Although we were selling with Karl he also gave us support and insight for our purchase at the same time which he didn’t need to do, but is a reflection on his professionalism and focus on your goals.

Fantastic experience: I painstakingly researched and interviewed agents for our Geebung land sale: Tony’s portfolio checked out. He had sales data and evidence ready but more importantly, answered every curveball question I had about strategy and sales psychology, timelines, realistic outcomes and ethical/effective marketing. Selling our land was a difficult decision, but I had full confidence that Tony would find the right buyers, even despite the fairly uncertain market situation. The process was completely hassle free, and Tony exemplifies the value of extensive industry experience. The campaign was significantly shorter than even competing REAs anticipated. Negative experience: One of the worst real estates I have ever dealt with. They are unprofessional, rude and vindictive. If you asked them to do the minimum they would make your life difficult. After we had said we would end the lease they tried to have a house inspection with 30 people with NO NOTICE, no emails, no phone calls. If my partner wasn’t home they absolutely would have entered our house illegally and let the dog out. Let’s not forget the landlord would send trade people around, with NO NOTICE repeatedly. Renters avoid and landlords avoid. The absolute worst experience with a real estate.

Negative experience: Karl Garufi is a relentlessly unprofessional agent. I never provided him with my personal details, yet he continues to spam me with unsolicited messages. I explicitly asked him to stop contacting me multiple times, and despite him saying he’s removed my details and won’t be contacting again, continues to do so. Zero respect for privacy or basic decency. Avoid at all costs.

Negative experience: Alexandra Porter Team - From the very beginning, dealing with McGrath – especially Samantha Baines – was an absolute nightmare. She refused to provide a price guide (despite the property being for sale, not auction), denied me a second inspection (I couldn’t attend the first one, only my partner did), and the only inspection they allowed was at 5pm on a stormy day, making it impossible to properly view the house. Despite these red flags, we went ahead and purchased the property. When submitting our final offer, we were promised one settlement date, only to find the contract reflected a later date – a small detail, but misleading nonetheless. At the pre-settlement inspection, just four days before settlement, I finally saw the home myself. The condition was shocking: walls covered in holes, dents, chips, scratches or just general grime, you name it, we got it. Multiple chattels listed in the contract were also missing. When we raised our concerns regarding the damage with the agent present, Kelsi Carroll, she dismissed it all as “fair wear and tear” – on a house that was only 18 months old. Samantha later called and offered to knock a couple of hundred dollars off the price (which never actually happened). We escalated the matter through our solicitor with photographic evidence comparing the current damage to the spotless listing photos, but McGrath insisted the damage was already there. The missing chattels were eventually replaced, but not with the same items – instead we were given cheaper substitutes that didn’t fit properly, requiring us to modify parts of the house. Throughout all this, the agents showed zero sympathy. At one point, they even suggested we could just hire a cleaner – “the one we use for rentals only costs $500.” That is completely unrealistic, and frankly insulting. Finally, when we collected the keys, Samantha (whom we had never met in person) handed them over without even asking for ID. Anyone could have walked in and claimed the keys to a recently sold property. If I ever buy again, I wouldn’t go near McGrath – even if I loved the house. And if you currently own and are looking to rent your home out, I wouldn’t trust this agency with your property. Tenants could trash your home and put holes in your walls but it would be justified as “fair wear and tear”.

Negative experience: Before singing up the lease nice after no, Lack of communication. Doesn’t know how things work never apologise for things they messed up. When we moved in lots of things weren’t working and we still had to pay the same amount money for the rent still no apologies Instead “because of Christmas holiday..” “Oh thanks for checking everything the previous tenets messed up the report” Are you serious. Yes it’s your job to double check if these are working properly like that is your job. Gosh people these days complain about having to do their jobs.

Negative experience: We rented property from McGrath Aspley from October 2023 to January 2025.The property is located in Coolum Breach. We had a few issues with organising a viewing before we moved but after the initial hiccup we were very happy with the communication we had with the agent until it was time to leave! Admittedly we had to break our lease which we understood would potentially attract a penalty until the property was re-let. Happily it was re-let the first week it was advertised and the new tenant would move in 2 days after we left. (However we were inconvenienced when McGrath didn't advise us that a planned second weekend viewing had been cancelled). We moved out earlier to give ourselves a week to make sure the property was ready for re-letting. We employed professional cleaners to clean the property to leave it in the same condition as it was when we moved in! But McGrath disputed that we had cleaned the property properly! The cleaners meet the agent and discussed what needed to be done after which the cleaners phoned us and said McGrath were happy.... Then we got notice that the new tenants could not move in as the property was full of mould! We were also told we had to pay the rent until the new tenants could move in. We were firm in our view there was no mould when we moved out and made multiple attempts to contact the agent to discuss these issues as our entire bond amount plus several weeks rent was at stake. McGrath ignored our calls, emails and text messages for days. It was not until we advised that we were going to take these issues further that they responded. Eventually they returned our emails and we resolved the issues. However it was a very stressful time for us.

Fantastic experience: Our experience with McGrath Realty was awesome. Whilst we ended up selling our home as a private sale to one of our friends and didn’t require a real estate agent, the dealings we had with Alexandra and Samantha was very inspiring. Their genuine care for clients coupled with decades of experience (and it shows ) made us feel like “we’ve found the right agent”. When I had to advise them of it being a private treaty sale between friends they celebrated our situation and even offered any assistance we might need even though we had not engaged them yet as an agent. Fantastic experience: During our time with McGrath Aspley as renters, we've always had a direct line of communication with our property manager Kira. Responses have always been fast and items followed up on when requested. Especially, considering our application was submitted just shy of Christmas break and the challenges of moving into a newly finished build, we've been able to gain assistance through the McGrath. Although some delays have occurred, our property manager has always followed up on items with the builder and has been supportive during our tenancy. We hope to continue our rental arrangements through McGrath in the future and would recommend their services to others.
