Fantastic experience: “Real home away from home” This house sits in a beautiful local residential area, serene environment and with good neighborhood, and not forgetting, lots of beautiful big trees, flowers and birds singing. It's a bit outside of city but the tram stop is just 3 minute walk away, and by 10 minute ride you'll be in Melbourne CBD. Monash Parkville campus and Melbourne University are within 10-15min walk. The house itself is amazing, beds and and washrooms are very clean, house is equipped with sufficient amenities such as washing machine, dryer, kitchen, oven, gas stove, microwave oven, cooking pots and stuffs. The Staffs (or the house owners?) are all very nice and always attending, I checked in very late night and they're still there online to assist. Check in and out were easy and smooth as staffs provided instructions and guides super clearly prior to arrival. Overall, this place has almost everything a family needs as a home away from home, highly recommended. 21 Feb 2026

Negative experience: I wouldn't trust this mob to run a chook raffle let alone manage my property. Multiple instances of damage with no reporting, allowing my pool to go green and ruin Multiple bookings. With other providers I had consistently high ratings and within 12 months with airkeeper was lucky to maintain 3 stars. Do yourself a favour and find a manager that actually does their job.

Negative experience: I left my details and made few appointments with them . All seemed okay . But when I tried to arrange an appointment with them to show my properties , they did not come back to me , and totally ignored me . So disappointed, the employees do not show their interests for the business even I approached them . I am guessing their business might be too good . No capacity.

Negative experience: Very disappointing experience – unacceptable cancellation and refund delay I booked an apartment through Booking.com that was managed by AirKeeper, paying approximately $1,400 for three nights, which is certainly not cheap. After the booking was confirmed, I was then contacted directly by AirKeeper and informed that the apartment was under renovation and unavailable, and that they needed to cancel the booking. What is completely unacceptable is that this issue was clearly known to the property manager before accepting my booking and payment. Cancelling on the guest due to renovations shows poor management and lack of transparency. To make matters worse, I was then told I would need to wait up to 10 days for Booking.com to process and return my refund — despite the cancellation being no fault of my own. This left me out of pocket a significant amount of money and scrambling to find alternative accommodation at short notice. When you pay premium prices, you expect confirmed availability, professionalism, and immediate resolution when the provider is at fault. Unfortunately, this experience delivered none of that. I would strongly caution others when booking properties managed by AirKeeper, as this situation caused unnecessary stress, inconvenience, and undue financial stress

To clarify the timeline, your booking was made on 21 January 2026, and the unexpected damage caused by a previous guest occurred almost a week later, not immediately after your booking. Once the damage was identified and it became clear that repairs and renovation works were required, we contacted you on 30 January 2026 via phone call to advise that the apartment would unfortunately no longer be available. Your arrival date was scheduled for 20 February 2026, and we notified you as soon as this information became known to us. During this call, we also offered an alternative property, which was declined.

As the booking and payment were made through Booking.com, they were advised at the same time as the cancellation. We have followed up with Booking.com regarding your refund; however, their processing timeframes are unfortunately outside of our control, as all payments and refunds are handled directly by the platform.

We fully understand how disappointing this was, particularly given the cost of the booking, and we genuinely regret the stress this caused. Cancelling a confirmed reservation is never something we take lightly, and this decision was made to ensure the property would be safe and suitable for guests.

Negative experience: Deceptive, misleading and incredibly unhelpful - absolutely disgusting experience. I booked a property on Airbnb that is managed by AirKeeper. I have not even been able to stay at the property because AirKeeper completely lacked transparency in their property listing and when I contacted them, their 'hosts' Jake and Luke were exceptionally unhelpful, completely unwilling to work with me to identify a solution to a very simple request, and completely lacking in any attempt at service for a paying customer. Luke in particular, might actually be the most UNHELPFUL person I have ever come across, and was completely unwilling to even have a conversation about my concerns, just saying the same thing over and over again - clearly he is either incompetent or not empowered to do his job. AirSeeker are refusing to cancel my booking, even though THEIR LISTING was MISLEADING and lacking in transparency and my email to them was WITHIN the full cancellation period. I will be complaining about this company to Airbnb and they should not be allowed to continue to mislead their guests.

