Fantastic experience: I have had my properties rented through Local Agency for more that 3 years and the experience has been great. The property management has been very effective with very little intervention required from me. They have also been proactive in suggesting when and by how much to adjust rent in alignment with market conditions.We have had no major issues with the tenants which goes to prove that their vetting procedures are effective and they maintain a solid professional relationship with the tenant.

Fantastic experience: I’ve attended many rental open homes and often find that agents can’t answer simple questions about the property, like where the car park is or what chattels are included. Negative experience: Never one to leave reviews, but did not have a great experience with this company, we wanted to make an application for one of their properties and had to send multiple emails before we were acknowledged. Once the application was submitted we were asked for the standard documentation (bank statements, proof we could make the payments etc), sent up everything that was asked to prove that we had the funds in savings to pay the full term of the lease in its entirety, only to then receive an email from Kristella that said “The application has not been approved. If you cannot provide what we have asked for, we cannot proceed.”. No information on what the issue was and what more they needed from us, and we felt the email was unnecessarily passive aggressive and very unhelpful. I responded to that email by sending another document to prove our savings, as well as asking what more we could do/send to put their mind at ease. We didn’t receive a response to this and i sent a follow up email the following day asking if it would put their mind at ease to accept a guarantor, no response. 2 days later i sent another follow up saying we are willing to pay some rent up front. We finally got an *automated* response to say that our application was unsuccessful and they had progressed with another applicant. Moments later we recieved another automated email saying that another inspection date had been set for the property, but apparently they have already accepted an applicant?. My issue is not that we didn’t get the property, it is the complete lack of communication, and when there is, the emails come with an attitude and passive aggressiveness. It was clear from the beginning that our application was not being taken seriously and kristella did not seem to want to even try to give us a chance.

Fantastic experience: I chose Local Agency because I felt comfortable with the approach Michael Stavrianos took. He was friendly and easy to talk to. I was relieved to have found such a good agent. No pressure nor excessive phone calls. I have a lot of praise for Michael and his company. Also, Ivy the secretary was delightful. I was supported and guided by Local Agency in every detail. I was kept up to date with the progress of the sale. My unit sold within one week and very close to the price I asked for. Thank you for your great work. I give you 5 out of 5.
Negative experience: We originally left 5 stars because we were encouraged to do so when signing the lease in exchange for a gift. Unfortunately, our experience as tenants was disappointing. From day one, the storage cage (listed in our lease) was full of the landlord’s items, which the agency refused to remove. Maintenance issues like broken blinds were dismissed and never fixed during our 2+ year tenancy. When rent prices rose, Kristalla casually told my pregnant partner the owners might sell, causing us to move out under unnecessary stress. At the end of the lease, our professional clean was rejected even though our cleaners offered to come back and fix what was rejected on the final inspection (because we didn’t use their preferred company), and part of our bond was unfairly taken to pay their cleaner and fix blinds I had reported at the start. Later, I found out the unit was never sold and was quickly re-let. Bottom line: if you’re renting, I recommend avoiding this agency. // We leased with Kristalla and she was great. She was super welcoming in the inspection and everything ran smoothly through the application and contract signing processes. Really great experience so far. Thank you!
We're surprised to see this review updated after over 2 years since you moved out, particularly given your initial 5-star rating when you moved in. Your account differs significantly from our records. In July 2023, you contacted our office asking about notice periods because you were "thinking of moving" and enquired whether the landlord was going to sell. You ultimately choose to give notice and move out.
It was your choice to leave a 5-star review initially, which suggests you had a positive move-in experience and were satisfied with our service at that time.
Regarding your concerns: The storage cage remained accessible throughout your tenancy. Maintenance requests were addressed according to standard procedures, with repairs assessed based on fair wear and tear versus tenant damage.
Your bond deduction was justified based on the property's condition when you moved out, which included: carpet stains throughout, kitchen cupboards requiring re-cleaning inside and out, unclean rangehood and bathroom ceiling, marked walls, missing light switch button, dusty ceiling fans and shutters, and unclean bedroom doors, among other issues documented to you.
Our cleaning standards apply consistently regardless of which cleaning company tenants choose, and bond deductions were made in accordance with the ingoing condition report and photographic evidence.
Property owners have the right to explore market options and change decisions as circumstances evolve.

