Negative experience: One of the worse real estate agencies in Wollongong. We had a terrible time with ARRE in wollongong during our stay. Onboarding agent was good but the property manager was horrible during the last few months of our stay. Emails were not answered with regards to roof leaks for months and ended up taking money for our bond due to the most difficult land owner we ever had regarding minor maintenance fixings which we are told the agent about when we ere leaving. We actual took the case to the tribunal due to the unfair treatment by the agent and his landlord. Stay away from ARRE if you can and afford.!

Negative experience: My experience with All Residential Real Estate (ARRE) was unprofessional, unethical, and deeply disappointing from start to finish. During our tenancy, we experienced poor communication and questionable business practices. We never knew who our property manager was, emails and calls routinely went unanswered, and promised repairs (like balcony flyscreens) were ignored entirely. At one point, when we simply asked if we could negotiate a shorter lease (our lease was being renewed) as we were actively looking to purchase a property, ARRE ignored our calls and emails for weeks, then abruptly issued us a termination notice—over the Christmas period. This was a deeply distressing and unnecessary response to a reasonable request. Fortunately for us, we were able to directly speak to the landlords and sign a new lease. At the end of our tenancy—despite paying for a professional clean with a bond-back guarantee—ARRE refused to let our cleaner return to fix their perceived cleaning issues. I am aware there is no 'right to return', however, I have never had a real estate agent refuse this reasonable request. Following this, they then produced vague and inconsistent “invoices” from a suspiciously connected cleaning company, and charged us $300 without ever clearly stating what needed cleaning. We believe these charges were unjustified and unfair. We left the property in at least as good a condition as when we arrived and only chose not to pursue the matter with NCAT solely to avoid unnecessary time, stress, and inconvenience. In addition, when I attended an inspection for a property I was considering purchasing (unrelated to our rental experience), Perry Beebe was condescending and repeatedly explained basic property concepts to me in a patronising manner. In our opinion, ARRE treated us with a lack of respect, transparency, and fairness. Based on our experience, I would strongly caution anyone considering renting through them. I am thankful that we now own our own property and will hopefully never need to deal with ARRE ever again.

Positive experience: Firstly I would like to acknowledge Amy Summers and her friendly and informative manner. Whenever viewing properties with Amy she has always been welcoming and willing to assist with any enquiry. She is a great advocate for ARRE. My overal experience with ARRE has been positive and I would recommend the agency.

Negative experience: DO NOT lease your property or rent a property through them!!! Absolutely disgracefully run company with incredibly poor communication and integrity. The company is largely run through overseas remote workers in the Phillipines who know nothing about your property. It then takes weeks of you chasing them up before you hear back from someone local. (I had several issues which took over 2 weeks before hearing back from anyone local and only heard back because I chased these up multiple times). This business strategy is clearly done to cut costs and save money however, as a result, you end up experiencing absolutely appalling customer service for your most expensive and valuable asset. As a rentvester, I rented half a duplex through this company and ended up moving into a property where the tenants that lived below (also leased through All residential real estate) would be smoking all day and night and then burning incense to mask the smell. I could not have any windows open at all as this was so bad. When trying to reach out to the property manager, as mentioned above, it would take over 2 weeks of me chasing them up and speaking with remote workers overseas before hearing back from anyone local. When I did hear back, the property manager just said ‘no one smokes below you’. ??? When I’ve then tried to contact them again to say I’m moving out and going to the rental tribunal, again, it took another 2 weeks of me chasing them up and speaking with remote overseas workers before hearing anything back. The owner, Perry, then said he would give me 2 weeks out of my 4 weeks rental bond as goodwill, however, months later, I haven’t received anything. When exiting the property, on the exit report, the owner now changed his tune and said that the property was left in a ‘dirty’ condition, when all the issues that were considered ‘dirty’ such as stains on the carpet, dust on windows etc were already shown as ‘dirty’ on the entry report when I moved in 1 month earlier. They also tried to claim on the exit report that I had damaged certain parts of the property, such as the front door and windows. However, they ended up revoking these claims as these were also very clearly shown to be damaged already on the entry report when I moved in 1 month earlier! Absolutely zero integrity and an incredibly poorly run company. Do yourself a massive favour and avoid this company at all costs!!