Fantastic experience: Dear Emily, It was truly an amazing stay. We spent almost 20 days at the property and did not face any issues at all. The room was well arranged, and the space was perfect for two people. The view was also very nice—although we couldn’t see the full park, overall it was still great. The internet connection was stable throughout our stay and never stopped or caused any problems. The location was excellent, very close to downtown (only about 3 minutes away). It was also conveniently located near the bus stop, train, metro, and a shopping mall. The neighbors were very friendly, and the cleaners and building services were available every day, which we really appreciated. The only disadvantage was the fire station being very close to the building. Whenever there was an emergency call, the loud noise from the fire trucks could be a bit disturbing. Negative experience: Super dodgy booking requirements. I don't care how much PCI compliance you have, no company should ask for a photograph of your credit card. It wasn't acceptable a decade ago and it's not acceptable today. Sure, they're upfront and response when asked for reasoning, but the "trust me, bro" mentality of asking to send a literal photograph of a credit card is laughable. Was it stated in the Terms when booking? Probably. Would I send that to a trusted family member? Nope, and I won't be sharing it with a company either. No matter how many pinkie promises they make to delete it later. Go to any other company who knows how to put a normal hold on a card. I've stayed in $10 a night motels that know how to do that.

Negative experience: This is in regards to Kaluela Beach Apartments. If a zero-star rating were possible, this property would warrant it. From the moment of check-in, the property was in an unacceptable and unsafe condition. On arrival, it was visibly unclean, with pests present throughout. There was no safe entry during heavy rain, no doormat, and a complete absence of basic amenities, including a tissue box. The Wi-Fi advertised at the time of booking was non-functional. We immediately raised concerns regarding cleanliness. Cleaners were sent back during severe weather, yet the property was only brought to a marginally acceptable standard. The lack of a doormat resulted in red mud being tracked throughout the property, forcing us to spend a significant portion of our first day cleaning and purchasing basic cleaning supplies at our own expense—items that should have been provided as standard. This was not the family break we had booked, but instead a stressful effort to make the property minimally habitable. The most serious incident occurred later that evening. After showering the children and putting them to bed, I was woken by my son screaming. Upon turning on the light, the bedroom was found to be infested with bull ants—on the walls, floors, and inside the bed. They were actively biting my child. This was an extremely distressing and wholly unsafe situation. We contacted AirKeeper at approximately 9:30 pm. For the following three hours, we were repeatedly told that alternative accommodation was being arranged. This ultimately proved to be untrue. After multiple assurances and no resolution, I was forced to secure emergency accommodation myself to ensure my family’s safety. One proposed “solution” from AirKeeper was for us to spray the property with pest control chemicals—despite no spray being provided—and remain there overnight with children present. This suggestion was both unethical and unsafe, as it would have required us to fumigate the property and expose our family to toxic chemicals. During this process, we were also told that if we chose to leave the property, we may not be entitled to a refund as we were “choosing to leave.” This assertion was immediately rejected. Leaving was not a choice—the Kalulea Beach Apartment was unsafe and uninhabitable. To further highlight the lack of management, tenants occupying the adjoining property were locked out due to a power failure in the smart lock system. The host’s proposed solution was for them to use our key, which did not fit their lock. It was ultimately our intervention and troubleshooting—without any assistance from the host—that resolved their situation, likely saving the hosts the cost of an after-hours locksmith. This experience was highly distressing for our young family. We were not fully reimbursed for the emergency accommodation we were forced to arrange, and the incident has had a lasting impact on us. It is inconceivable that a pest infestation of this magnitude—thousands of bull ants—was unknown to the property managers. Such conditions render the property completely unsafe and unfit for occupation. I strongly caution any family, particularly those with children, against staying at this property.

On the evening of check-in, you contacted us regarding ants and provided a photo showing a small number of house ants. A licensed pest control contractor attended the following morning and confirmed they were common house ants, not bull ants, which can become more active during periods of heavy rain in coastal areas.

