5 months ago Negative experience: My experience with McGrath Newtown and agent David Cortous was extremely disappointing. The sales campaign was poorly managed, communication was inconsistent, and several potential buyers and neighbours shared negative feedback about David’s demeanour during inspections. A key issue arose regarding my garage not appearing on the title. Rather than managing the problem or helping resolve it, David effectively dismissed it as “too hard” and shifted into a victim mentality instead of providing solutions. As a result, the campaign stalled and confidence in the sale was seriously affected. I have since moved to another agent, and McGrath has taken no responsibility for the substandard service or the failed campaign. Based on my experience, I cannot recommend McGrath Newtown. And response to David's comments: David, thank you for your response. Unfortunately, it contains several inaccuracies that need to be clarified for the sake of transparency. 1. The legal advice you quoted is selective and incomplete. My solicitor’s instructions were provided after the campaign was already underway, because the garage issue was not raised or managed by you at the beginning of the listing. A competent agent would have identified this immediately, sought a solution early, and ensured the campaign was not compromised mid-way. 2. The shed/garage was not the reason the campaign failed, the management of the campaign was. Multiple neighbours and potential buyers provided direct feedback that your demeanour at inspections was dismissive, disengaged, and at times rude. This feedback was given to me without prompting and was consistent across several people. 3. Communication was not “consistent” as stated. Updates were infrequent, lacked detail, and often required me to follow up. When the title issue emerged, there was no proactive problem-solving from you, only statements that it was “too hard” and outside your control. 4. Responsibility extends beyond quoting legal emails. A professional agent manages issues, doesn’t deflect them. A professional agent adapts a strategy, doesn’t abandon it. A professional agent maintains buyer confidence, doesn’t diminish it. 5. I moved to another agency because the service I received from McGrath failed to meet basic standards of a premium agency. This is reflected not only in the halted momentum of the campaign but in the overall experience. My review is factual and based on my direct experience. I stand by it.

We were disappointed to read your review and would like to address the concerns raised.
As per the instructions provided by your legal representatives:
"The shed is on council land, adverse possession is not available."
"The garage is not included in the sale, there is no license, lease or easement authorising its use, council may require its removal."
"I recommended that all marketing avoid representing the property as having a garage. Advertising a garage in these circumstances is likely to be misleading under the Australian Consumer Law and will place the selling agent at risk of breaching professional conduct obligations."
These directions were clear and guided our approach throughout the campaign. Any suggestion that the shed could be marketed differently would have been contrary to these legal instructions.
There were no unhappy buyers; in fact, we have maintained positive contact with them and assisted further in their property journey. Throughout the process, there was consistent communication between us, you, and your legal representatives.
Ultimately, the limitations of the property were outside our control. Your decision to attribute these challenges to us and the legal team does not reflect the facts or the efforts made to act in accordance with professional and legal obligations.

When we decided to sell our house, we wanted to make sure we found an agent who knew the market in our area and had a good track record not just of sales but sales at good prices behind them. 2 years ago Fantastic experience: Wayne: Could not have found a better agent. From day 1 Wayne did his utmost to provide the best service. Wayne was always available to speak and also returned calls promptly. He gave his honest professional advice on the current Geelong market, and also listened to what I needed for the best outcome. Wayne is about working together to get the best outcome for everyone. First inspection of the property was Friday, and the property was sold the next Tuesday 5 days and Wayne worked extremely hard to get me the price I wanted, and the end result was fantastic. I couldn't be happier, and I highly recommend him.

2 years ago Fantastic experience: Excellent at what she does, highly recommended. I feel extremely fortunate and grateful that I met Jasmine. I had just moved to Australia a few days prior to starting my search to buy a house. I came from a comparably low tech and small country, and was overwhelmed by everything, including the numerous calls from various realtors. Jasmine was very thoughtful, considerate, and warm in her interactions w/me. She has excellent interpersonal skills and I found her very re-assuring. I wasn't great at articulating what I was looking for, but she was well attuned enough to figure out what I would like, and took into account my personal circumstances and overall needs. The first house she took me to view, I purchased. She conducted a private viewing for me before the open house, which was only the next day. Very efficient, effective, knowledgeable, trustworthy, honest, and available to her clients. She connected me with a very good, trustworthy, and reasonably priced conveyancer. I felt very secure and safe in this entire process. I felt she gave me great advice each step of the way and all of this felt like such a warm welcome to Australia. She also went out of her way to do extra things she did not have to do, like pick me up after work to post the sold sign on the house. I did not have a car, and throughout the process, she provided transportation, which was a great help. She did not have to do this and it felt like she was going out of her way to watch out for me.
