Fantastic experience: Boutique Stays offers an alternative to ongoing rental for our property. The income is comparable but for us we know the property is being well maintained and cleaned which is more important to us.

It’s the perfect blend of convenience and tranquillity, giving you the best of city living with a relaxed, coastal feel. Inside, every detail has been considered. The interiors are modern yet warm, with high-quality furnishings, plush linens, and a layout that feels both spacious and intimate. The kitchen is equipped with everything you could possibly need (and more), while the living spaces are bathed in natural light, making it a joy to relax in. What really stood out, though, was the service from Boutique Stays. Their communication was flawless – prompt, friendly, and professional – and they went above and beyond to ensure our stay was seamless. From the spotless presentation on arrival to the thoughtful welcome touches, it was clear they take immense pride in what they do. Two Plus Two isn’t just accommodation – it’s an experience. It’s the kind of place you look forward to coming “home” to after a day exploring Melbourne, and the kind you wish you could stay at just a little bit longer. We can’t recommend it highly enough and will absolutely be returning.

Positive experience: We had a great stay at Aces Place. It was clean, comfortable and had everything we needed. A good location for us to walk along the Yarra River and walk to Toorak Rd cafes and shops. It was also within walking distance to tram stops.

Fantastic experience: So close to all you need, quiet and tucked away. Amazing if you are going to catch some sport, just a few minutes walk to the MCG and close to Rod Laver, AAMI etc. A lovely leafy view and so bright and airy, with plenty of space to enjoy time together or have a quiet moment to yourself in the comfy beds and couch. Short walk to Flinders Street Station and a quick free tram into Bourke St Mall. Would definitely stay here again and recommend to others!

Very clean, modern furnishings, comfy bed and underfloor heating in bathroom..... So good that this apartment is dog friendly too

Fantastic experience: The townhouse is in a great location, close to cafes, great places to eat and shops. Our dogs loved their stay as well. The house is tidy and has everything you need for a longer stay. We were welcomed with a gooddie bag which was very nice.

Positive experience: A few minor safety grounds checks and maintenance issues need to be dealt with to make it a 5 star review. Central heating and dishwasher wasn’t working. Nails and cigarette buts on the ground, not safe for my small dog, little toys left under furniture and in between the couch.

Fantastic experience: We stayed at 2 hawke st, Awesome location, great views of city, really nice apartment and really roomy and super tidy. So easy to locate and gain access, great to have carpark aswell. Right next to Errol St North Melbourne with heaps of great eaterys around lots of transport options near by aswell trains and trams and super close to city Would highly recommend and would definitely use again

Fantastic experience: Stayed at middle park, for the second time in a matter of months! the location and property is second to none. As a young family with two toddlers it had everything we needed, and if it didn't, was only a short stroll to the shops. Highly recommend.

Fantastic experience: We stayed at That 70s House in Mt Waverley and could not have been happier. The house is fabulous - so quirky and comfortable and fun. We were blown away by the array of technology and amenities available at the property. It was whisper quiet and the area is leafy and lovely. We also had a wide choice of restaurants and shops within a short drive. Perhaps most impressive was the thought that had gone into accommodating dogs at the property - we are a group of colleagues from Assistance Dogs Australia in Melbourne to attend the Grand Prix as a charity partner, and we had four Labradors staying with us. From food bowls to old towels and even a dry food scoop, we had absolutely everything we needed. They really loved running around in the garden, too. Our stay was really faultless. That 70s house was the perfect place for us and the dogs to relax after long days working at the Grand Prix. We could not have been happier!

Positive experience: Quiet location Close to shops Comfy bed. Good for two person trip

Negative experience: The Lincoln. 211/15 Cromwell Rd South Yarra. First of all we couldn’t work out which lockbox out of 8 held the key to our apartment . There were no distinguishing features as was said to be in the instructions we were given. We tried every lockbox until we found the correct one. Second, the lift controls were out of order and so we had to take the stair’s luckily only to the second floor. Thirdly, as soon as we opened the door to the apartment we were hit with a very strong smell of dirty, wet mop. The smell was coming from the bathroom but filled the very small (Less than 40sqm internal) apartment to the point we had to be careful not to leave the bathroom door open. Fourth, there are no fly screens on door or window allowing mosquitoes in. We killed 12 on Saturday night before going to bed and then had to sleep with the air conditioner on with door and window closed for fear of more mosquitoes. Fifth, the balcony door did not lock, this has now been fixed. The management sent a cleaner twice to fix the smell but it is still just as bad. When you are paying $260 per night off season for a very small one bed apartment you should not have to put up with fowl smells and mosquitoes.

Fantastic experience: We loved our stay at The Lincoln. A tranquil and leafy experience with peaceful view from the north facing terrace. The apartment is well appointed , close to good restaurants , shopping , coffee and transport .

Fantastic experience: Another great week at Gumflower Werribee. A home away from home with absolutely everything we need. Nothing too small for the guys at Boutique Stays to deal with quickly and in a friendly and professional way. So clean compared to other accommodation. Will be back soon.

