecourse Drive, Ascot, have been the most understanding, professional, and kind agency I have dealt with. The young ladies in reception, represent what the future generation can bring as a positive attitude, a lovely smile and innovative approach to the realestate industry. My hat goes out to them!

Negative experience: They even didn’t hire the cleaning staff before we move in, so the house was full of dust and messy. It’s their responsibility to communicate with the owner but they ignored for a cleaning appointment even after we moved in. Due to the oily and dusty house, our dogs got sick!!! We reached out to the lady and property manager but they ditched us. Kaitlyn and the manager is worse. So we moved out within a week even we paid everything. They never answered the phone calls. They even cannot work properly as a real estate agent so don’t come here!

Fantastic experience: PROPERTY MANAGEMENT Team has top notch service, reliability and communication. They have been improving their property management team and its a huge noticeable upgrade

Negative experience: Avoid Place Ascot like the plague unless you want to deal with a different clueless property manager every two months, end up having your possessions stolen, workers granted illegal entry into your home, have your front doors left open after routine inspections, all while never having repairs completed despite persistent safety issues. Throughout my two year tenancy, renting with Place Ascot was an absolute nightmare. In particular, Kaitlyn Barnes, Siobahn Kerin, Oliver Jones, and Edward Zhou were especially unhelpful, often outright lying to me. In fact, nightmare barely covers it. They are without a doubt the worst, most incompetent property managers I have ever encountered, and that's saying a lot given the general standard of property managers. It mostly seems to be a revolving door of 20 year olds who don't seem to know even the most basic laws they need to follow in this job. The high, consistent turnover - we had a different property manager seemingly every month - is testament to this. For the duration of our TWO YEAR tenancy our oven was broken. It was reported multiple times - including in our entry report - but never fixed. Often, even if repairs were approved, the owner would place a cap on how much the tradies could spend, meaning nothing could actually be fixed. The shower leaked the whole time and we had this experience twice - tradies were called out but didn't have approval to do the work that was actually required. The same is true of the garage door, which never opened during our two year tenancy despite being reported multiple times. Our electricity would consistently cut out, particularly downstairs in the laundry area and in the second bedroon. Once, an electrician attended, took photos of rain coming into the house sideways and hitting a plug socket, laughed, and told me he would report that to the agency as a matter of urgency to fix as it was so old and dangerous. No action was ever taken. Once, our front doors were left WIDE OPEN (pictured) following a 'routine' inspection for an unknown period of time. Obviously, this is a huge safety issue. We then found out this was caused by the agency illegally outsourcing these inspections to a third-party without ever telling us. When they went to re-list the property after our lease was up, not only did they increase the rent from $650 to over 700 without making any of these fixes, they did so using photos of the house that were AT LEAST 6 years out of date as they were the exact same ones used in the listing when we moved. I know this because they didn't show the broken fence or even the NEW MAILBOX in the front yard, nor all the yardwork in the back or work that had been done to the kitchen. The biggest issue of all though they saved for last. In the week leading up to our move out date, they granted a tradie entry into the property without informing us, constituting illegal entry. Not only that, but the tradie removed/stole several of our personal belongings which remained underneath the house, having falsely been told by the real estate that these were the owners belongings to remove. They then lied about it to us and denied ever entering illegally. After a long back and forth, we eventually recovered the items. However, this case is currently pending with both the RTA and the Police given the break-in and our belongings being stolen. If you don't also want to deal with the stress of filing RTA and police reports simply for trying to rent somewhere, I'd avoid Place Ascot and save yourself a whole world of stress.

Negative experience: While renting for 2 years they the proceeded to violate our tenancy agreement. Let “workers” into our property without advising us which then stole our belongings. After inspections they left our doors open and unlocked as they started using an illegal third party company without advising clients before they entered our home. If you can avoid, please do! They will let you live in an unlivable house, steal your belongings and put your safety at risk.

Positive experience: Staff were ok seemed a bit fake and the property manager didn't look to take my concerns about the rental we had just moved out of seriously I feel sorry for the new tenants paying even more for a house falling apart.

Fantastic experience: Wonderful real estate agent for tenants and landlords alike. I had a great experience, particularly with Caleb who went above and beyond helping me with the process of securing my ideal apartment and facilitating my needs.

