Fantastic experience: David and the team at Spencer and Servi expertly managed my Newtown property for 16 years. I think they should be called 'Extra mile real estate"!... the whole team of property managers definitely conveys a mindset of customer first thinking. Over 16 yrs of property mgmt I had a broad range of tenants and experiences, each requiring delicate attention at times, and i always felt my interests as landlord were 1st and foremost. Highly recommended for your property mgmt needs.

Negative experience: The rental property next door is managed by Spencer Servi. The pipe in the property was leaking into our house through a shared wall. It caused severe water damage to our house. It took from the first notification in May 2025 until August 2026 to get the pipe replaced by the owners of the property. I understand agents are the go between and landlords can make these situations very hard for everyone. It has however been a very difficult, slow, disappointing process dealing with this organisation.

Negative experience: Avoid this agency at all costs. This has been the worst experience I have ever had with a real estate agent. I have had a non-functioning blind for nearly six months of my tenancy, and despite multiple requests, it remains unresolved. More concerningly, two leaks in the ceiling from a recent storm caused significant flooding in the dining and kitchen area, yet the agency has shown no urgency in addressing it and has provided minimal communication. I submitted photos and a video showing water pouring from the ceiling and over a light switch—an obvious safety hazard. More than two weeks have passed, and I have yet to receive an update on whether the issue has been resolved. My property manager, Philip, has failed to provide adequate communication or show any sense of responsibility, and despite escalating my concerns to David Servi, I have received no response. The level of neglect and disregard for tenants' well-being is appalling. If you value communication, professionalism, and basic duty of care, do not lease through this agency.

Negative experience: I recently moved to Sydney and rented a property through this agency. Unfortunately, my experience has not been great. Upon moving in, we encountered several unresolved issues with the rangehood, microwave, ventilation, and air conditioning. Communication with the property manager was difficult—emails often went unanswered for 2-3 weeks, and only after multiple follow-ups did we get any response. Additionally, the property manager didn't check in with us to ensure we were settling in well. Tbh, the positive reviews here mainly come from landlords who benefit from having their properties managed, while tenants like us struggle with inadequate support. I hope the agency can work on being more responsive and attentive to tenants' needs in the future.

Negative experience: Renters are treated very badly and they completely ignore you if there are maintenance issues. They will also use shady tactics to not return bonds.

Negative experience: Extremely bad experience. The property I rented was in terrible condition upon move-in day. Despite assurances of thorough cleaning, I found mold, dead cockroach bodies everywhere, and filth throughout the property. The carpet was dirty, kitchen cabinets moldy, sofa moldy. The property manager ignored my concerns and tried to hastily clean instead of addressing the serious issues. I was left homeless on my move-in day due to the unlivable conditions. Waste a lot of my money and time and finally cancel the contract.

Negative experience: With out doubt the worst real estate agent I ever use Never return calls never do inspections on properties . They don’t even know the rules of property management and when they make mistake all they say is we don’t have enough stuff to do the jop but still charge your commission .Landlords think well before you list your property with Spencer &servi if I could give them less then 1 star I will .David the owner was aware of the mistakes and never call me to say sorry or compensate for the money I lost due to the mistake

Fantastic experience: You will not meet a better, more knowledgeable or professional property sales agent than David Servi. Trust is not often a word I think of when speaking about property sales - but I would trust David with a (big) bag of cash and a plane ticket. Our investment property needed a makeover before sale which would have been difficult for us as we don't live in Sydney. David did all the groundwork for us using his contacts, tradies etc but all billing us directly. If you let him he will guide you to realise the very best price you could ever hope to get. The time and effort he put in with our apartment was amazing. We got a price that was higher than our expectation and the higher side of what David Servi said he hoped for. We did all of this in lockdown including an online auction and his team managed it all brilliantly. His knowledge of the Surry Hills and surrounding area is brilliant having been built over some 40 years working in the area and that is invaluable. David also has a wicked sense of humour and a great person to chat with, probably about anything! The human touch and personal service is alive and well at Spencer & Servi. Thanks Meredith. Fantastic experience: I've been a tenant of Spencer & Servi for 6+ years. I've found them to be excellent property managers, professional, responsive and most importantly - genuinely kind, nice and understanding people.

Fantastic experience: The team at Spencer and Servi have been great. As long term renters (> 5 years) they have been great to deal with. All staff including Melanie as our current property manager and staff at reception have been fair to deal with and responsive to any issues that need to be addressed. From application, to renewal, to final inspection and timely full bond return they have been a great real estate agent to deal with. They have always been compassionate and allowed our pets to be treated like members of the family.