Negative experience: I checked in late on the day, Initially booked for a week We end up just stayed for a night. Dirty accommodations, leaked dishwasher, cockroach, bread crumbs , pet’s fur everywhere, not only that VERY RUDE staffs ( I spoke to 4 of their staffs ) VERY UNPROFESSIONALL , and DISCRIMINATES. I will NEVER RECOMMEND BOutique Stayz to anyone!

Fantastic experience: We stayed for 10 nights in Hawke Street, West Melbourne and loved everything about the accommodation. Being only a 1 minute walk to the tram stop, which went directly to the city centre, was a massive positive, as was the cafes, bars and shops in very close proximity. The flat was very well appointed with everything you could possibly want (comfortable beds, plenty of plush towels, generous amount of cookware). Booking was a very simple process and all questions were answered promptly. Checking in and out was also very easy. We thoroughly enjoyed our stay.

Fantastic experience: Wij hebben 5 weken doorgebracht in River Boulevard, Richmond. Heerlijk appartement, lekker rustig, perfecte locatie. Tegenover alle voorzieningen, winkelcentrum, supermarkt etc. Tramhalte om de hoek, rechtstreeks lijn naar het centrum. Zou hier graag terugkomen.

Fantastic experience: Great apartment with everything you need (parking space, clean sheets, clean towels, kitchen, washing facilities) and the Netflix is a sweet bonus! Also in a good location with nice cafes & shops nearby and not too far from the city.

Negative experience: Really wanted to love this place but we were just thoroughly disappointed. Upon arrival the place was dirty (including black mould, leftover food, sticky floors and dirty dishes) - they offered to have the cleaners return but only 2 days after our arrival so I had already cleaned it myself by then. It has then taken us almost 3 weeks to get our bond back, only after multiple emails and a phone call. Such a shame as the property itself is cosy and in a great location. But not at all worth how much we paid or the constant disappointment we experienced.

Fantastic experience: We loved our stay at the Fawkner a beautiful unit centrally located with lovely views. Clean and comfortable and felt like home. Loved the welcome bag waiting for us when we arrived a lovely touch. I would definitely recommend this apartment.

Fantastic experience: It was a great long weekend going to the F1 and then coming back the apartment every night. Great location with plenty of food places on easy walk, my wife loved the ease of car and tram travel to various shopping precincts

Negative experience: When I left two days into a 10 day stay because I encountered multiple cockroaches in the property (including in the bedroom and in my shoes), Boutique Stays Accommodation were unwilling to offer any form of reimbursement. The property was also poorly maintained for the price, with a badly flooding shower, a kitchen tap that fell off and dead plants. I would not recommend. Please note, further to the response below, that no compensation was offered to me for the state of the apartment. Under the normal terms of the contract they agreed that they would compensate me for any nights I would have stayed that they could re-book. Given that they say they will be doing an extensive review of the amenities of the property, it seems unlikely it would be in a position to be let again during the time that I was meant to be staying. I most certainly will not be using their services again.

Negative experience: Beware of “implied” terms and conditions. Had to lodge a VCAT case to resolve my complaint and Boutique Stays conceded at the 11th hour, the afternoon before the scheduled hearing. Also, wrote a review on their Facebook page, which they deleted and then blocked me. Therefore, their 5 star rating on Facebook is false and deceptive. Never again will I use Boutique Stays. ***The response below is false and misleading. I still have the evidence of their email to me in which they clearly state "implied terms" are the reason they were not refunding me. Also, why did they delete my review on their Facebook page and then block me? Their 5 star review is false and misleading otherwise, they'd leave all negative reviews there too.

Fantastic experience: I stayed at the Vox Vibe in Prahran, it was clean, spacious and conveniently located. The apartment has everything I needed and it was secure and private.

Fantastic experience: Boutique Stays treated our family so brilliantly. We sold our home and needed accomodation until we bought again. We had no idea when we would purchase again and they provided flexibility for us as well as security during the transition. Jess, Brook and Bev, listened to our requirements and tailored a plan for us - taking into account the new school my son was moving to for year seven and where my husband worked - and found three properties that in total gave us accomodation for up to a year. And all within our budget. The best part was that they understood that as a family undertaking a big transition we needed to know that we weren't going to be suddenly left with no where stay - and yet when we bought we knew we could give notice and leave the property with no strings attached. I like that their service is personal and that the owner is kind and practical and her staff feel like family. Really nice, honest people to deal with. I'd highly recommend them.

Fantastic experience: Dear Boutique Stays, We loved our stay at Highviews so much we hope to come back again some time. We will certainly recommend this property to our overseas friends. The location was perfect with the views across the city in all directions and the neighbours were very friendly and welcoming. Fantastic experience: Excellent Company, Looked after us very well at multiple locations when we were having renovations done at our property, any problems were sorted quickly and efficiently. Jess was always very helpful. The cleaning service is great for long stays, best place we stayed was County Down, if available try and book that. Thanks to the Team!
