Negative experience: AVOID AT ALL COST!! Very difficult to deal with. Also, everytime I called them, there is no dedicated property manager I spoke with. Delayed in addressing basic neccessities like Hot Water, and issues such as broken dishwasher etc; No emergency service addressed by the agency and nobody picked up the number provided by the agency for emergency of any kind on weekends.

Negative experience: Beware of dealing with owner Joe Sortino. He refused to release my file when I wanted to change property managers (as I had no property manager assigned Joe was supposedly (not) managing it) and I was forced to pay $600 to get it the file. I’m glad I moved on, it's such a relief, as my experience with him was extremely unprofessional, incompetent, and unethical and very stressful! So I would advise not to use them. My rent was also withheld, most dodgy agents I ever known.

Positive experience: We had the pleasure dealing with Sebastian at ICPM for our rental, all interactions and inspections were professional and Sebastian was always courteous accommodating and available for any issues we had. Negative experience: This real estate shouldn’t even receive any stars, they are the worst people to deal with especially JOE , utter useless never returns call, or emails or texts, I honestly feel for the owners who have this guy look after their houses. There has been VCAT ORDERS for money to be compensated and still haven’t received when asked about it falls on deaf ears. Why be in the business if you don’t want to look after tenants nothing but a cheat greedy person JOE is. You try to call him, you try to email him you leave message and still don’t get a reply I’m surprised that this real estate is still in business when they seem so dodgy.

Negative experience: Their behaviour has been completely unprofessional, and I’m extremely disappointed with the service I received.

Negative experience: Avoid using the company. Firstly, management (director) does not respond to emails or text, even for significant issues that require addressing, you will end up chasing for a response or a reply if you’re lucky at all. Inspections are left unattended and reports left incomplete with no copy provided for inspection reports or rental agreements. You won’t hear from them regarding bond money either. Whether the company pockets the bond or what… it doesn’t go to back to the tenants nor the landlord. As a renter, avoid the company and take your money elsewhere and as a landlord, find a real estate company that is run by a professional who has ethics and morals.

Negative experience: Update 06/02/26: I have officially moved out, and to no one's surprise, the lack of professionalism continues. It has been three weeks since I vacated the property, and Joe has gone completely MIA regarding my bond refund. After dealing with his constant irresponsibility throughout my tenancy, this is the final straw. This demonstrates a gross indifference to legal rental standards. Very disappointing experience. It’s been over two months since I urgently requested a plumber, and I have yet to receive any support. Joe has not responded to my emails or returned any of my phone calls. This level of service is unacceptable and highly unprofessional.

Fantastic experience: Sebastian is such a gentleman. ICPM absolutely looked after me. They helped me acquire accomodation immediately. They looked after all my rental needs. I will forever be grateful for the team and their kindness. Thank you so much it’s sad I’ve had to leave the area.

Negative experience: It is extremely difficult to communicate with ICPM Property Management. They respond poorly to emails and repeatedly ask the same questions. Even when you maintain professional communication, it doesn’t seem to help. Phone calls are never answered. As a tenant, after paying all outstanding amounts, they still did not release the RTBA (Victoria) bond. I had to initiate the bond claim myself to recover my money. Overall, it was an awful experience dealing with them.

Negative experience: This company deserves to be held accountable for the extremely poor experience I had, particularly in my dealings with one of their agents from the Doncaster office, Joe Sortino. My 18 months in the property were extremely difficult. I faced ongoing issues including serious mould concerns and several items that required attention, such as a non-compliant stove (as noted in a plumber’s report) and the absence of window coverings, among others. Throughout this period, communication was stressful, and I often struggled to obtain basic documentation such as ledgers and receipts despite multiple requests. These matters have since been referred to the appropriate authorities for review. Based on my experience, I would personally advise exercising caution when dealing with this company or this agent—whether renting, buying, or selling. If you’re currently experiencing similar issues, please remember there are organisations available that can help you understand your rights and provide support. No one should have to tolerate this kind of conduct or treatment. Joe, I’m glad you’ve chosen to show your true colors to everyone on this forum, along with all your backpedaling. Every email has been responded to, and my rent is completely up to date—in fact, I believe I may have even overpaid. For weeks I have been requesting an updated ledger, and you continue to refuse to provide one. Regarding the lease and bond, my living arrangements were already established six months before you became the agent. After confirming my legal rights, you had no authority to demand a bond or a signed lease—which you and I both know is correct. When I refused, the matter was never raised again. That was 18 months ago, for the record. This is yet another example of your bullying and harassment. As for routine inspections, everything is documented. You took over management in May 2024 and scheduled the first inspection for May 2025. I had to cancel due to having COVID, and in the six months since, you have not attempted to book another inspection. In other words, since taking over the management of the property in May 2024, you have never conducted a single routine inspection. For anyone reading this thread, he cannot list me on the national tenancy database. And regarding the alleged unpaid rent, perhaps I will finally receive the receipts and the updated ledger I have been requesting for some time. As for your laughable comment about tradies—why would anyone ignore a tradie if they were hired to fix a problem? It makes no sense, Joe. "

