Fantastic experience: I rented with Bells for 3 years and had a great experience. The staff were all super helpful and kind. Negative experience: If I could give no stars I would. Absolutely terrible experience with this real estate. Getting my bond back has been a nightmare, real estate agents just do what they want and don’t care about tenants. Now trying to recover my money is an ongoing process will probably have to go to VCAT as the real estate has done the wrong thing. Paid cash for my bond back in 2018 and they were advised the bond was to be put in one name only, which they have never done.They have now divided the bond between different people making it impossible for me to get my money back in any sort of reasonable time frame. I am looking at a six week processing time for only half of my bond money. This has been an absolute nightmare, we had an excellent property manager, Daniela P, but we got a new one when we were given notice to vacate, who has no compassion or understanding for our circumstances. Left the property in better condition than when we moved in and apparently that wasn’t good enough. UPDATE: Just to clarify I have had the same email address going on more than 40 years and Bells incorrectly noted my email at the beginning of the tenancy which has now come back to cause me extreme problems with the RTBA. I would also like to note there was no formal lodgement as the money was unable to just be refunded I had to lodge a claim from the retained bond repayment department which involved a very lengthy time on the phone and online verifying I was actually the correct person and then determining if I was actually entitled to the funds. As I stated I was very clear at the beginning of the lease about the bond and the funds and this was either ignored or overlooked by Bell’s and has caused me extreme distress at a time when I could least afford this. UPDATE 2: Initially Bells were ok but after COVID the office standards just fell and care and compassion were thrown out the window. I don’t know if this was a directive of the landlord or change in property manager but we just became another number in a very unfair system.

Negative experience: I am leaving this review to help someone out, hopefully. I literally just signed a 12-month contract with Bells, and it is the worst decision I have ever made. To think that I am lacked into a 12 months contract that only just started is literally killing me inside. I am renting a $1955 pcm property that is up to the bare minimum and "DIRTY." They refused to clean and told me that the property is cleaned to the minimum housing standards!!! For the love of God, bathrooms and kitchen (especially) should be up to a good standard!! Beware and probably go through EVERY SINGLE aspect of any property before signing a lease. Don't make the same mistakes I made.

Negative experience: Tenants please stay away look For another company that’s cares for there tenants and not just pretends bad service in my opinion

Negative experience: Useless couldn’t even do there job to consider tenants rights trying to take me to court when I’m no longer in the lease pathetic. Don’t rent from them even if owners want short term they won’t advise and force you to leave after 12 months didn’t go to plan did it

Negative experience: One word sums it up….…. Costly!!!

Fantastic experience: We rented through Bells and never had any issues. Kay was always responsive and dealt with any queries swiftly and diligently. When we were moving out, they made the process easy and convenient, Kay even met me at the property (their office was about a 30min drive away) to hand over the keys!

Fantastic experience: Bells Realestate are such a good agency to deal with. I've been renting houses through them for years and all the staff are super friendly and professional. It's always a pleasure dealing with them.

Negative experience: Our tenants stopped paying rent and after 3 months found out tenants had had destroyed our property and the only way we found out was from the neighbours. $25,000 worth of damage. The rental agent was the worst to deal with and never returned our calls and when she did she would just talk over us and not listen to a word we said. When we finally decided to leave the only feedback we got was “you’re using our cleaner” We understand it was mid pandemic and inspections were hard to carry out but the stress and turmoil was made worse by incompetence. We bought a house through them using Louis and he was absolutely brilliant and accomodating so we figured the rental side of things would be the same. Sadly it is not and the only reason they get 2 stars is because of how good Louis and Dani were to deal with. If you want to buy or sell they’re excellent, anything on the rental side I’d say go elsewhere.

Negative experience: Had a terrible experience before my wedding last year. Was told to pick up my keys at 9am, when I arrived they were not ready and staff couldn’t give me a clear answer. Turns out the house was being given a thorough clean. I was eventually allowed to go to my house and on the way there was given a call by Bells letting me know that “there’s a cat that stays on the property I hope that’s not an issue”, my husband is allergic to cats. I arrive to the house to be greeted by a tin of cat food on the kitchen bench, kitty litter in the cupboards, cat pee on the window sills and cat fur everywhere. The bench hasn’t even been wiped down and I can see last nights 2 minute noodle crumbs. The garage could not be used as there were roof tiles sitting in the middle of it. The heater was broken in the middle of winter. There was also furniture in the bedrooms and when I questioned the agent I was told “just put it on the curb out the front”. The back door lock was busted, the window fly screen scratched up, and I had the cat jumping on my car or crying at the front door to be let in. When I told the agent I can’t have a cat due to my husbands allergies they called the council to have the cat removed (which was not what I wanted to have to experience that day). I had hired a moving truck and all my furniture was brought over, but the house wasn’t ready. I returned the keys that night and got a call in the morning that someone had “broken in the back window”. I was never compensated for my moving truck or given a proper apology, the agent said to me “I understand this is a bad situation but it is equally unfair for the owner and for us”. I was left without a home 2 weeks before my wedding due to the dishonesty and lies of Bells Sydenham. They ended up confessing that the owner had only moved out the night before and had promised the company the house would be cleaned for them. I’m unsure how a rental company can treat their clients with such a lack of care. To the point where each time I called the company that day I needed to explain who I was and what the situation was. I was also told that houses are never cleaned up to the standard I might be after? I do not recommend.

Negative experience: My experience with this company has been a bit of a nightmare we are stuck in to a contract that we believe is unfair due to being a rental tenant and having to clean the house yourself before occupation is unheard of, the staff Kay had provided us with a condition report late and feel slightly deceived as they wouldn’t let my wife view the property before she payed the bond and one months rent if she had viewed the property she wouldn’t have signed my fault was I was in a rush and expected abit more from a reputable realestate agent I didnt think a realestate could rent a house in such a bad condition, they only made me aware that the front security door is not lockable after we had signed the contract and pay the months rent they have spoken to the landlord to rectify this problem but we are still paying rent for a few days and can’t really put any valuables in the home for security reasons this is pretty rediculous. I suggest if you are looking at using this company be very careful and possibly look at using a different agent I forgot to mention when I was waiting for the lady to prepare the documents the bad language that had came from Tony’s mouth whilst he was on the phone as well as at times they had said things in Greek so others couldn’t understand