Negative experience: If you are looking to rent your property, you will be protected by the real state, however in my case, as a tenant the experience at the end of the lease was not the smooth one I’m used to. I have rented over 10 times in Australia and I have always been smooth and fair, however this time was not the nicest experience. 1. The agent who did the initial inspection report was as not the same person who did the exit report, therefore is very subjective from one person to the other, also the photos taken at the begging and at the end are very poor quality; Is difficult to judge from them. 2. Cleaning was an issue, when you are moving to a new place, you expect things to be clean, not sparkling or brand new as there is something called fair wear and tear, however all residential expected to have a brand new apartment and the place was clearly not new. Also items were left in the apartment from previous tenants or the owner and we left them there as we found them. All residential did not acknowledge this and just assumed the items were ours ( small things such as rubbish bin and a tool in the storage cage) 3. Inspections, all the group inspections were notified via email, except one which was a private one. I was in the shower and suddenly the door opened and there was an agent from All residential conducting and inspection. This was clearly a violation of privacy. I can prove this if required. 4. They sent me a bill for cleaning without any notification beforehand to agree on the bill or if I would like to send someone to correct the cleaning issues etc.. 5. Not clear communication, they do not answer to the emails, they just ignore you. Maybe some people have had a good experience with the Real Estate agency, however I have to say this was not my case. I would NOT recommend being a tenant with this agency.

She was very thorough in all her dealings with the property, inspections, outgoing reports etc. She answered all my questions that came up - promptly and took initiative when overseeing repairs, sourcing a new tenant and advising me when needed. Negative experience: The treatment of my partner was absolutely shocking. False accusations and the harassment was shocking to see. Now not supplying complete tenancy ledger is very unprofessional. Absolutely shocked and has put me off ever renting with this company. Much better quality of rental companies in Wollongong I would recommend over this one. Feel that half of the good comments on here are from robots. Really need to look at your ethos as a company.

Negative experience: Left the at the end of lease asked if I could pay week by week said they couldn't let me pay week by week to let me find another place , but billed me day by day to sute them. Left the house reasonably clean with the stove top with minor scratches wearandtear received the end lease clean and someone with a key has came along and smashed the bottom left corner (the most uesd) corner. I Don't trust them take pictures people.

Negative experience: Shocking experience. Inflexible, intolerable staff, systems and been totally abused as long term tenants. DO NOT RECCOMEND - Now disputing bond on false pretenses as the final kick in the teeth. Also, did countless inspections on our property during our tenancy with NO compensation, demanded a rental increase and promised to not conduct inspections over Christmas and reneged on all!

Fantastic experience: All Residential Real Estate have managed our property since 2017. Their support over the years has been much appreciated and Ruan Pieters in particular has been brilliant. All Residential is responsive to our needs, they keep in regular contact, provide fantastic service to our tenants. Whenever we have had any concerns they have addressed those issues with urgency and to a suitable conclusion.

Positive experience: David is a great property manager. He is easy to communicate with. Very clear, listens and is open to tenant suggestions. He went above and beyond for me with dealing with a challenging landlord. He has been one of the best property managers I have had while living in NSW.

Negative experience: I was renting through All Residential a couple of years ago and feel it is important for future tenants to know what they are signing up for. From day one we should have seen the red flags and ran immediately. Upon arriving to inspect the property for the first time, our “lovely” property manager who I won’t name was smoking a cigarette in the front yard and promptly discarded it in the garden as we arrived (Note that they claimed part of our bond due to cigarette butts in the garden even though we don’t smoke). Throughout our lease we had multiple issues with the property e.g. leaking taps, faulty appliances, mould and more, all of these taking weeks and weeks to resolve. The only time prompt action was taken, was when we threatened to take it further. On one occasion, our property manager was ignoring our email for weeks and it wasn’t until we emailed the managing director of the business that we finally got a response. I think All Residential Real Estate need to review the way they present themselves as a business. Some of the responses to critical reviews display a MAJOR lack of ownership and professionalism. I expect a snarky reply to this review however I can only hope things have changed since our experience. I will be actively avoiding any properties being leased through All Residential Real Estate in the future and I urge others to consider doing the same. Update: the response below is exactly how I expected this business to respond. All Residential actually gave us an excellent reference when applying elsewhere. We had absolutely no issues seeking a much better rental through McGrath. I would suggest you understand who you are replying to before you simply dismiss me as a disgruntled renter who received a bad reference from you. Thanks for the good reference by the way :) Second update: your updated response is baffling - you claim to not rent furnished properties yet… you leased a furnished a property to me? I assume you’re new, might have to go over the records a little bit. You can continue to claim that I am just a disgruntled tenant who received a bad reference to you but you are very wrong there. I have a close relationship with our new landlords who informed us of your very positive reference. Please do better in the future.