Negative experience: DO NOT USE THIS AGENT/AGENCY. If I could rate in the negatives I would. This guy is desperate. My experience with Investors Choice Property Management (ICPM) has been extremely disappointing and stressful. I am currently trying to transfer the management of my property to a new agent, but ICPM is refusing to release the property file unless I pay a so-called “file transfer fee.” This fee was never discussed, never agreed to, and is not mentioned anywhere in the management contract. Their conduct has been obstructive and unprofessional. It feels like they are deliberately making the process difficult to retain control and force payment. Based on my experience and the many other negative reviews I’ve since discovered, I strongly urge others to avoid this agency. The individual I’ve dealt with comes across as a pathetic excuse for a businessman - he's not a businessman but a small-town con artist—more interested in playing power games. Avoid at all costs!

Negative experience: I had property leased from these guys from their Laverton office at Starflower way, Truganina. I strongly advise caution when dealing with Investors Choice Property Management. My experience as a tenant was nothing short of frustrating and unprofessional. The most serious issue was their failure to refund rent that was overpaid at the end of the lease and it has now been over a year with absolutely no resolution. Despite repeated attempts to follow up, including formal communication and even taking the matter to VCAT, I have received no response and no refund. This is not just poor service it borders on neglect and financial misconduct. Additional issues throughout the tenancy included: • The property was not cleaned before I moved in, despite promises it would be. • Staff showed up late for inspections, wasting my time. • Communication was almost non-existent throughout the lease, and especially once I vacated. • When they did respond, they were rude and dismissive, showing no interest in resolving legitimate concerns. It’s unacceptable for any agency to hold onto a tenant’s money for this long with zero accountability. Based on my experience, I would not trust them with my property, money, or time. Avoid if you want transparency, professionalism, or basic respect.

Negative experience: ICPM is ok when things are going smoothly but GOOD LUCK getting in contact with them when you have an issue! In the end we asked the insurance company to contact them as we could not get answers.

Negative experience: I've been renting for over 10 years and Investors Choice has been the worst agency I have ever been a tenant for. Moved into a property they managed in 2020 to 2024, which involved us going to VCAT. - Requested the gate to be fixed multiple times, Joe emailed us when we had moved out on why the gate was broken (I sent him atleast 4 emails showing him that I had spoken to him and his agents about the gate previously) - 1 of the rooms leaked which we had notified them of as we saw droplets coming through the ceiling, was told that they have sent the request to the landlord, however it got worse and we had a waterfall in that room, they didn't answer the phone despite it being within business hours & no emergency number was provided, called SES - took them 4 months to actually get a handyman out to fix the issue however they didn't fix the actual ceiling which still had cracks but they said it was fixed because it wasn't leaking anymore and bugs were coming through the holes and large cracks. - The same room leaked again after they assured us that the problem was fixed, this time damaging my personal items, we requested the issue to be fixed, after 2 months and nothing being done, we provided them with 2 breach of notices and then a vacate notice a month before our lease ended as we had found a place, after we provided the notice to vacate, that's when Joe emailed me telling me that the handyman has apparently been trying to call me. We found out that the leak was due to leaves from the palm tree leaves in the backyard clogging up the gutters, no continuous maintenance was offered or provided (in Victoria, gutter maintenance is a landlord responsibility) - For a house inspection which we had requested to be pushed back to another date as my partner was sick & I was at work, a future date was approved by them but they turned up on the original date claiming computer glitch, accused us of being messy (we had to take everything out of the room that was leaking) and accused my partner of being aggressive when he stood up for us despite being sick. - We discovered that the leaking room was unpermitted, the sunroom was on the listing when we applied but was not in the listing when we left the property. - When we vacate the property, we received emails and calls regarding issues that we had to come back and fix however these issues we had previously discussed with them for them to fix when we were tenants & they requested that we pay $1900+ to them as rent arrears, we left a month early due to the state of the property, we had no rent arrears. - Had a VCAT hearing, which was pushed back as Joe couldn't attend the first one but they didn't show up to the second hearing, we were granted $1080 for loss of damages and for the delayed response in getting the issue fixed. I provided the agency with the compensation noticed, requesting payment within 2 weeks and they said that they will be putting in a review, it's been over 1 month and nothing has been done. Currently awaiting on compensation otherwise going to magistrates and demanding an actual investigation into this terrible agency.

