Throughout the process, there was also a lack of communication, and I was not kept regularly updated on the progress unless I followed up myself. Overall, I am not satisfied with the service provided and expected a more proactive and transparent approach.

Negative experience: I had a disappointing experience dealing with this real estate office. In my opinion, the service felt unprofessional and at times quite frustrating. Communication was inconsistent, and we often felt like I had to chase things up myself rather than being kept informed. Some of the information provided to me changed over time, which made the process feel unclear and, at times, misleading from my perspective. I also got the impression that there wasn’t much effort put into following through on commitments, which came across as a lack of care or attention to detail. Overall, based on my personal experience, I wouldn’t feel confident using this office again. Hopefully this stops people making the same mistake we did, and don’t take their word as gospel.

Negative experience: To begin with, I believe there is a significant difference between reputable property management firms and those that unfortunately fall short of expectations. Regrettably, my experience with this agency has been disappointing. While I chose to work with them based on a recommendation from a neighbor, I now realize that investing in Manor Lakes can be challenging, especially when working with agencies that may not have the necessary expertise. I currently manage two other investment properties, and the property managers there are highly skilled, proactive, and truly on top of their game. In contrast, I’ve found this agency to be lacking in essential knowledge and strategic insight. It has become clear to me that I am the one driving the property strategy, while the property manager appears to have limited involvement beyond conducting open homes and collecting payments. Unfortunately, this is not the level of service I had hoped for, and I would hesitate to recommend this agency to others. Updated in response to agencies reply: I would like to clarify my feedback and provide further context in response to the agency’s reply: The feedback I provided was based on a survey email I received following the termination of property management services from McGrath Werribee. While the agency has highlighted Hasmukh’s proactive nature, I must express my disappointment with this response. From my experience, the common feedback from tradespeople and others attempting to reach him was that he was not answering or returning calls. I frequently had to follow up to ensure tasks were completed. For example, even the delivery of the dishwasher became a challenging process, with me having to direct him on several occasions. This experience contrasts sharply with the level of service I am now receiving from my new agency. At times, it felt as though I was being portrayed as someone demanding excessive action, when in reality, it was the agency’s responsibility to be more proactive. Lastly, I’ve observed a recurring attitude within the agency that constructive criticism is dismissed and that the stance of “I am always right” prevails. This reflects a lack of self-awareness and an unwillingness to engage with feedback, which is counterproductive. Update on 19th Jan 2025 ===================== After making the decision to change the property management agency, the new agency was so efficient that they leased the property in 4 days! that's a record turn around time! McGrath and Hasmukh has a lot to learn from on how to operate efficiently in a tough market or not! Property managers should be strategic consultants not some people who just collect my monies!

Negative experience: Recently we had experienced an unethical service, which was unpleasant. We put our property through mcgrath werribee for rent. And in the mean time my brother in law took the property for him. Alhought, i have told them and i was happy to pay for advertising, but they have charged me for one week rent+gst, which was ridiculous. The property was only with them for just one week. So, i am writing this review just to inform others and please be careful if you can of the dodgy paperwork.
