Negative experience: Bought a property with them, the worst experience I have ever had. Agent should be nice and friendly but they are so rude and arrogant. I am first time buyer and unaware of many things instead of helping they were rude. I have no clue with other agent but dealing with Sean was the worst experience. If you have option to choose the agent choose other than Sean.

Negative experience: My experience with Hayeswinkle was extremely disappointing and frustrating. A storm-damaged boundary fence between my property and one of their rentals became a safety hazard. After their tenant reportedly received no response, I contacted the agency directly. My phone calls were not returned and on multiple occasions I was told the responsible person was “in a meeting”. Despite the urgency, no timely solution was provided. I organised urgent quotes myself. The only contractor available to complete the works promptly was declined, and no alternative was arranged. With the safety risk ongoing I paid for the full replacement. Poor communication and a complete lack of accountability turned what should have been a straightforward resolution into a stressful and avoidable ordeal. I would not recommend this agency.

Negative experience: Pity the property managers weren’t as people friendly as the owner appears to be. Emily has terrible communication and people skills which is a concern given she works with people every day.

After meeting Michelle and listening to her advice, I decided that my work was done: I'd picked the right person and I should then trust her judgement and advice. Michelle's initial plan for the auction was followed, but along the campaign she kept suggesting fine adjustments to strategy, based on her professional judgement of market feedback. After each update was explained to me, I approved her changes without hesitation. In the end, we got the big crowd, the excitement, the great result. Fantastic experience: I have known Michelle for well over 20 years. I first met her in business when working as a Chartered Accountant. I have bought and sold 8 properties for myself and family and numerous for clients. I first got Michelle to value my property about 7 years ago. I recently got her to revalue it in May. I also asked another Agent to value it. The brief was simple and straightforward. Visit the property to discuss the valuation, then submit a written valuation without any campaign advice and then wait until my contact. Michelle followed this instruction to the letter. The other Agent contacted me by text and email and provided a fully costed campaign along with the written valuation then kept trying to contact me after being told not to. Michelle actually listed! A few months later I needed to get my Mum’s Unit valued as we were looking for an Aged Care place for her. Once she was accepted, the sale process had to be completed quickly. Michelle had it online within a week of re contacting her, and during the campaign she communicated with me on a timely basis. She even dealt with a prospective buyer on Christmas & Boxing Day, only telling me on the 28th as she didn’t want to affect my Christmas. The potential purchaser was just a tyre kicker, but Michelle still took it on. In the New Year we ran into a minor issue, but with Michelle’s advice, a sale was made at our price within days of that issue arising. Since the contract was signed, Michelle has kept us informed right up to when the sale went unconditional. Michelle is an excellent Agent, whose knowledge is unsurpassed. She is also training Sophie to become her own agent. I will definitely be using Michelle to sell my property when circumstances require. I have no hesitation in recommending Michelle to sell any property. Whether it be the smallest one bedroom flat in the worst street, to a premium property on Geelong’s waterfront. Michelle will get you the best price possible in a timeframe that suits you. She is very much a sellers agent at a time when too many agents over estimate sale prices to get the listing then spend their time backpedaling and getting you to accept a lower price to your detriment. I agree with Michelle’s Nan in the advert on the back of the bus. ‘Michelle is the best agent in Geelong!’ *according to Michelle’s Nan.

Fantastic experience: From the first time we spoke to Michelle it was clear that we were dealing with an agent that both knew her market, and knew the best ways to approach the sale of the property. Her positive attitude towards the property and the market in which we were trying to sell the house stood out far and above the other agents that we spoke to. Negative experience: Pls educate your agents with regards to rules and polices that applies to both rental providers and tenants. Mackenzie insisted that I pay for water bill incurred for the month of May and June 2024, when we have moved out of the property in end April. I have settled and closed our utilities too and I have not broken any rental agreement. If I have not shared the information from Consumers Victoria’s website that indicates it’s the rental providers responsibility to pay for utilities upon renters moved out, she would have not stopped pestering me to pay for it. It’s not a rookie mistake. Agent has been licensed since 2018. She should have known better. Instead of blaming the previous tenant, she should have checked why there’s water consumption when no one is using the property. She could have checked for pipe leakage to start with. To all renters, beware of this property management company. I could have rated this negative if there’s an option for it. Totally disgusted for unprofessionalism and dishonesty.

Rachael is not your typical real estate agent, yes, she is professional, knowledgeable, courteous and communicates very well. Negative experience: **Review for Hayeswinkle Property Management** I strongly advise against using Hayeswinkle for property management. My experience from 2019 to 2024 was extremely disappointing. There were numerous issues: - Mistakes in advertising properties correctly. - Poor communication, including no responses and frequent changes in property managers without any introduction. - They gave us the wrong keys to our house and couldn’t find our keys when we needed to do some maintenance on the property. They then left it with us to organise a time with the tenant to let us in and fix things. - They forgot to renew our lease and took over a year to arrange routine safety checks. - Most critically, they repeatedly failed to pay bills (rates, body corporate, etc.), instead depositing rent into my account despite numerous reminders. This caused overdue fees which they have still not replied to me about despite multiple communication attempts with different property managers and the director to resolve. Despite raising these issues with the property manager, the manager of the property managers and even the director of property management, no improvements were made and the same issue repeatedly happened. The director even suggested the errors were my fault and failed to take responsibility. Overall, managing three properties with Hayeswinkle was a constant struggle of follow-ups and poor communication. I strongly recommend avoiding this company for property management.