Negative experience: Feel really let down by Joe Sortino. I've taken my apartment off rental and they have failed to return all the security keys. Sent numerous emails to Joe but he doesn't respond. He just ghosts you rather than get issues resolved. As a result ICPM failings are costing me money. I have multiple rentals fortunately not with ICPM. They are in a mess behind the scene, I cannot in good faith recommend this group.

Fantastic experience: I had Investors choice helping me out for the last 6 years with renting a property through them which has now sold. Sebastian was my property manager. Sebastian was always communicative with me and always responded promptly when I needed anything including minor repairs etc! No issues with getting my bond back as well and this was sorted out promptly.

Negative experience: Never know who your property manager is. Communication is horrible. Maintenance never completed. Luckily i was friends with my landlords. Otherwise nothing would ever be seen to. Negative experience: I've been renting for well over 20 years all over the world and this company is by far the most incompetent & frustrating I've ever had to deal with. They ignore serious requests & information, they are rude and bordering on bullying, they have been taken to VCAT numerous times for the same issues. Dishonest, aggressive and not a care for their tenants, I'm happy some reviewers have had positive experiences as I wouldn't want anyone else to go through what I did. *yes you will not find my name on your database - seems to be your go to reply when you are faced with honest feedback. Run a mile Good to see they are still providing shonky service I always wanted to add the worst part of renting with them was when an agent didn't show up for a scheduled meeting and I sat home for 3 hours waiting and then when I said I couldn't keep waiting as I had to go out and he would have to make it another day ... Here I am sitting in my rental and said agent came barging into the apartment without my consent Absolutely appalling behaviour & as a young female home alone it was incredibly dishonest & scary

Negative experience: I have been with Joe for over 10 years. He used to provide excellent service, but his service has become negligent and dismissive. I recently sold a property that ICPM were managing only to find when potential buyers had building inspections done, there were significant issues with the wet areas. When I approached Joe about this, he tried to say this was taken care of, but sadly it was just 'swept under the carpet'. His slap-dash attitude cost me almost $20k repairing and delayed my sale by over 12 mths. So disappointing. AVOID ICPM AT ALL COST!!!

Negative experience: This company has gone downhill over the years and is no longer even worthy of a 1 star rating. Property managers have no knowledge of rental properties, with different people attending inspections and communication when there are concerns being dismal. My property has gone downhill in its state and is now in need of lots of maintenance. We have transferred property management companies and they've been dodging all contact for months and we've been able to source keys etc to assist with the changeover. I highly recommend avoiding this company.

Negative experience: Very disappointed all the way with Jo, Chle, Sebastan and Ce. It was a big big mistake signing up my Truganina property with them. Paid a terrible price but now relieved that I finally signed up with a top aussie company RayW who're currently managing my property with the same fees but I have a piece of mind as they're giving me excellent service with honesty, professionalism and transparency that was completely absent in ICPM.

Fantastic experience: As a landlord, I have been with ICPM for 7 years and I cannot recommend them enough. Sebastian is so easy to deal with and very responsive in every communication we have had. He is a great reflection on what customer service should be!

