Negative experience: We had a very bad experience with Raine & Horne Ascot Vale. When we moved into the house, the dishwasher was already broken. We contacted a technician ourselves, paid for the repair, and got the money back from the owner a month later. Later, the dishwasher broke down again. We sent emails and called many times, but no one responded. They only sent us a technician’s phone number. When we called the technician, he only gave us a price but didn’t say who was supposed to pay. He told us that the real estate agent should have arranged it. We informed the agent again, but weeks have passed and still no reply. We’ve never dealt with such an unhelpful and irresponsible real estate agency before

Negative experience: The dishwasher wasn’t working when we moved in — and still isn’t. The agency knew from day one but didn’t follow through. We were told to call a technician ourselves and got no response after that. Two weeks, no update, no action. Extremely disappointing and unprofessional.

Negative experience: LANDLORDS BEWARE! VERY disappointed. Initially we trusted that all rents will be paid on time but until I requested the yearly statements that I notice discrepancies. We were charged for repairs we did not request and sent invoices for jobs not required or appropriate for our property. Never given an apology. It's the first time we ever had such disappointing and unprofessional dealing with an agent. SO relieved we have changed agents.

Fantastic experience: Pressure creates diamonds and so does Pat Latorre. When we initially met Pat whilst inspecting homes, we found him very relatable and decided to engage him to sell one of our properties. In our dealings with him, he went above and beyond to try and sell our property and assist us with the purchase of our new family home. Pat was patient and listened to our needs and requirements. He was able to provide a range of suggestions and most importantly, followed through with what we asked for. The frequency of communication we received from Pat throughout both our buying and selling experiences has been consistent and he has been transparent throughout about any hurdles we could face. Fantastic experience: The lockdowns prevented a smooth relationship between our landlord and our property manager, meaning that for a while our relationship has been less than ideal, but moving into 2022 we've found that Leanne has been particularly responsive when it comes to our requests. Providing our past experience isn't an indicator of future experience, R&H Ascot Vale will have you in good hands.

Negative experience: We rented a place in maribyrnong for a year with Raine & Horne and overall was a average/below average experience. The place was old and had alot of problems but toke months for them to fix anything. We had possums in our wall and tokes months for them to even try and fix it which it only lasted a day anyways (had to repair it myself). We moved in and the grass and outdoor area was full of weeds and unmowed and they never did anything about it. Getting the bond back also toke a few weeks back even through we left the place in great condition. Real estate agent rarely answered phone calls or text messages unless i do it over and over.

Negative experience: AVOID. Pat asked if I could see if I could get his digital displays working in his office. As an attempt to help I sent Pat $1500 worth of equipment. Unfortunately it was unsuccessful but do you think Pat had the decency to return my equipment? Not only has he ignored me for months he then tells me not to contact him again. The true character of the man on display. Small business is tough as it is, we really don’t need lowlifes making it more difficult. Just makes you wonder why you even try helping people anymore, if just gets thrown in your face. F U Pat.

Fantastic experience: Selling an apartment in a pandemic, snap lockdowns, uncertainty the stress of it all was all gone for me and the buyer thanks to everyone, Pat and Tony know how to pivot. After this I trusted them with my rental portfolio moving it to them and they made life so easy. Sending me list of repairs, photos, so organised. Really highlighting what I wasn’t getting from the old team. I saw my tenant at the local IGA who also was happy with the move. (My old neighbour). The are so organised, detailed and work to keep the tenant and landlord happy. Communication is bang on. They get to the point. One property was vacant in the middle of lockdown and I was use to this equating to vacant property and loss of income. No the rental team got the place rented. Best thing I did was selling and giving these guys my rental portfolio and have no hesitation in recommending them to anyone who wants a successful outcome. Thanks guys.

Negative experience: TENANTS BEWARE. Applied for a tenancy after being lied to about an old bathroom that was booked to be renovated. Annalise continued to confuse us and herself until we lost interest, at which point she got her boss Pat to ring up and 'sort us out'. He was real aggro until I explained the situation, and then he unprofessionally tried to convince us to 'just sign anyway'. We backed out of the application and dodged a huge bullet.

