Negative experience: If you're a homeowner considering this agency to manage your property, please read this first. We were tenants for one year and left in good faith, fully acknowledging legitimate issues raised. What followed was handled by Emma — and I'll let the facts speak for themselves. The carpet had minor damage. They insisted on full replacement, citing concerns about a colour mismatch if patched. When we received their own replacement quote, it stated there would be a mismatch anyway. We were never given a clear answer on that contradiction. When we pushed back, the amount was reduced. If the original claim was fair, why reduce it the moment we questioned it? For the blinds — years old, with only the bottom weight damaged — we were quoted $590.00+for full replacement. Our bond was held for over a month after vacating before we received any claims. When we asked to obtain independent quotes — a right under the Residential Tenancies Act — we were given a tight deadline and pressured to comply quickly. My wife was also misled into believing she had to use their preferred carpet cleaner because they were unsatisfied with ours. If this agency responds to say they acted in accordance with the Residential Tenancies Act and maintained open communication — I'd ask: does holding a bond for 30+ days, pressuring a response to independent quote requests, and reducing charges only after pushback reflect the professional standards they claim? We have the paper trail. We cooperated throughout. We conceded in the end — not because the claims were fair, but because my wife was postpartum and we couldn't sustain the stress. To homeowners: is this how you want your tenants treated in your name? And is this the standard you want representing your property?

Negative experience: I regret hiring Jordan Andonovski as my selling agent. He talked the talked but when it came to walk the walk he stumbled. He kept repeating over and over that he had 20 years experience but he acted like it was his first day. He didn’t appear to know how to talk to buyers and asked me for advice. I had a buyer contact me on Facebook out of frustration, as Jordan hadn’t replied to their email making an offer. He was not successful selling my home and I sold with a different agency for a higher price. I found him to be a waste of time and money. Jordan was an undischarged bankrupt in 2020. I don’t want to have any contact with any office of The Agency again.

Negative experience: Highly advisable to stay away from this realtor. Whilst they will be happy to take your money they are to useless to look after your property. If that property is worth 2.5 million least the cheap skate real estate could do is mow the lawn. And I'm not talking about matching the neighbourhood of well trimmed lawns. Photo attached least they could do is keep the grass height at 6 inches not 6 foot

Negative experience: Me and my family are disgusted with the property manager, we have never been treated like this in our years of renting until we rented with the agency. One of the ladies there were so rude to us it was appalling, she would give us a terrible attitude anytime we would talk to her, we high do not recommend this place ever

Fantastic experience: I have been using the Agency Illawarra for property management for the last two years and give them a 5 star rating. I have found Makayla to be exceptional in managing our investment. Makayla has been very proactive across all areas of the tenancy and has displayed a high level of competency in different scenarios (letting to new tenants, repairs & improvements, compliance, cost management). She has not simply asked me what we wanted to do in different situations, but has given recommendations, which has made it much easier and has consistently turned out positive. Recently Makayla managed a medium sized renovation for us and the communications with us and the trades was very good. More importantly the end results were fantastic! In addition the budget was less than we expected (unusual right?) as Makayla was watching the $. Thankyou The Agency Illawarra for looking after our property.

Negative experience: Reasons for my 1 star review of the Agency: - Sent us eviction notices for a missed fire inspection invoice we (rightfully) refused to pay then tried to use it as a bargaining chip to get us to vacate before the end of our lease so the landlord could sell. - Lied about who our principal tenant was and refused to update our bond details with RBO for 6 months despite us asking several times and the lease not matching. - Tried to take our entire bond at the end of the lease without even notifying us (we found out via RBO - luckily we managed to get our details on the bond before the lease ended…) despite only very minor issues which we were able to fix within 3 hours. They call this standard procedure, and maybe it is for them so beware. - Agent instructed us to leave keys at end of lease on Monday morning due to lease ending on Sunday when their office was closed and then tried to charge us an additional day’s rent for the Monday. - Treated us like terrible tenants despite the fact we took excellent care of the property which was noted by both the inspecting agents and the landlord at our routine inspections. In short, they have zero integrity. Save yourself the unnecessary stress and rent from someone else.

Negative experience: We had a highly disappointing experience with an agent where we felt throughout the process they were dishonest and untrustworthy, and obviously more concerned about their commission than anything else. We expected professionalism and integrity but that was not the case.