Negative experience: Without doubt, the worse real estate agents I have witnessed in Sydney. Changed property manager and never contacted me, made complaints for an illegal renovation in a unit upstairs that were never investigated. The owner seems to agree as he used a different real estate agent to sell the property after I moved out. These other reviewers saying the team are highly professional gave me a good chuckle. Emails unanswered, keys missing, non-responsive to complaints. David was aware of this too and did nothing. AVOID.

Negative experience: If I could do zero stars I would. Don’t rent from here especially if the property manager is Andres Zapata! We had rented a place for few years from here and all I can say is that they were useless. My roommate and I were co leasing the place and yet he would only email my roommate for when housing inspections would be occurring and any other related queries. Which was a continuous problem as my roommate wasn’t always In the country. When we asked at the start of the lease for fly screens and new curtains, they promised to get it sorted and never did. Andres is always also conveniently away when you request for any thing from him. I requested for rental ledger and after a week waiting, I had to call the receptionist who told us he was away, provided his number and told me to text him. Also at the end of of our lease we request over a week in advance for house inspection on set dates as we could only get that time off from work and wanted to tidy up anything we may of missed on the spot. We called the receptionist numerous times who promised to get Andres to get back to us. We told Jack who was putting the place up for rental inspections (which one we were only told a day prior and also I was not cc’d into the email even though again I was on the lease) who also said would follow up with Andres. When we contacted them all again on the days we asked he was off work again. We even asked if someone else can look at the place and no response. When he did the rental inspection by himself a week after the end of lease. He pointed out grout that he believed was still dirty even though three people inclusive of professional cleaners that they recommended, a small smug the cleaners missed (this could of been fixed on days we requested) and the stove vents which were washed by the cleaners and dishwasher. Which was over 100.00 invoice. Cause he advised option of professional cleaners or cleaning it ourselves even though we had already handed the keys in on the 1 day prior to the end of lease day and had emailed him advising of this also. So he was fully aware we couldn’t get back in the house. Lastly it took them a over fortnight to sort out getting our bond back. All in all this real estate is extremely unprofessional and unhelpful. Note this is only a fragment of the troubles we had with this real estate. Plus the advertisement originally for the place was misleading (which they are currently using) it’s not a three bedrooms it’s two bedrooms and a very small study at most. Plus the car parking is really just one car park stretched out. You’ll be double parking and mostly like won’t fit two cars.

Negative experience: Repeatedly unprofessional, unethical and purposefully misleading communication between the agent Nadia El Arab and myself during my short tenancy. Ended in tribunal proceedings in which she lied to the judge. Completely misrepresented the situation and themselves - not a boutique experience at all. Will never deal with this agency again.

Negative experience: Not very good with tenants, I actually moved house because the property manager was pretty arrogant and not very helpful. As a landlord myself I hope my property manager isn't loosing me income by treating tenants so badly.

Negative experience: Worst experience with an agency so far. After viewing a small studio in Darlinghurst I wanted to make sure that the laundry area that was close to the unit wouldn't make any noise. For that reason, before I decided to rent I clearly asked the agent if the laundry area was noisy, to which he responded that it wasn't. After renting the property, I discovered that not only the noise was an issue, but also the smell coming from it. When I enquired the agency about it, they responded that as they "never lived in the property, they didn't know". After a couple months I had more problems. After a rainy day I noticed that there was a leakage in the house, and that rain was entering and ruining the carpet. I promptly contacted the agency so that they could arrange the repairs, although after weeks sending them emails to which they would normally respond in 3 to 5 days, I needed to arrange the repairs by myself with the building manager, in order to avoid ruining my furniture due to water damage. When COVID started, I was experiencing financial issues, and decided to apply for a rent reduction. I needed to wait for 7 weeks to be taken in consideration by them, and they only did when I notify them that I had to take the issue to the Fair Trading Department. They gave me a reduction when I had only 4 weeks until the end of my lease. I would highly suggest anyone considering this agency to read the reviews before signing in with them. I had the worst experience with an agency up to date, their staff lacks compassion for their customers and after signing the contract you value little to them. I make myself personally available to anyone that would like to have a first hand opinion of them. If you don't want to be mistreated, ignored, and treated rudely during your lease, do not sign in with this agency. . I am taking the time to write this review so that no one else will have to go through what I experienced.