Negative experience: Unfortunately, we did not end up having a great experience with this company (or just the rental section). After sticking with them for over 10 years and giving them more than half a dozen chances for all the wrong doings, we finally decided to leave. Their response (Kristalla, a Director) was absolutely disappointing to deal with. Rude, childish in her repsonses and out right lying in her management of our property. We are still finding out failures on her behalf months after we have left their company. Sad it ended this way. During an issue that lasted over 12 months due to a water leak (which I found out about 7 days after it happened!) Our unit was unable to be tenanted and I was left to organise all the works to fix it. Our concerns were raised multiple times during our time with this company to no avail. Michael (Director), however, is a lovely man to deal with and actually the reason we went with the company in the first place.

Fantastic experience: Local Agency were wonderful. I was looking for a two bedroom unit in Sydney's Eastern suburbs for myself and my daughter with no rental history which I thought would make getting a unit difficult. I had become a bit despondent after seeing multiple units and making multiple applications and getting nowhere and then I met the charming and very efficient Kristalla from Local Agency at a unit inspection. Krsitalla was very friendly, patient and very helpful but what really set Local Agency apart from the rest of the other agencies was the online application process was much simpler and easier to get through and once that was done everything fell into place like dominos and before we knew it we were in our new home. First class service. Highly recommended :)

Negative experience: I would not recommend this Agency. I found Kristalla to be rude and unhelpful. The person that answers the phone is clueless. Go elsewhere for peace of mind. Negative experience: Treat tenants terribly. I'm advising a friend on his tenancy and have reviewed some highly unprofessional and threatening letters from agent Bonnie Fesselet. This dispute could easily lead to rent default, multiple tribunal hearings and a lot of lost income to the landlord. I don't know why rudeness and threats are used here when NCAT will most likely rule in favour of this tenant while also making the landlord incur tribunal costs and no rent for weeks. I am not directly a client of this agency but as advocate, I am commenting on emails cited. UPDATE: The agency has left a false reply and incorrectly stated that the person I advocated for left a review but their name is not there. They have threatened me for writing a completely factual review. I reported them for breaching the Privacy Act with another matter and Google Legal in the US agreed with me and took action against them.

Fantastic experience: I have to say Bonnie was an incredible Property Manager, very good at her job, professional and courteous. She was understanding and helping me secure a short term rental at a crucial time. She was responsive via phone, text and email. Negative experience: I am having the worst time with Local Agency Co. I have a ruling from NCAT tribunal stating the agency needs to return payments to me immediately. This was over a week ago and they have not returned my money. And have not returned my email. It is starting to become apparent that Local Agency Co do not respect renters and do not respect the tribunal.
Lauren, we understand you're not happy. The facts of the matter are, you signed a lease, changed your mind and then looked for a way out of the lease without penalty. You may have had a favourable outcome at NCAT, however we attended to the issue at the start of the tenancy and you didn't want to work things out as your circumstances had changed. Your money has been returned. You don't even live in Sydney anymore!

Negative experience: I have never ever met two individuals Kristalla & Michael Stavrianos be so “unprofessional” in the real estate industry. Numerous text messages asking to call, never once but a text message back after 3 days, landlord received more money on the application and didnt even contact me to let me know how the process/application was going. Not even sure if the landlord even knew my terms upfront. Every time i would call id get an answering service so no one ever in an office to contact. Would never want my investment ran by this company ever.

Fantastic experience: A fabulous agency to work with. We used Michelle for our rental and had no issues compared to other rental agents we used in the past. We then used Michale to sell our property during covid. He was great - honest, upfront and responsive. I felt he went out of his way to engage with purchasers and supported us throughout the whole process. I was selling from overseas so good communication was essential and he was more than effective. Negative experience: Could not have had a worse experience with Local Agency Co. They were rude, unresponsive and wildly unprofessional. Wouldn't communicate to the landlord repairs that needed to be made which were left for over 4 months and refused to answer calls or emails. When emails were finally answered they were often rude and ignored any of the requests made or questions asked. I had tried to get my rental ledger from them which took a number of weeks and they were even screening my calls. Elected to take us to NCAT as well and then refused to respond to any requests for more information and ultimately didn't bother to answer the phone when NCAT called for the hearing as well. Just elected to go to NCAT to with hold our bond, what a spiteful person. Avoid at all costs