Negative experience: They try to take advantage of tenants by blatantly lying about the law and making up rules to the benefit of the landlord. Luckily I am very familiar with the law and was able to avoid being scammed, can't say the same for others who rent through them though.

Negative experience: Received this text message from a property I visited last weekend. I wasn't interested in the property but believe it is super unethical to say the offer has been accepted then try to drive the price up.

Negative experience: I would not want to deal with this agency at all. As a buyer, I'm appalled with the professionalism and morality experienced with this agency. My offer was accepted for a property they had listed, and I had to chase the agency to exchange contracts for two weeks. They kept saying they had sent documents when they had not, and were constantly unreachable by phone and email. I was told they had to legally keep the property on the market meaning they would continue to have open inspections every weekend until contracts were exchanged. After two weeks of constant chasing, the contract for my offer had finally been exchanged, and I then received a call from the agency to inform me that the vendor had now accepted a higher offer. I expressed my frustration toward the situation and the agent simply said they did nothing wrong. They exchanged contracts with the new buyer within one day (recall that mine took two weeks) and they even updated the listing to say it had been sold. Even prior to this property I experienced very poor communication about other properties and had to chase them multiple times for answers to my queries. Overall, an extremely frustrating and stressful experience with a deceitful agent and I would not want it to happen to anyone else.

Negative experience: Got called by Wendy, looking to see if I was still interested in a property that “already had an accepted offer above asking price”. Was lectured that I “didn’t understand the process of buying a property” and that they called to “see if I wanted to offer above asking price”. Absolutely ridiculous talking down to a potential property buyer. Would never recommend.

Negative experience: LANDLORDS READ BEFORE GOING AHEAD. Unprofessional taken to another level. This review is directed to property management department. We had a property that was managed by this agency. I’ll provide a summary of my experience as it spanned over weeks. Our tenants lease was due for renewal and we verbally instructed the agency to prepare new lease documents for 12 months. The final approval before going ahead for the new lease was pending a property inspection carried out by us the landlords. Upon inspection we weren’t happy with the condition of the property. We then emailed the agent saying not to go ahead with the new lease. By this time, it was too late as the agent, had already signed the new lease renewal, making the lease in effect. This is illegal as every managing agent requires written acknowledgment from the landlord before entering into a new lease on the landlords behalf. See attached photo of extract from the residential tenancies act 2010 S31(a2) stating this. To this day, the managing agent does not have a written authorisation from us, the landlords. Although is still very adamant what they did, was correct, and defending their position. The time and money would’ve not been worth it to contest this matter In front of the tribunal, as we know we were in the right. This experience spoke volumes in regards to the professionalism and standard the agency works to, I hope all future landlords are aware of their rights and aren’t exposed to this kind of experience.

Negative experience: Our experience with The Agency | Wollongong has been extremely disappointing, making it the worst agency we have ever dealt with. Their incompetence is only overshadowed by their unethical and misleading behavior. We encountered a particularly unprofessional conduct from Gemma Sheppeard. She left several disrespectful voicemails because we wouldn’t agree to an open house on the day my husband needed to rest after a night shift. Her attitude was appalling and totally unacceptable. Additionally, The Agency forced us to drive to Wollongong to return the keys, promising a final inspection with the new property manager, Ainsley Speires. However, upon arrival, Ainsley was absent, and the on-site staff had no information about her whereabouts. This disorganisation and disrespect for our time are unacceptable. The agency has also consistently failed to handle repairs promptly and efficiently. We lodged a formal complaint with Fair Trading for bullying, threats, harassment, and misleading behaviors. We encourage anyone dealing with The Agency to do the same, as the process is straightforward and necessary to report such poor practices. ‘The information provided will be retained on the Fair Trading complaints management database’; therefore, do not hesitate to report. As now property owners, we would never recommend The Agency in Wollongong. The treatment we received was disgraceful. Tenants deserve respect, they are customers too and they should not endure such poor service. We hope sharing our experience helps others avoid similar frustration.

Negative experience: Property Managers not very helpful when it comes to assisting the tenants. We have asked for the simplest of things to be fixed. For multiple years we asked for our gate to be reattached or fixed after the fence was changed by the neighbours/ property owners. We have had faulty taps, constantly dripping after we changed the washes and taps ourselves multiple times with no luck. Asked for a plumber to come. Never arranged or fixed for 3 years. Toilet leaking. Asked for it to be resealed 12 months ago. Still not done. We have to have an old towel wrapped around the bowl, to be changed daily. We have excessive water bills due to these two issues. I feel as though the property owners are more important than the tenants. Not to much to ask for your toilet not to constantly leak from the bowl. I'm not happy.