Negative experience: Worst realtor in the world, hands down! I've lived all my life in rental properties around the world and my experience with Spencer has pushed me to seriously considering buying a property! Extremely unprofessional, cannot handle a computer ( we're in 2020 now! ) to even reverse a transaction on a excel sheet and still owe me money and it's been over 2 months since we left our last property. Word of advice 1) do not ever rent anything from them 2) if you HAVE to, make sure you pay using a bank account that allows you to reverse transactions ( like I did ) so that you can get your money back. Religion is the only hope if Silke happens to be your property manager, especially if it has anything to do with her and dealing with a electronic device such as a computer.

Negative experience: RENTERS BEWARE: This agency is extremely dodgy. Having rented with them for 2 years I can tell you they do not care one bit about their tenants. They do not action any requests, are extremely slow to reply to anything and will try to gauge you for money at any chance they can get. Any communication you have with them after you move in ends of being extremely condescending and unprofessional. Having spoken with various contractors that do work for them and other people that have rented/and looked to rent with them the experience is pretty much the same across the board. I Know someone who paid a holding fee for a property and moved out of their house in preparation to move in only to have Spencer&Servi then refund the holding fee and rent the property for a higher price. They are dodgy dodgy dodgy. I suspect they manage a few portfolios for large clients with many properties and I also suspect they own many of their own properties and are self managing. Please avoid renting with this agency if you have the choice. In my years of renting I've never had such a poor experience and been treated like a piece of dirt. If you do rent with them make sure you only correspond in e-mails, keep a record of everything and get familiar with your rights as a tenant and hold them to it If uncertain about anything go to the Tribunal or call Tenants Union NSW for free advice.

Fantastic experience: Very professional and friendly service from Saiyida. She was available throughout and very accommodating. I would definitely rent through her again in the future. The receptionist, Elaine, was also very friendly and helpful when I collected the keys to my new apartment.

Negative experience: Didn't bother turning up to an inspection, current tenant slagging them off, pictures and description highly misleading. Seems very unprofessional, uncaring and insincere.

Fantastic experience: Have been renting a place through Spencer & Servi for 3 years and have only had great experiences with them thus far. Would highly recommend.

Negative experience: The most disorganised property manager we have ever dealt with. We had a barrage of trades coming through the property to huge disruption. We raised objections with one work in particular, two man holes being cut through the floor and the mess it left. The landlord decided to sell the property (unsurprising not through Spencer and Servi, and according to them they were not even informed of the sale until we reached out). Upon exit we received an email from the property manger questioning why we had cut holes through the floor and that the owner would be very disturbed by this. Completely verifying our objection that had no idea what works were even ordering to be done and did not listen or even read our concerns. I would avoid as a landlord and a tenant.

He made it his personal mission to find the perfect home, listening to our criteria and thinking outside the box to deliver more than what we expected. Positive experience: Although communication could be better (to be fair there were three property manager changes), the current one - Evangelia has dealt my issues with integrity and respect. Negative experience: Not quite professional when it comes to communication. You receive automated emails and text and there is lack of transparency. Would not recommend anyone.

Negative experience: Antonio Mesiti is the worst agent I ever came across. Do not deal with him. Rude and arrogant! When sent an email when there was an issue some time ago - replied with "WE DONT CARE WHAT YOU THINK! WE FED UP WITH YOU!" Who talk to people like that while dealing business? DO NOT GO THERE! Should I mention that not helpful and useless? YES! Moved in, took forever to request for necessary repairs and urgent needs for the maintenance and health and safety - nothing happened and all requests ignored!

Negative experience: Emailed the Agency in regards to a property and application multiple times. After 3 missed contacts I had to call. Had my time wasted for a few days until I wanted to put a deposit down to be told it was already taken. All round waste of time Very frustrating to deal with

Negative experience: Rented a house in Surry Hills (13 Norton Street) for 4 months. Pricing and location was very good but property itself was old and outdated. Property management was even worse. They had no idea how to run a business and the property manager even got fired after the 3rd month of us being there. New property manager was not any better. Overall, very unprofessional business, employees did not respond in timely manner. Still struggling to receive any part of bond back. They seem to just be taking advantage of college-aged people because they know they can. In addition, they left us with no light in the living room after water dripped down and shorted out the overhead light. Said they would come back and replace it that week but then never came back the entire 3 more months we were there. Avoid at all costs.

Fantastic experience: Lovely people without the BS

Negative experience: I rented an apartment from them for 2 yrs and it was horrible. The washing machine broke and was never fixed. The fridge broke and they took 6 months to fix it. They people are the worst landlords with whom I have ever dealt. Just horrible - steer clear.