Negative experience: Unprofessional Service I had a disappointing experience with Joe and Investors choice (West) I have a property in Werribee and through my dealings from 2021 to November 2024 I found their communication lacking and their approach unprofessional. Calls and emails went unanswered or short/late as attached and I often felt left in the dark during critical moments. A few mates in the area are also changing real estates too. Additionally, specific example of the unprofessional behaviour they provided NO inspection of the property in 2022 and 1 only in 2023. They failed to show up to a scheduled appointments that I request or let me know in the day they were not going to make it on several occasions. As a paying client, I expected transparency, reliability, and professionalism, but unfortunately, these standards were not met. I would recommend elsewhere at 5.5% even if it meant the extra costs for a more professional agency if you're seeking a smooth and trustworthy real estate process.

Negative experience: I’m not comments about there service but whoever decide to go with investors choice need to ask them put in the contract if some reason you decide to leave them should be no charge otherwise you must pay $299 even on contract never mentioned about it. I refuse to pay and decide to sell my property.

Negative experience: Edit: Joe threatened to come to my home where I live. I have reported this to the police. Joe Sortino managed my property. His lies and misconduct caused me to lose a lot of money. When I decided to change management, he charged an illegal fee $400 per property to move. This fee is not on the contracts. On November 2023 I asked him to file a VCAT case for rent arrears Numerous follow-up no updates Finally we got hearing date He said "We wasted our time attending 3 times, they couldn't open the file so we need to appeal. They had a lawyer and VCAT couldn't open their file either" -lies Few weeks later I asked him and he said "We won't get anything I had a similar case today and we ended up getting nothing " "Would you settle on $250 to $300 for rent arrears as I don't like our chances I had a conversation with their representing lawyer today and think its best to settle" I called VCAT and they said he did not attend the hearing so they awarded the renters the bond. He has 14 days to appeal and he did not. He caused me to lose over $1800 .

Fantastic experience: Amazing service and best real estate we have ever rented through, Cee is our property manager and nothing is too much trouble, she has been highly professional, always gets back to us and very easy to reach, amazing at what she does and very caring and considerate. At our recent routine inspection she was amazing and put my anxious kids right at ease, very through and knowledgeable. Right from the time we signed our lease to when we vacate she has made it so seamless and an amazing experience. Highly recommend Cee if you have any rental properties or looking to lease. Investors choice are definitely our first choice to rent through in the future.

Negative experience: I went for a viewing on 6 McGrath Ct, Richmond and the unit is full of mould/dirty. So many things that have gone wrong if you got to that point. EDIT: I have reported your threat to the police for my safety.

Negative experience: Utter grubs. Rented for 2 years and left the place spotless for future tenants. After they graciously provided a rent reduction during covid, they went on to claim 8 month rent arrears and bond. Despite written evidence to the contrary in my emails and their records, flog Sortino filed a baseless claim with VCAT, which was struck out 2 years later after they failed to even respond to tribunal emails ahead of a hearing. Give them a wide berth, read similar reviews online. They'll mismanage properties for owners, and try shake down tenants.

Fantastic experience: Outstanding Property Management !!!! I had an exceptional rental experience under the attentive management of Sebastian and Anthony from Investors Choice Property Management. Their communication was excellent and prompt, even going the extra mile with video calls to view the property while I was overseas. The VVIP service they provided, delivering the keys and completing the move-in handover on a public holiday, was truly outstanding. Despite a small delay from the landlord's end, their dedication to fixing repairs including replacing the gas cooktop, was greatly appreciated. I can't thank Sebastian enough for their exceptional customer service and commitment to ensuring a smooth and enjoyable renting experience. Highly recommended!!!!!

Fantastic experience: We had a rental for the past 12 months with ICPM, dealing with Sebastian Sortino a high percentage of the time. I cannot fault ICPM commitment to us as a tenant and ensuring we were comfortable in the property we were renting at the time. Sebastian was always warm, friendly and contactable. He was helpful and never rude or dismissive of some of even the tiniest queries we may have had. We are now moving away from the area for a rural change and building our own property, but I would highly recommend ICPM as a tenant.