As your message was received later that evening, the earliest professional attendance available was the next day, which we arranged immediately. You also mentioned some minor cleaning concerns, and we advised that we were happy to have the cleaners return the following day to address these.

While the property remained safe and habitable, we wanted you to feel comfortable and supported. As this is a standalone holiday home and no alternative properties were available that evening, we offered cancellation with a full refund of unused nights should you prefer not to stay. You chose instead to arrange alternative accommodation for the night and return the following day.

Despite this, we provided a substantial goodwill refund in recognition of the inconvenience caused.

We understand how frustrating unexpected issues can be while travelling, and we do take all feedback seriously. Our team acted promptly to provide solutions, and we remain committed to ensuring all guests have a positive experience.

Fantastic experience: Beautiful heritage building with beautiful furnishings. Very comfortable stay with everything you will need and large space for groups or bigger families. Very close to jamberoo water park as well which is another plus!

Fantastic experience: Convenient location, close to the beach, shops and public transport. Lovely courtyard, beautiful interior, book selection, all the kitchen things usually missed. Tree lined street with plenty of parking. French doors to the garden are lovely. Would go back for another trip for sure.

Fantastic experience: This is a very new property, we are so blessed to be the first guest of the house. The beds and everything are all good. Host is very quick to respond to my questions and prompt solution. There is a lake view at the back that kids can watch canoe and boats when they go by. There is a pool in the front for the family to enjoy - I didn’t try it yet but appreciate the facilities offered.

Negative experience: If I could do no stars I would! Most frustrating stay ive ever had. The apartment was nice for what we needed, but the AirKewper host was useless. First of all I booked the unit through whatif, then got 3 booking confirmations through 3 different companies. The last company was AirKeeper, so they were our host. We arrived, and only 2 towels for the 4 people booked, so I emailed about it. They said they are in the cupboard, which i had already looked in all cupboards and had told them. Ten they got back to me 6 hours later with a photo of the cupboard they were in, again replied all cupboards were checked including that one. Then 24hrs later they messed me to say the towels are left on a table out the front of the entrance to the underground car park. They had no idea what level the pool was on when I asked. The TV remotes had no batteries. We brought some to only find out there was no channels or wifi. They gave a wifi network and password that did not work, 6 hour before we were leaving asked if I could spend time trying to fix it and taking photos along the way. Which i didn't, and let them know how unimpressed i was.

We would like to clarify that booking confirmations are issued by the platform through which the reservation is made, along with any affiliated distribution partners they utilise. We do not have control over how many confirmations are generated or how they are formatted. We do send one confirmation directly from our team to ensure you have our contact details and know how to reach us should you require assistance during your stay.

Regarding the towels, our properties are prepared in line with the number of guests booked. In this instance, two towels were unfortunately missed during preparation. As towels are normally stored in the cupboards, our team initially guided you there. Once it was confirmed they were not present, additional towels were arranged promptly.

The building amenities, including pool access and levels, are managed by the building itself, and information is generally indicated via onsite signage. We have since updated our guest instructions to make access clearer for future guests.

In relation to the television and WiFi, we regret that the remote batteries were missing. The batteries appear to have been removed by a previous guest and were unfortunately not identified during the standard cleaning inspection. All appliances are routinely checked prior to arrival, and basic troubleshooting guidance is provided where required to assist with any connection issues.

While support is available throughout each stay, including a phone number monitored 24 hours a day, we acknowledge that the response time during your reservation did not meet our usual standard. This has since been reviewed internally to ensure consistency moving forward.

Positive experience: Facilities were fine, all as described, a very good and different (quirky) location in the West end of town, comfortably accommodated 4 couples. But really had to jump through hoops to book - questionnaires, document uploads, full-on follow up. Not as smooth as some other booking platforms

Fantastic experience: Fantastic location with great restaurants, cafes and supermarket in very short walking distance. Great to be on same side of lake and quick drive to everything touristy inside the parliamentary triangle. The apartment has good separation of spaces with 4 rooms, and the lounge area has a separate foldout sofa from the main sofa so that can remain as bed during staying. Luckily there was enough bedding in the cupboard to make this bed up. We felt very relaxed there after returning from our day’s sightseeing and could cook there comfortably or just walk to Kingston shops for dinner options. Thank you.