Negative experience: John Allen there is soooo much undeveloped land in Australia it's not funny apartments aren't the answer to the housing crisis houses are much better then apartments the developers just need to build better infrastructure to utilize the vast empty land space we have in Australia

Negative experience: Please PLEASE stop misrepresenting properties. A property with two garages is not a property with 4 garaging spaces. It does not matter if there is off street parking - that is not the same as garaging. Qualified buyers looking for a larger property with ample garaging are disappointed every time they look at misrepresented listings which turn out to be small houses with only two garages. You are doing your sellers and your buyers a huge disservice.

Negative experience: Has gone so far downhill in property management over the last 6 months, Ive taken my business elsewhere. After property damage costing thousands that were not called out in exit inspections and terrible communicatikns I decided to leave eplace. After ending my association early this FY I have since recieved late notices from utilities and rates bills that were not forwarded and went unpaid. Just shocking from a once fabulous agency.

Negative experience: My family enlisted our house after Josh from place promised the earth saying 2.6 to 3.0 is the range. After 8 months the best offer is 1.7. They just want the money to advertise and will tell you anything. This is affecting our family, its been dragging on so long with all plans on hold. Its been a super frustrating experience and I would highly discouraged anyone from dealing with them

Negative experience: Unfortunately another bad experience. Arrogant, lack of respect, and lack of communication on rentals. Greedy is an understatement - pushing numbers instead of sales - wasting your time. Would not recommend them for either. No wonder the property market is in such a state

Negative experience: PROPERTY MANAGEMENT - Deeply Disappointing I am writing this review to express my extreme disappointment with the property management services provided by Place Reality Ascot. Over the course of two years, I was forced to deal with five different property managers, with transitions handled poorly, resulting in a consistent lack of communication and continuity. Information was clearly not handed over, leaving me to repeatedly re-explain ongoing issues despite in writing and verbally. A significant issue arose when I was advised to drop the weekly rent, only for the agency to fail to factor in the tenant's utilities expenses, which I was then left to cover myself for a family of four. This oversight resulted in a direct financial loss that should have been managed by the agency by including in the contracts. The standard of their exit condition reports was also sub-par. Fixtures were removed from the property—specifically all the shelving from the laundry—and remotes were missing, cupboard door broken. These items were not noted in the report, leaving me out of pocket for their replacement. Furthermore, damages identified during mid-term inspections were not adequately addressed. As a result, the bond did not come close to covering the final repair costs, and despite being seven weeks post-tenant exit, I have yet to recuperate these expenses. Constant terms of "wear and tear" used for damage. A kitchen cupboard scratch 13cm x 1.1cm.... Bathroom grout black instead of off white - stated wear and tear. What a disgrace for a millon dollar apartment to be managed like this. Considering the substantial management fees paid, the level of service and care provided has been incredibly disappointing.

Negative experience: I have had my property managed by Place Ascot for two years, and unfortunately the experience has been consistently negative. The only thing this branch and its numerous property managers have delivered with reliability is poor performance. They’re consistently incompetent, unprofessional, behind on almost every task, and consistently disappointing. The staff turnover is extreme. In the past year alone, my property manager has changed roughly every three months. At no point have I felt like my property was in capable hands. Each new manager proved just as unhelpful as the last, which suggests the real issue lies within the culture and management of this agency rather than individual staff. Place Ascot has shown itself to be unreliable and unprofessional, and I strongly recommend avoiding this agency.

Fantastic experience: A great team to work with. Thomas and Rhiannon were wonderful to work with, selling our first home. They took the time to see us in person, travelling to us and walking through their proposed sales methodology. Their proposal was extremely competitive but their personal touch was impeccable. On the day of the auction, they were so helpful with calming our nerves and guiding us through the process whilst getting us a great sales outcome. Thomas and Rhiannon were a wonderful team that we would recommend to anyone looking for a knowledgeable and thoughtful sales process.

Negative experience: I rented a property from Place Ascot for 1 year. 3 property managers later and constant dramas, disrespectful behaviour I can finally wash my hands of them. There seems to be a very toxic culture at this company. Would not recommend

Negative experience: What this Agency excels in is waisting your time and money. Not to mention using your property to obtain new listings. Very disappointing selling experience after the amazing professional service I have received over the years from Place Newmarket. Perhaps Place Newmarket can provide you all with a few helpful tips on selling properties. My property was sold in 3 weeks by Coronis Ascot.