Joe and his team have left us to build on our life here, taking away all the stress and anxiety that we had. We were also given permission by Joe to plumb our fridge without any hesitation, he even gave me a contact number, again no more stress, and whilst this is of no importance to some, it is a huge deal for us, especially our little boy. Fantastic experience: Sebastian and his team have been providing exceptional service to managing 2 of our invetment properties. The rent collection is always done on schedule, rental statements are sent promptly, and I rarely hear any tenant complaints or queries which gives you that worry-less feeling holding your investment props. I have been given notice for small repairs required to make sure I have a choice on a which provider and I know every cost entailed - so my expenses dont go overblown unnecessarily. We have also worked with them in a property purchase in the past and he was able to negotiate a better price for us which is fanstastic! Plus, they have also been really helpful around other extra requests like sending me market appraisals and rental assessments which every investor needs to stay updated. I look forward to working more with Sebastian and his team in the long term. Amazing work and service!

Negative experience: Terrible Tenant Experience As a tenant, my experience with this rental property has been nothing short of a nightmare. From the very beginning, it became apparent that the agent's negligence and lack of professionalism would cause numerous issues throughout my tenancy. Maintenance requests were met with delayed responses, if any at all. Basic repairs were ignored, leaving me to deal with malfunctioning appliances and leaky faucets for extended periods. It was clear that the agent prioritized cost-cutting over providing a habitable living environment. Not only were the living conditions substandard, but the agent's lack of respect for privacy was concerning. Unannounced visits and intrusive entry into the premises without prior notice became a recurring issue, making me feel uncomfortable and violated in my own home. Furthermore, the rental agreement was riddled with hidden fees and unexpected charges. The agent consistently found ways to exploit additional costs, leaving me feeling deceived and financially burdened. Lastly, the lack of accountability and responsiveness from the agent was appalling. Communication was virtually non-existent, and when attempts were made to address the issues, the agent showed little interest or concern. In conclusion, I strongly advise against renting from this agency. Their negligence, invasion of privacy, hidden fees, and overall unprofessionalism

Negative experience: Absolutely second Krystie A's review below as I had the same experience. Even when they know there's a pressing issue the landlord is serious about, they make no effort to respond despite leaving calls, texts and emails... and this is working with the owner himself who you'd think might care about his clients! Oh and if you're really about to sign up, ask them to have their exit terms in writing. They charge an exit fee of $300 (unless they've increased it) which is not stipulated in the management agreement anywhere! I've never written a google review but they certainly deserve to be my first.

Fantastic experience: Have been with ICPM team from the last 4.5 years, My agent is Sebastian and have to say, his service have been top notch. Any issues we had, and request even if its out of office hours, he made sure its rectified. Kudos to the excellent service. Highly recommended.

Negative experience: Be prepared for extreme unprofessionalism. Yes, they’re cheaper than other agents, but I learned the hard way that you only get what you pay for. Firstly, they’re lazy. As an interstate investor trusting them to look after my property, I was absolutely shocked when I discovered the major things they’d ‘missed’ in their vacate inspections, allowing tenants to get away with leaving the property filthy and in disrepair. Secondly, they’re unresponsive. You’ll need to contact them multiple times before you receive a return call or email reply… and that’s if you get one at all! Thirdly, they’re sneaky. During the past year, they shut down their Richmond office at Bromham Place, and rather than inform property owners and potentially lose business, they instead just started referring to their Doncaster office as their ‘Richmond office’. I only discovered this by chance when a tradesperson wasn’t able to collect the keys locally in Richmond! (They continue to refer to this as their ‘Richmond office’ on their website, so you can see the deception for yourself). To be fair, I did receive professional service when I first signed up with them 4 years ago (with Grace as my property manager), but she moved onto a different role 2 years ago. After that, the service deteriorated drastically, leading to the shambles the business is in now.

Fantastic experience: Personally I have only had positive experiences with ICPM. Grace in particular is a friendly and professional property manager, and any issues or requests have been dealt with in a timely manner. Renting via ICPM has been easy and stress free.

Negative experience: Hi Agent, I am currently as an tenant with this Agency. I am highly not recommend do any business with them. During the Cov 19 . I have shown many times that I do have financial difficulties, and agent trying to make the process as hard as possible to stop me seek any help from them. Now the contract is coming end , there is a clearly early sign show that I may not able to continues with this contract. It’s a hard time in life already. And it’s more harder with this agency with no empathy and respect. Maybe agency use whatever rule against tenant , they might right, because they know how game rules. But this is super unfair for a tenant. Again I have SUPER BAD experience with them!

