Fantastic experience: Visited many estates, but Olivine felt premium and better planned. Strong growth already in just two months.

Negative experience: Valuation Alert – Something to Be Mindful Of If you’re considering purchasing land in Olivine Donnybrook, make sure you do your homework on recent valuations before signing a contract. We purchased two lots in the estate and were shocked when the bank valuations came back more than $50,000 below the contract price for each lot. This wasn’t just with one lender — the same issue arose across multiple major banks. Had we known there would be such a significant gap between the purchase price and the bank valuation, we would have seriously reconsidered our decision to proceed. If you have an extra $50,000+ available to contribute from your own pocket to cover a valuation shortfall, then it may not be an issue for you. However, if you’re relying on standard bank lending and have a tight budget, it’s something you should be very cautious about. Just sharing our experience so others can make a fully informed decision before committing.

Fantastic experience: My family and I purchased a block through Mirvac, and we’re so happy we chose to live in the Olivine Estate. We really enjoy the community events Mirvac hosts for the estate, and Emily, who has hosted many of the events we’ve attended, is always so friendly and welcoming. In addition, compared to neighbouring estates Olivine has many amenities, and schools. We look forward to seeing the estate grow further.

Fantastic experience: Just want to give a huge shout out to Preeti Singh for her hard work in making our first home a reality! She is knowledgeable, warm and amiable, and incredibly strategic when it comes to curveballs that come our way during the process of acquiring our land. It was her who helped us secure the necessary extensions for our loan approval, which ultimately led to us plastering that nice 'SOLD' sticker on our land.

Fantastic experience: Olivine is an estate unlike no other. As soon as my wife and I discovered this hidden sanctuary tucked away in the northern outskirts of Melbourne, we knew we found somewhere special. As we drove in, we saw children laughing and playing without a care in the world, families having barbecues and enjoying eachother’s company. It felt like we had gone back in time. We parked and walked around the estate, and were amazed at how much open space, parks, playgrounds, sporting fields and greenery was abundant. Luxurious wide foot paths and roads. Meticulously landscaped gardens. Beautifully styled houses. Having a young child, we walked into Donnybrook Primary School to picture the future, and was met with childrens imagination written in chalk all over the lunchtime play areas, assuring my wife and I that teachers here care for the children and embrace their creativity. We knew this was the estate for us. We entered the land sales office and was greeted by Nadhira with a smile that made us feel like we rekindled with a long lost friend. Nadhira was kind, warm and caring, making sure our little one had something to play with and was comfortable whilst the grown ups chatted. Nadhira is highly intelligent and well versed in the area, answering all of our questions without hesitation. With all of the information now at our disposal, my wife and I made the choice to commit our family to the foreseeable future at Olivine. We went back to the sales office a few weeks later, and Nadhira had welcomed us again, remembering our names, and yet again attending to our little one in the typical Nadhira kind and compassionate way. We made an offer on a dream block of land, and Nadhira facilitated the entire process end-to-end, and made sure we were 1000% always looked after at every step of the way. She was attentive to our every need, and we never felt like we were not being looked after. The sales process with Mirvac felt refined and streamlined, even with a short few weeks settlement window - everything went smooth. And the included front landscaping was a nice touch! Mirvac have done something my wife and I haven’t seen in any other estates during our long process of finding the right family home. They poured their hearts and soul into Olivine, a rarity for modern day developers. They built the estate as if they were building it for their own family. No expense had been spared. This estate trully feels like the garden of eden, hearing the pure joy and laughter while kids play at the Gumnut Park Playground. I just know deep down we made the right choice moving to Olivine, despite the long distance from where we previously lived. Every time we visit Olivine, we feel a calmness rush over us. This place is tranquil. Everyone is genuinely happy. It’s a community that my wife and I are proud to call ours. The Shared Cup cafe is a further testament to that. I trully hope this community continues to thrive and we will absolutely do our bit to contribute.

Negative experience: Be very aware when buying land from Mirvac. They’ll take your deposit, delay titling your land, offer all kinds of assistance and tell you they “will work with you” only to then keep your deposit when you can no longer service due to their incompetence and delays.

Fantastic experience: One of the best residential estates in the northern surburbs. Many facilities being built in the area- sports ovals, netball courts, shopping center, community center, dog park just to name a few. There is a sense of a community in this estate. Currently there are 3 playgrounds all well equipped for various activities. Highly recommend for any aspiring new home owners

Negative experience: Narrow roads,expensive blocks

Negative experience: Very poor and slow process on behalf of Mirvac for the front landscaping not happy at all it’s been weeks now haven’t heard about the front landscaping which was supposed to be done once build complete. This is the free deal we were sold the land upon and not fulfilling your promises and making customers wait even after the build is done and dusted.

Fantastic experience: Love this neighbourhood community. Also Ben and Emma was very helpful. Their prices are very good plus they provide free front landscaping. Titled lands are hard to find these days but watch out for lots to be titled in Q3 2020 and early next year. You can trust the brand Mirvac to deliver on their promise being a well known brand.

Negative experience: I was ready to settle on due date but they charged me (late fee) penalty so it became disappointing movement from excitement on settlement