Negative experience: Received an unsolicited call from this agency. I asked how they got my number as mine is on a 'don't call' register. They reply was 'I have all numbers', and proceeded to ask me if I wished to sell. I ask the op man to delete my number from his database as I don't want to receive calls from them. With total disregard to my request, he continued to ask his questions - I reiterated that he remove my number once again - he continued to disregard anything I said. I consider this unnecessary pressure by the agent. I've resorted to blocking the mobile number. I wonder how the Real Estate Institute would view this type of tactic to gain listings.

Fantastic experience: Jacob O'Brien is a lovely bloke. He was kind and communicative and helpful - qualities that I didn't necessarily experience when dealing with other agents. He gave me his time and genuine effort to help me find a property.

Fantastic experience: There are those who go above and beyond their job descriptions, and then there's Richard Hain. A little while ago, I was renting a unit when the owner decided to put it on the market. This meant I had to move. Richard was selling the property on the owner's behalf. I had been through this same ordeal a couple of years earlier at a different property—the place got sold, and I had to move—so I was prepared to start looking for another place to rent and go through the drama and stress of searching for rentals all over again. It's not fun. Richard called me shortly after this property was listed with his agency and offered to find a new rental property for me. I found one I liked, he told me it was mine (paraphrasing), and I moved in. I couldn't believe it. After having just gone through the same thing with another agency, I was not expecting any help at all, let alone the red carpet/green light service he gave me. I had zero stress, zero drama because of him—it was the easiest move I've had in almost thirty years of renting. I can't recommend Richard enough. He didn’t just go the extra mile to help me; he ran a whole new marathon.

Negative experience: Poor communication and pure laziness our whole tennacy. No regard for work times for the residents and scheduling properly for maintenance and inspections. Half the time people would be around and we wouldn't know till after. I can undoubtedly say my dealings with Tracy Wroe and disappointingly with Lisa Sexton to be the utmost unprofessional. Would not recommend renting from Place Ascot.

Richard recognises the stress involved in selling but creates safety and trust through valuing the relational component of the work. He is a genuine, calm, honest and committed professional. Negative experience: I would not use this agent for your rental properties. Clearly they have many properties so little care factor. The condition of my property when tenants vacated property was pretty disgusting with a build up of algae at outdoor area, damaged door and damaged tap and outstanding monies. Damage to the items they claim were wear and tear and maintenance even though I have an email from tenant confirming they damaged the door. Outstanding money for water usage I haven’t received. The lack of communication and transparency is not what you want as a Landlord. Definitely do not recommend.

Negative experience: Waited outside of a apartment for a open home for 45 minutes. To watch the agent walk past me 3 times. She even asked if I was alright and I replied with I'm here for the open home. She then continued to tell me that she was there for a inspection. Found out latter she was there for the open home and had left gone home. We were ready to put in a cash offer. I now refuse to even look at listing's with the agency. I'm discusted with her behaviour.

Negative experience: They always treated me different for being foreign. I have paid 5 MONTHS IN ADVANCE before signing the new contract, because it was the only way the owner changed his mind to not do renovations and lease the property to me. Now, my lease ends in the middle of January and they have sent an entry notice to star showing to potential tenants. IN ANY SITUATION THEY CALLED ME TO CHECK IF I WANTED TO RENEW THE LEASE AGAIN, just simply said the owner changed his mind and is not renovating anymore. I have stated how my privacy and peace are important, and I paid a lot of money to have this peace, and THEY JUST DONT CARE ENOUGH TO RESPECT ME and wait for my lease to end before start with the viewings.

Fantastic experience: Thomas was an absolute gem and we can’t thank him enough. From start to finish he was open, honest and communicated with us regularly. His professionalism and knowledge was beyond anything we could have expected and even a week after settlement he has reached out to ensure we are settling in. Negative experience: Dont rent with this agent. I paid extra money through their recommended cleaners for an end of lease clean for extra cleaning for apparent odours $700+ and they are telling me I have to fork out more money because it wasnt good enough. I wont go into the numerous dramas with the agent not responding to emails about issues and now its being put on me to rectify what that agent was too lazy to address which made issues worse. I could go on but cant be bothered. Stay well clear if you expect an agent that does their job. Far from impressed and a lot of money out of pocket.

Negative experience: Extremely slow to respond to emails, if they do at all. It has been nearly 2 months since I moved out, and my Bond money is nowhere in sight, with no reply from them after 4 separate emails. Edit: They finally got back to me, and my bond money has been returned. So nothing malicious or anything, just unorganized.
