I recently put the rental I had up for sale and Karissa and Daryl were so proficient in preparing and selling the property in a short space of time. Happy with the results and would highly recommend this team.

Negative experience: A day or so after we took possession of our rental, the external sunblinds were badly damaged in a storm. It took over eight months of inaction by Buxton Newtown before being told that the owners felt no obligation to replace the blinds. Further negotiation resulted in a set of inferior (i.e. no heat protection) blinds being installed inside the glassed in veranda. This seriously compromised the amenity of the house in summer. At no point did we feel that the property manager was advocating on our behalf with the owners. We were also lied to by the agent who told us that quotes for replacement blinds had not been sent. We queried this with the supplier who emailed us proof that a quote had been sent to Buxton Newtown weeks beforehand. We were always extremely cooperative with scheduled house inspections and made specific times with the property manager to ensure we would be at home when they conducted their inspection. Despite having an appointment time, and despite us being at home at the time, the property manager entered our home using her own key. She was incapable of appreciating that it was our home and that we had an expectation and a right to be treated respectfully - which in this instance means knocking at the door like any polite person would, and being invited inside by the occupant. She barked at us that it was "her right" to enter - which may certainly be true if access for the purpose of inspection has been denied by the tenant; however we were absolutely not trying to obstruct the inspection and had in fact initiated the inspection appointment. On one occasion, over a hundred photos were taken inside our modest three bedroom house. Despite being asked repeatedly, the rental manager could not tell us if there was a Buxton Newtown privacy policy outlining who would have access to these images or for how long. Nor were we informed how images of our possessions would be protected and whether they could be published on-line, or what would happen to the images once the tenancy has ended. She clearly had absolutely no idea about the provisions of the Privacy Act and nor did she even think we had a right to see the images. We had to insist on seeing the photos and the inspection report which were grudgingly sent after they had been forwarded to the owners. The final straw was when the rental manager gleefully told us our bond repayment would be delayed for a fortnight as we had initiated it (which we had not) instead of, as she so elegantly phrased it "had you have waited for myself to initiate the refund". No retraction, no apology for her misplaced smugness and no further contact, but our bond to us, in full the next day. We never missed a rent payment, the house was maintained in an excellent condition and we cared for and improved the garden. Despite this, we were made to feel, as renters, absolutely like second class citizens. The arrogance, the bureaucratic approach, the personal unkindness and the sheer lack of professionalism - NOTHING would make me recommend this agency to renters. It is such a relief to have moved! Oh, and they put the rent up again for the tenants following us after a rent increase only last May! Greedy greedy greedy! You should see the 1950's kitchen with the oven still in fahrenheit...

Negative experience: In my four years in Australia, this was the most disappointing real estate experience. The agency acted unfairly in favour of the landlord and attempted to withhold most of my bond. For instance, they invoiced $1,000 to replace a sink with only normal surface dirt, then still charged me $680 for professional cleaning (see photo). Tenants deserve fair and balanced treatment,which was clearly lacking here.

Negative experience: Extremely disappointed with the property management service from Buxton after my tenant vacated. Communication was poor—my property manager often took a week or more to respond, even during a critical vacancy period. Despite urgent maintenance needs, little action was taken, forcing me to coordinate repairs myself from overseas. The property sat vacant for weeks until I switched agencies, who re-leased it within days at a higher rent. Very poor service and lack of accountability—would not recommend.

Negative experience: Very bad experience with rental property, we were with newton buxton , they charged us top money but management was 0. Moreover, we were charged 300 dollars for changing agents on the name of advertisement. They hostaged me and said pay 300 dollars or else we won't release your file or cancel authority that I signed with other agent.

Fantastic experience: Sophie and the team at Buxton could not come more highly recommended from me. On recommendation from my property consultant, I engaged Sophie at Buxton real estate for her property management services a few weeks prior to completion of my new build investment property. I am so grateful that I had Sophie there. She intimately understood what was happening in the final few weeks and kept me informed and comfortable throughout. Sophie was incredibly proactive in seeking updates and ensuring I knew what was happening next. Because Sophie was there through the PCI process, it meant she was familiar with my house and ready to advertise the moment the house was handed over. I found Sophie to be an absolute professional in every single engagement we had. It was very comforting having her there. Engage her and her team early, you won’t regret it.

Negative experience: Renters beware. I rented through Buxton Newtown for 3 years without issue and with increases every year, which is fine, until recently when they tried to increase by over twice CPI (which I am sure is not legal). We offered somewhere in the middle and offered a 2 year extension and got a very hard ‘No’, not even opportunity to negotiate. So we decided to move. Well that is when the fun began. They had strangers walking through our house at regular inspections even though we were still paying rent. We had the house professionally cleaned and carpets cleaned, and then they decided to slug us over $800 to repair about a dozen picture hooks which they permitted us to put up. Her answer was that the owners wanted it returned to how it was when we moved in…it was a brand new house, how can anyone return a house to brand new after 3 years of occupation!!! What ever happened to fair wear and tear. I asked to speak to a manager at Buxton who was of course not available and asked for him to call me back…and he obviously didnt care as that call never happened. Buxton Newton do not care about tenants, they only care about the owner…the agent we dealt with was lovely for the 3 years and then when we said we didn’t want to continue and pay the highest rent in Armstrong Creek, we were dumped like a hot potato. It was such a shame. However, I do agree with her that the owner of 11 Ross Street, Armstrong Creek are just VERY greedy and have unrealistic expectations…future tenants at this house beware. Buxton…never again!

Negative experience: Rude and disrespectful receptionist! Not worth inquiring about a property, hope she’s not a realtor like she said! I was mimicked and disrespected. Avoid at all costs

He helped us to find the dream home for our family (twice) and sold our property above expectations. Tom made what can be a daunting process as either purchaser or vendor simple, smooth and enjoyable. He is a very personable, honest and transparent agent. His communication is excellent and he achieves fantastic outcomes while being fair and reasonable to all parties involved. He has exceptional market knowledge and connections within the Geelong region and we can’t recommend him and his team enough.

Tom was incredibly helpful when it came to selling our property in Highton- he had a wealth of knowledge which was clear from the outset, but was so easy, personable and friendly to deal with, which made the whole experience from beginning to end, a very positive one. Tom also had a wonderful EA Jeanie who kept us up to date with important dates and milestones to remember - a great team! Tom got us an outcome we were extremely happy with - we would highly recommend!!!