Negative experience: Highly unprofessional and dishonest real estate agents. Throughout my tenancy, email requests were never actioned, and I would have to follow up with several phone calls to get in contact with my property manager Joe. I was only ever able to get onto the receptionist Kathleen who always advised that my request had been forwarded to Joe and he would have to follow up. I was never able to speak directly to the property manager, being advised he was out of the office or on holidays. I had to get two new keys cut for their office during the time of my tenancy and pay for them. When I inquired why the office did not have their own set of keys for my apartment, I did not receive an answer. I was advised the first key I paid to get cut was 'incinerated', and I then had to pay to get another key cut. It is concerning for landlords that this office does not have its own set of keys for tenants properties. At the end of my lease, I was going to hire my own bond cleaner however I was persuaded into using the offices bond cleaner by being told they would not pick up my keys unless I used their cleaner (as I did not have a car to drive 45 minutes away, this was an appealing option). After being quoted a price, I was then sent aggressive text messages from Joe saying there would be an additional $40 fee. I was also charged $90 out of my bond for the drains being dirty, however this is something which would have been included had I got my own bond cleaner. Joe advised he would 'beat' any quote from another bond cleaner, so he matched the quote I had been given but then went on to charge an additional $130 which is clearly how they make their money. I sent 7 requests for receipts and invoices to be provided as I had a large overpayment of rent owed to me. These requests went unanswered for over a over a month through December and January despite constant emails and phone calls, again being told that Joe was out of the office and that my requests would be forwarded to him. Exercise caution as a tenant with this company.

Fantastic experience: Only had great experiences with ICPM Richmond. Allison is an absolute star who goes above and beyond in dealing with her Tenants. Jane was also exceptional in helping me find a rental property when I first moved to Melbourne during a very competitive time in the property market. Personal care and attention goes a long way these days in real estate so a big shout out to their awesome team!

I appreciate that she treats the tenant with respect and dignity and goes above and beyond what would reasonably be expected in her management role for us. I am grateful to be able to phone grace for advice as needed and generally feel that our property is in really good hands. I also consider her management fee to be very reasonable. Highly recommended!

Negative experience: Worst real estate company ever. Our roof collapsed after years of warnings and requests for repairs. They dont listen or care. Better off going with a reputable real estate agent.

The difference between an average property manager and a fantastic one like Grace, is the passion to get things done quickly and efficiently. Plus she's been in the industry for many years and so knows exactly what she's doing. I never hesitate in recommending her to anyone that needs a property manager.

Negative experience: Very rude company. Especially Jane Negyun. I went to drop the keys of the vacating property. She raised her voice. She told me that my house was not clean during inspections and i was wearing my pajams on one of the inspection days. As i was about to leave one of their lebanese agent shut the door on me. And i asked him if he was arresting me for some thing. After 2-3 tries, i was able to leave the premises. For everyone out to rent from these people, you are going to do it on your own risk. Plz stay away from them.

Fantastic experience: I am a property owner in Tarneit. My Property Manager Dani has been extremely professional and effective in managing my property. Dani is patient and courteous and keeps me informed about repairs in my property and organizes them promptly. Dani is effective in liaising with tenants , repairers and myself in relation to any issues . She is a good communicator and a problem solver. Recently there was a warranty repair to be undertaken by the builder. Builder's staff initially were uncooperative. But Dani was extremely patient and persistent with them and ensured the Builder carried out the necessary repairs. Dani spent considerable time chasing the builder. i have complete peace of mind due to Dani effectively managing my property.. I recommend Imvestors Choice Property Management to any potential landlord.

Negative experience: I would consider listing your investment property with another agency. As a previous tenant of a property under the care of Investors Choice - I am very unhappy with the level of customer service I received through out my tenancy. From small requests (updating email addresses) to maintanence requests not being fulfilled promptly the customer service was horrible and my housemate and myself always dreaded having to contact our agency because of this. Made to feel almost inferior and belittled each time we had a question or a request for our rental property.