Positive experience: Centrally located apartment. Beds comfortable but we were really cold and needed to put the heaters on. A decent quilt would have avoided this.Bathroom sick in the master had a small leak also kitchen flick mixer loose and bins in the bathroom but not in the kitchen. Windows filthy. could do with a decent clean or repaint, some splatters on master bedroom cupboards up high

Fantastic experience: I spent two weeks here and the house was perfect. As soon as I walked in I felt at home. The hose has everything you need and it’s very cosy. It’s in a great location to get to see all the sights. Two large supermarkets just three minutes walk away. It was very clean and comfortable. I highly recommend staying here if you travel to Sydney. Negative experience: What’s an horrible experience we had at this southbank property in Melbourne .. Airkeeper third party property management company is the worst. Please stay clear of them.. we booked 3 bedroom apartment paying $872 for 2 nights booked though booking.com, We contacted Airkeeper helpline for checkin instructions, on the phone there was a staff lady called Emily, OMG she was very rude and egoistic and been very unhelpful from the start of check in process.. The online mobile application they use is the worst . We tried multiple times to upload documents but it failed. And the air keeper team keep harassing us to upload documents which we did or untill they don't even provide you address of the property you already paid for due to this all we have got late of the first day to do check in. The worst starts when we arrive at property, there was NO POWER at all, there was no card provided which activate power slot to run the power in the apartment we keep trying them contacting and they keep ignoring our emails never replying to messages untill we involve booking.com. Then start replying after 2 hours of our stay without power in apartment in such a hot weather in Melbourne, Finally they said we have to go IGA to pickup the power slot card as the past tenants removed the card from there and return to IGA where is keys pickup by mistake. And after 1 hour they said oh sorry the card was thrown in thrash by IGA staff by mistake .(Picture attached of Message sent by Emily on booking.com App) So we didn't had any option then to move to our friends place to seek emergency accommodation on first night of our stay. In morning they saying we can use any normal card to insert in the power slot point. Is it serious? We paid more then $872 for 2 nights and have to stay without power and run around for their mistake .. Then next day rather then apology they telling us to read the cancellation policy so they refuse to accommodate us with any refund for what we never used their apartment for which they charged us. We now going to involve fair trading in this matter for Airkeeper to held accountable for mistreating customers and charging the money for the service they never provided correctly. Please stay clear of Airkeeper to avoid troubles on your holidays.

There was some confusion onsite, as the power card normally remains inserted in the slot and it appears the previous guest removed it in error, which led to the power issue on arrival. We are addressing this with both our team and the key collection point to ensure this does not happen again.

Negative experience: I booked a property through booking.com which was an AirKeeper property. The property was a 1 bedroom apartment in Collingwood Melbourne and cost a lot of money to stay for a weekend of events. I had reported the hot water wasn’t working a few hours after waking in the morning. Being a tradesperson I was understanding that things break down. Being in Melbourne for a weekend of events it was crucial for me to be able to have a hot shower and freshen up between events. Upon reporting I was told to turn the circuit breaker on and off and wait several times. There was no effort to send a building manager to the property or get a tradesperson out to look at it whatsoever. I had to go and pay at a local gym to use their shower. Ontop of not being able to use the shower in this place, the dishwasher had a fault code and continuously let three extremely loud beeps out every ten to fifteen minutes throughout the day and night. I tried to reset it but it kept beeping. Extremely dissapointed by my stay here at this property. I barely slept and was unable to shower, I was also late for my event due to having to walk to a gym and ask to use their shower and though I wasn’t a member they were kind enough to let me use them at a cost. I have also contacted AirKeeper via booking.com about a refund for my stay but I have had no corrospondence back whatsoever from them. Incredibly disappointing. Whilst properties are likely to have maintenance issues, their response in resolving this issue was lackluster and lazy at best. It seemed like Air Keeper were happy to charge and take my money, yet not offer any assistance other than the bare minimum to resolve the issue. I will not be staying at another AirKeeper property again. EDIT*** I was never offered a full refund whilst staying, I’m more than happy to upload the messages via Booking.com. I even stated that I understand these things happen and was wanting a 50 percent refund as I understand you have expenses and these things happen, even though I was forced to go without a hot shower for days in the middle of winter- whilst also receiving no support. Ontop of this I was offered a 20 percent refund 3 months ago that has never even come through booking.com either.