Negative experience: DO NOT DEAL WITH THIS COMPANY. I recently sold my business and was trying to facilitate a simple lease transfer to the new tenant of a commecial property and this was a mission. The staff and management in this organisation were so unresponsive to both the owner and myself and had no idea what they were doing, The property managers do not have any experience with commercial property which is a worry in itself. The process took over three weeks with several calls, emails and visits to the office. I do not reccommend dealing with The Agency Wollongong in any capacity if this is the level of service they provide to their clients.

Negative experience: Very disappointed as a tenant. Before we sign the leasing agreement the communication was easy. Phone calls were answered and emails replied. After we sign the agreement we had a few "not good" episodes happening at the property, have been trying to contact the property manager so many times for around 2 weeks via email and phone and NOTHING. Not even a word back.

Negative experience: A devastating experience. Please take the time to read about this agent’s behaviour, morals and ethics resulting in an experience that devastated my daughter both emotionally and financially and is a warning to all home buyers out there. How does this still happen today? My daughter, a young first home buyer was excited by a property she inspected with an agent from this agency. The advertised price (private treaty) was comparable with other similar properties. The agent decided to auction the property, the price guide was $60,000 less than the private treaty price. The agent was informed we would not be involved in an auction. But prior to auction the agent initiated further contact and continued to contact us via phone and text discussing the property and price points, well above the auction price guide. After encouragement and promises from the agent, an offer was made with the purchase as a private treaty sale prior to auction. The price and contract conditions were accepted by the vendor. Everything possible was done to exchange contracts quickly and the agent was kept in the loop the whole time. On the day of exchange, the agent was contacted, provided the account details and the deposit was paid. The contract was signed that morning and forwarded to the vendor’s solicitor. That afternoon we got a call from the agent, expecting it to be congratulations on the purchase. Instead, he said he had some bad news, he had sold the property to someone else that day for more money (it turns out $5,000). At NO time did the agent indicate there was another buyer. We were not given the opportunity to discuss the matter. He did not care about the financial cost incurred but kept saying it was a business decision. The property was sold prior to auction for $5,000 less than the original private treaty price, but $55,000 above the auction price guide. It is hard enough for a first home buyer, without incurring numerous financial costs involved in this type of deception. It will take her a long time to recoup the financial loss. Emotionally never.

Fantastic experience: I have had dealings with 3 different real estate agencies within the Illawarra since I moved here in 2017 from Ireland. The best has been The Agency. I had leased a rental property through them from July 2019 through to Sept 2023, and have had dealings with 3 seperate agents within this time period. Each one was courteous, professional and efficient throughout, even on one occasion when I was slightly grumpy! In particular, the final agent (Ashleigh) who handled the property for my final inspection and end of lease process was highly efficient and understanding even when I was at fault for some minor inconveniences. Reccomended throughout.

Clear communication, friendly service and everything organised perfectly. We also had a repair needed when we moved in and she sorted it promptly. Many say that real estate agents don’t treat tenants well but that is not the case at The Agency we are so happy the apartment we loved was listed with them.

Negative experience: Recently we were interested in a house they had on their books which was coming up for auction. The agent, Jordan made it clear it was going to sell prior to auction and encouraged me to submit multiple offers. Not once did he get back to me. I was constantly chasing him. The price guide on their website stated that the price guide was 1.1 million. Not once was I made aware of this price guide creeping higher. I made it clear I needed to be sure the house was going to auction before submitting the contract to my solicitor. Closer to the auction Jordan didn’t return my calls, as I was trying to find out where to sign up to the auction, going as far to have my solicitor contact the vendor’s solicitor to confirm the auction was happening. I finally found the link on their website. On auction day bidding started substantially over the price guide. Happy for the vendor who clearly got a much better price than the agent indicated, however I’ve never had such poor, unprofessional dealings with an agency. Potential buyers be aware of this and potential sellers there are much better agents in the Illawarra area.

