Fantastic experience: Couldn't be happier with the work done by Natalie and Raylean and their team. I first dealt with them in 2011 when I bought my apartment and then again in 2026 when I sold it. They were approachable, friendly and most of all very professional. They did a wonderful job finding a buyer off market, which was a real bonus. I would highly recommend them.

Negative experience: This review is from my perspactive, based on 4+ years of dealings. The initial leasing process in 2021 (during lockdown) was smooth, paperwork was handled efficiently, and the starting rent was competitive for the area. I was also generally left alone during the tenancy, which some tenants may appreciate. From early on, I raised ongoing security and maintenance concerns, including issues with the front door. In my experience, these were repeatedly dismissed or met with inconsistent explanations, and no meaningful action was taken. Common areas were poorly maintained for long periods, with little evidence of regular strata or cleaning. This was raised but did not improve. I also received multiple incorrect rent arrears notices over the years, which was stressful and avoidable. Communication was further impacted by frequent changes in property managers, often without notice, making follow-ups difficult. It appears the more recent 5 star responders (in unusually quick succession & all written very similiar) disagree. I'm happy for those....reviewers lol. Nothing suss there surely. While the tenancy started reasonably well, the longer it continued, the more issues arose due to poor communication and lack of follow-through. Based on my experience, I would not rent through this agency again.

Negative experience: We leased through this agency and had a very disappointing experience. The property manager we dealt with was consistently rude and unprofessional in all interactions, which made what should have been a straightforward tenancy unnecessarily stressful. Communication was poor and concerns were not handled respectfully. Thankfully, the owners switched to a new agency after a couple of months, which made a noticeable difference. Based on our experience, I wouldn’t recommend this agency.

Negative experience: I just attended a public auction 8 Minneapolis crescent, Maroubra. I was refused entry at the gate. Dennis Kosinskyy (wearing a name tag) questioned who I was and who I worked for (as I was wearing corporate clothing) and a blonde lady who I believe was Emily Lambkin blocked the gate with a red garbage bin saying “you’re not welcome” and slammed the gate closed blocking entry to more people trying to get in. Childish and unprofessional behaviour. Do not take your business here.

Negative experience: Having been a tenant of a property managed by Ellison Zullian my experiences with this company have been truly horrendous. The agents in this company showed us a complete lack of regard while living in the property, ignoring our messages and greeting us with total hostility when we did eventually track them down. Our agent, Daniel Gordon, was always so unresponsive to us and whenever we did manage to speak with him the levels of anomus we were shown were something we have never experienced and hope to never experience again. They attempted to force us into paying a break of lease fee when we left a property which was not structurally sound and allowed water to penetrate the windows, causing mold which was not addressed for months after we first reported it. Having been made aware of other tenants who have experienced similar issues with Ellison Zullian and bringing this to the attention of those in the firm, rather than look within at their own failings, one of the family members who own the company, Josh, threatened to sue us for defamation which I believe shows the lack of accountability those within the company operate with. I would never rent a property which is operated by Ellision Zullian ever again. The above are my honest thoughts based on my experience with the company. I would advise using other agents to manage properties.

Negative experience: Leased a property on Broome St, Maroubra for 16 months. We were disappointed with Ellison Zulian property for many reasons: 1. Requested 4+ times from the start of the lease that handles on two windows be fixed as they couldn’t be fully closed otherwise. Constantly got told it was a strata issue or that they were following up. These never got fixed during our lease but were miraculously fixed when we left. 2. Threatened to contest the bond due to a flyscreen that had a tear in it. It was already torn prior to us moving in and was impossible to open the door without it. They also requested we go back to screw in 2 light bulbs which had loosened in the fixture. Otherwise, we would have to pay for their electrician to do it. 3. Failed to notify us of ongoing repairs to the building which resulted in 5 months of drilling into the brick of our apartment walls and scaffolding blocking windows. Despite this we even allowed them to repaint the spare room, which meant we had to move out all its contents for a week. 4. Failed to pay us back for urgent repairs for over 2 weeks. Their emergency plumber refused to attend the property and we had to sort it out ourselves. Whether this is a result of incompetence or a greedy landlord, tenants beware. The landlord pushed our rent up over market value after one year. Despite these things, they were responsive to fixing the broken oven, dishwasher and doing a pest spray during our lease.

Fantastic experience: Michelle Reeve’s is a dream to deal with. Her professionalism and local knowledge coupled with genuine care for the client and property is clear. She is results driven but practical and gives great communication and clarity of process throughout. I am extremely grateful to her and the team at Ellison Zulian for managing my property.

Negative experience: Be careful with your bond ! Indeed, they used their best bad faith to use our bond to pay for property improvements before selling the property. Following a long, stressful and time consuming process -with fair-trading's support- they eventually came to their senses. Very disappointing after being an exemplary tenant for years in the property.

Negative experience: I’ve dealt with this agency in buying a house as well as having them manage a property. As far a buying goes Josh was great and responsive. As for property management it is a different story. I don’t have very high standards with property managers because they never really seem to care but James Mastoris definitely sets the bar pretty low. Very unresponsive, and incompetent. When a fan needed to be fixed I basically had to organise everything including the electrician. When the tenants moved out he handed back the bond even though there was clear damages. He’s now trying to pass on the blame to everyone he can and wants us to take tenants to tribunal instead of admitting to his oversight. Waste of money these guys!

Fantastic experience: Josh and the team have been excellent to deal with. We were previously looking at using “bigger” real estate companies but we found they were full of empty promises. From the get go each person we have dealt with at Ellison & Zulian have been honest and realistic about pricing and what to expect. It has been a breeze to deal with them and the professionalism has been a massive plus. We would not want to lease our property through any other agency.

Negative experience: An agency not to be trusted and who, sadly, bring down their industry. We had our offer accepted on 2/1 Wride St and were told by James, the PM, that the smell was not mould, but just that the property was musty after being closed up for 10 years. We have two little children so just to be safe, before we proceeded with leasing the property we decided to pay $330 for an independent professional mould report - which deemed the property unsafe with mould (costing $2,200 approx to remediate). We were willing to pay for at least part of the remediation work, but have never had the chance to negotiate as the property manager has refused to acknowledge the findings of the report, shutting down our prospective tenancy by saying 'it's clear this property is not for you'... The property was perfect for us - just we didn't want to expose our children to mould. I've emailed the directors but to date have not heard anything back. They are still marketing the property and the agent is telling prospective tenants the property is just 'musty' but has no mould. Such a dangerous lie which could pose a threat to a family's health. We are happy to share our report to anyone who wishes to see it.