We’re genuinely sorry for the experience you had during your stay in Collingwood. We understand how important hot water and a quiet, comfortable environment are, especially when you’re in Melbourne for a packed weekend of events.

Unfortunately, the issue turned out to be a full failure of the hot-water system that required replacement parts. As your booking was only two nights, we weren’t able to source and install the parts within your stay window.

To make things right at the time, we offered you the option to cancel with a full refund. You chose to continue your stay, and we then offered a 20% refund, which we’ve now processed as a partial refund. Negative experience: Months after confirming our $4000 booking over the Xmas holidays airkeeper wrote to us for an additional $800 to keep our booking otherwise it would be cancelled. Price gouging, would not recommend. Stick to Airbnb. Not worth the risk of having a holiday cancelled. Unethical business with poor practice

Positive experience: Building was under construction. Lots of noise and hallways dirty. There was no balcony and covered in scaffholding. Was nice on inside but not what was advertised

Fantastic experience: Very comfortable two week stay. apartment was ideal for our need to be near the nearby hospital. Area is a bit remote from local shops and is hilly but there is a bus route outside the door.

Negative experience: Cancelled my confirmed Airbnb booking in New South Wales at short notice just to immediately re-list at a higher price. Dishonest and unprofessional.

Positive experience: Alfreds House was the perfect venue to host a small group of guests to an afternoon celebration of a 'significant' birthday of the host on the waterfront lawn. All facilities at the house were ideal for a two night stay for host and family. We would have no hesitation in booking further stays in the future.

Fantastic experience: This airbnb was a perfect size for my family of 5. They had decent size rooms, lounge room down stairs and upstairs for the kids to play in. The location was less than 7mins from the beach. 2 balcony’s and great lighting. Only downfall was no aircon but it’s so close to the beach, the sea breezes was enough.

Fantastic experience: The place at Katoomba was great the environment is excellent nestled in a lot of trees/nature, garden is great the house itself and the rooms are wonderful with all the things you need as a group from kitchen, two bathroom, roomy dining area and lounging. The decor really appeals to us and the town is cute. Just one suggestion is ironing board. Other than that, we highly recommend this place Elevated Serenity where view meets comfort.

Fantastic experience: I had a great time staying in Rushcutters Bay. Having a view of the water was a nice surprise. Everything I needed was in the apartment and super close to restaurants and nightlife. I appreciated having parking on site as dragging suitcases around the city is difficult. Negative experience: As a host listed my place with them and they are terrible. They will list your place at the cheapest price regardless of what u have told them as being your bottom listing price. Then when u cancel the contract they kept all the money even though there was more than enough to satisfy the cancellation of contract and to top it all off they try and send legal intimidation to pay more…..if I lived in Australia and could be bothered would have taken them to court. Be very wary of this company

Positive experience: What a lovely place you have guys. Everything that was needed including washing machine/dryer, microwave, Nespresso machine with plenty of space, ‘Joey from friends’ reclining chairs x 4 to watch large screen tv office space, clean bathroom. Only disappointment was swimming pool empty. Be aware owners live upstairs and you can hear them walking and talking. Also had an early morning door bell ring whilst still asleep on last day, from swimming pool guys.

Positive experience: Apartment is nicely furnished and clean although the bathroom fan cover needs cleaning. However deceitful with photos of the outdoor front which shows a beautiful small garden where in fact you enter from the back street through garbage bins, rubbish next door and sensor light at the door not working. Otherwise convenient short walk to catch the ferry at Balmain East.