The inspection reports she provided showcased the thoroughness and efficiency of her inspection processes. I never found myself needing to chase after reports or statements; everything was consistently delivered via email in a timely manner, often ahead of schedule. Negative experience: We drove 2 hours to view a house in Mount Warrigal today listed by this agency. If I could give 0 stars I would, what a joke! I realise every agent takes photos that look bigger than the real thing but these were either taken 10 yrs ago or photo shopped a million times over. To start we were kept outside waiting while they possibly hid the tenants in the rooms we were not allowed to see and threw the last of the garbage in the skip outside! Once inside the animal smell was over powering then each room was small, dirty and very run down, nothing like the photos! But the worst was the pool, blue, sparkling and clean in the photos, in reality it was grey/green with what looked like lilli pads of mould floating all over it. The bathroom had mould on the ceiling, was the worst house we have seen in relation to the photos shown. I wish agents like this were banned from false advertising and totally misleading future buyers. A waste of our time and wouldn’t bother looking at any other properties listed by this agent now! Shameful.

There was no care or regard to ensure our property was in good order post open homes with damages incurred, we were lied to about a potential buyer (we refer to this buyer as our ghost buyer) and pressured into dropping our price with scare mongering about the market falling if we didn't accept the first offers which came our way. Now some 331 days later since we terminated our agreement with The Agency and heard absolutely nothing from them during this time, we are hit with a marketing bill including auctioneers fees for an auction which never went ahead. We have been unable to get a response out of Jordan and think it is absolutely shameful that it failed to have been dealt with sooner. We cannot recommend The Agency in the slightest. Best stay clear and find another agent.

Fantastic experience: The Agency Wollongong have been nothing but both delightful and helpful when applying for a rental property. Communication has been clear, quick and we are excited to associate with the Agency in the near future.

Negative experience: I wish I could give a thumbs down or something as one star feels too generous. In my opinion and experience, The Agency Illawarra shows no advocacy for tenants, and will instead just accuse tenants of maintenance issues despite evidence from professionals (on the off chance that that evidence has even been shared to the tenants) and even have the audacity to cite evidence they themselves have not seen. They showed a serious lack of professional integrity and knowledge, to the extent that even their clients (us tenants) were more aware of tenancy law and tenant rights than the agents. This integrity issue goes so far that in response to a recent review posted by my co-tenant, the Agency essentially stated that despite ‘knowledge’ of tenancy law, the agents will ultimately just do what the landlord tells them to do. Additionally, now they’ve aired our dirty laundry publicly in that same review response, I’ll provide a bit more context (on the off chance you prowl through all these reviews, this is in reference to a recent review by Trent C). Yes we went to tribunal, twice, during our tenancy. Both times were at the behest of us, the tenants, and both times we, the tenants, were shown to be in the right and won. Instead of making excuses for your agents’ short comings, work on being better mediators between the landlord and tenant, and ensure that the landlord conforms to maintaining property standards outlined in the lease (the violations of which were highlighted in a complaint letter we sent through on the termination of our lease) and do not just accuse the tenants of causing maintenance issues despite several professionals reporting otherwise .

Fantastic experience: I highly recommend The Agency if you are looking for rentals. Now I have a place to call home.

Negative experience: I cannot recommend The Agency Wollongong in the slightest. In my experience, they had absolutely zero advocacy for tenants, even going so far as to maliciously accuse tenants of maintenance failures despite no evidence; they were aggressive and unprofessional in their communication; and they did not understand Fair Trading/tenancy laws to the same level as not only their competitors but clients, too. I have no intention of dealing with The Agency Wollongong going forward, nor do my former housemates, and I would implore any and all to take their realty affairs elsewhere.

Fantastic experience: Rouaa is a fantastic property manager, she is very attentive and responsive to all of our issues and enquiries about our rental and can tell she genuinely enjoys her job.

Fantastic experience: My agent is such a nice woman and she is very kind where she always helps me no matter of the time I seek help or the place… she is very educated and clever, she gives me information in a detailed description, which is the best… I have not known Rouaa for so long, but I could tell from the firs meeting that I will be comfortable and happy with her…

Fantastic experience: Honest and reliable agent... Christian is a real gentleman in sales and property managers really do work hard in making sure your property remains in its original condition and go above and beyond for both the landlord as well as the tenant.

Negative experience: We are not happy with the service we got from The agency team. The communication from the agent and his team was very poor. We ended up negotiating with the buyer as he is also fed up with the agent. However the agent took the full 2.5 percentage of his commission. We won't recommend This team to anyone

Once my property was listed, they opened for inspection promptly and found several suitable tenants within a week.
