Negative experience: Having a very hard time finding a house for rent. It’s almost two months and have inspected more than 25 properties and just getting rejected without any reason. Two or three applications just moving forward to the next step and the rest getting rejected from the first step. Very disappointed.

Negative experience: The level of professionalism displayed by Luke was genuinely shocking. The lack of integrity, and transparency was unacceptable. If this reflects the standard your business operates on, I would strongly caution others before engaging your buying services. What initially appeared to be friendliness ultimately felt disingenuous and misleading. The single star in this review is solely for Bella, who at least demonstrated honesty and responsiveness

Negative experience: I would not recommend Armstrong Real Estate based on my experience as a tenant. They were extremely strict and expected the property to be cleaned to a brand-new standard, which was unreasonable. The property manager, Natalyn,was not cooperative or supportive throughout the tenancy. There was no entry condition report provided at the start, yet at the end of the lease they expected an exit condition report as if the house were brand new. During the rental period, their management caused unnecessary stress with constant pressure. It felt that if you were not buying a property through them, they became even more strict and unhelpful. I also experienced issues with the bond being held unfairly. Overall, my experience was very disappointing. I would advise others to be cautious before renting or buying property through Armstrong Real Estate.

Negative experience: Renting through this agency was quite challenging. Routine matters such as maintenance and end-of-lease cleaning felt unnecessarily difficult and stressful. The expectations at the time of vacating were closer to a brand-new property standard, rather than being reasonably assessed against the entry condition report, which did not appear to be properly compared with the exit report. What was most disappointing were comments such as references to a “strong spice smell”, which felt unnecessary and uncomfortable. Such remarks appeared to reflect cultural assumptions rather than objective property conditions, making the experience feel biased rather than professional. Overall, communication lacked professionalism, and the approach toward tenants felt overly strict and unsupportive. Based on my experience, I would not recommend this real estate agency to tenants, and I believe there is significant room for improvement in fairness, professionalism, and respectful treatment of people from diverse backgrounds.

Fantastic experience: Jayden (and Will) listened to what we wanted and worked around us. Our hope was to be sold off market for a great price with minimal opens and they made that happen. They negotiated well for us and were helpful every step of the way. Communication was amazing and we always knew what to expect. The knowledge of the area and access to potential buyers was great. If we were looking to buy or sell again in the area we wouldn’t hesitate to call Jayden.

Negative experience: Extremely disappointing experience. The team was very slow, disorganised and lacked professionalism throughout. Constant excuses about their own systems, too many applications received, overwhelmed, no follow-ups and poor communication. After wasting two weeks of my time, they still couldn’t confirm availability properly out of 30 odd properties they had at a new apartment block. Simply inefficient bunch! Would not recommend this agency at all for listing your property or applying through this agency they appear lazy, unresponsive and irresponsible in managing properties/ clients. Save yourself the frustration and deal with other agencies that actually value your time.

Negative experience: My property was managed by Armstrong Real Estate since Jan 2019. We had many disappointing conversations with property managers for their miscommunication or no communication on many matters. But in the last few days, its been very disappointing experience with Property Manager, Emma Morphet. For example, it is not clear if the cost provided is inclusive of GST? Numbers provided do not add up which leads to confusion. Miscommunication and total communication breakdown on weekly rent - I was told one rent and it was different what was advertised. I wanted to include floor plan but Emma wants to charge $35 extra - When I gave floorplan image, she don't want to include it. Is Advert charges $300, does it include GST or not? When you call, she is not there to clarify. May be Emma Morphet is not interested in her job?

Fantastic experience: I had an outstanding experience with Armstrong Real Estate in leasing out my property. My house was officially handed over from the builder on Monday, 8th September, and Armstrong immediately stepped in on my behalf to sign all the necessary documents. By the very next day (9th September), they had already made the leasing advert live across all marketing portals. In just a few days (12th September), they found a highly suitable applicant and sent me a detailed Rental Application Summary. This included comprehensive information about the renters and a clear rationale for why they were the right fit. Once I confirmed, Armstrong quickly finalised a 12-month lease with a move-in date of 19th September. Everything went incredibly smoothly from start to finish. The speed of their process, combined with their prompt and professional communication, really shows their deep experience and knowledge of the local rental market. They worked collaboratively and cohesively with me throughout the entire process, making it seamless and stress-free. Armstrong Real Estate clearly put their clients first, and I feel very fortunate to have such a responsible and efficient property manager looking after my first investment. Negative experience: I was previously renting a property through Armstrong creek real estate. Upon doing the end of lease clean ourselves I returned the key. The final inspection was then completed by Natalyn without us being present or notified of the inspection. I had no opportunity to attend the final inspection. The legislation in section 35 subsection 5 states: Within 10 days after the end of a residential rental agreement, the residential rental provider, or that person's agent, must complete the copy of the condition report retained by the residential rental provider or the renter under this section (a) in the presence of the other party; or (b) in the absence of the other party, if the party has given the absent other party a reasonable opportunity to be present when the condition report is completed I believe there was clearly a breach of this legislation and the reason it’s such a problem for me is after I found extra items needed to be cleaned via an email I wasn’t able to see the defects and discuss this in person with Natalyn and get more information to make the extra cleaning more straightforward. The email stated I had something like 3 days to attend the property and rectify the issues which was fair enough but Natalyn was completely un reachable by phone. I left frequent messages and was told I would get a call back but I never received one. I was then later referred to someone else who was helpful but I wasted 24 hours of my approximate 72 hours trying to contact Natalyn with no success. Due to the failure of Natalyn to give me an opportunity to attend the inspection for further details and then the following time wasted due to the phone calls going unanswered I had no time to clean the extra items myself and I had no choice but to pay a cleaning company $520 to do it on my behalf to make the deadline. I called some time ago and spoke to someone I believed was Natalyns supervisor and I forwarded an invoice for the cleaning for consideration and never heard back. I was exploring the options to take the matter to court but my lack of knowledge of the legal system and costs involved made it to difficult to navigate so I thought I should at least try and share my experience for other people. I feel I should also point out Natalyn let us extend our lease on short notice when our builder had delays which was a tremendous help but still the overall experience was negative.

Fantastic experience: Bella Hill is the consummate professional. She kept us in the loop from start to finish and was never pushy during a difficult time for us personally. We can’t recommend her enough for selling your house. She even turned around and secured us a rental after the sale of our first home. The Real Estate industry needs more people like Bella.

Negative experience: We made several attempts to get in touch regarding rental properties, including phone calls and emails, but unfortunately received no response. For those considering renting, we would recommend working with another real estate agency that is more responsive and attentive. Due to this experience, we will not be considering this company for our property purchase next year.