Negative experience: I called George on Monday about a property for lease and left a message, no call back so I called again with no joy. its now a week later and still no response. I wouldn't want to have any of my places listed with this company.

Fantastic experience: Our apartment was successfully sold today by Raine & Horne in Ascot Vale. We are extremely happy with the result and with the agent Pat Lattore. He did an absolutely fantastic job- not just at the auction but through the entire campaign. He was an absolute pleasure to deal with, he was so easy to converse with and made the whole process seamless. Through the whole campaign Pat communicated so well with us, kept us up to date at all times, and we just felt like he continuously went above and beyond to get us this amazing result on the sale of our apartment. It never felt as though he just worked 9-5 hours, always thinking and planning for the best results. We’re so glad to have met him and that he was the agent on our home, we’ll definitely be highly recommending him to others. Also his business partner George was also extremely helpful & highly professional during the campaign.

Negative experience: My partner and I are first home buyers and contacted George E. to set up a time to discuss a property as it was off the plan and we wanted more details (e.g., as half the land was leased to Melbourne water, how long was this for, body corporate, section 32). He stated that he would get back to us the next week by email. He did not. I emailed, called, left messages for him to at least respond to the questions via email if his schedule was too packed for a meeting. We were serious home buyers and wanted to purchase our first home before the year was out. No response. Two months later, we receive a generated response about the property, but the only difference to our initial generated response was that the price had now increased $50k. Highly unethical. Highly disappointed. We have since bought our first home elsewhere during these two months. A true blessing that we did not have to deal with this agency. My advice is to stay away. Having a non-responsive agency should be the least of your worries when it comes to buying your first home.

Negative experience: Dion Flowers - never responds to any emails or phone calls. Pat Latorre - rude, ignorant and not helpful. Raine and Horne Ascot Vale have been the worst rental agents I have dealt with in 13 years of dealing with rental agents

Negative experience: In my 10 years renting, I have never come across an agency as unprofessional and inefficient as this branch. I am baffled that there are so many 5 star reviews! They could not nominate our property manager for months so we had no one to contact. They spent weeks avoiding our request to fix urgent repairs, and would only email the male tenant in the house (even for months AFTER he moved out). After the landlord ditched them for another agency (for obvious reasons) they kept emailing and texting us daily saying the rent was overdue. I had to call three times and email twice to stop this from happening. Seriously, if you’re thinking of leasing or renting through Raine & Horne Ascot Vale - don’t!

Negative experience: Very poor treatment by Dion as the property manager. No communication for weeks on repairs. Blames the tenants for his handy work. Asks the tenants to do his work of communicating for him. Sends a plumber to fix an air con unit. No reasonable apology from him and very condescending. No reasonable offer of any compensation. They shift blame on their contractors as well. All this in my inbox. In all my years renting I have never had one issue. My recommendation is, due to the highly unprofessional approach to my situation I would worry somewhat largely with whats been noted in an email to me from these guys. I should have done my own homework as a tenant.

Fantastic experience: Fantastic team to work with. Have worked with the team for 15 years beginning with renting as a tenant. We were looked after very well as tenants. Negative experience: I was very interested in inspecting a property with Raine and Horne. After emailing the agent expressing my interest they emailed my 2 days before the open home, sending me all the required paper forms they wished for me and my partner to fill out to save as much time as possible and if we liked the property to hand in the forms on the day. Come inspection day when we turned up there was no sign showing an open home, at this point we called up Raine and Horne at which point a woman on the phone simply said that property was leased yesterday. I explained my situation and what had happened, and she did not even seem to care or show any remorse or apologize. But simply just stated again the property was leased yesterday. The lack of any sort of feeling and complete rudeness of her tone made me feel like this is a common occurrence and was of no concern to her and her work. That was one of the worst experiences I have ever had dealing with any agents of any kind. Which ended in her simply hanging up the phone after I said okay thanks.

Negative experience: Worst agent (Dion Flowers)! Dirty property and won’t listen to you after the lease is signed. Professional tenants who always paid on time ignored and treated badly. I’ve never had an issue as a landlord or a tenant with all my past agent being friendly and professional. I will never lease through this Raine and Horne branch again.

Be warned, the agents at this place will get away with murder if you let them. Know your rights before even considering renting from this agency.
