5 months ago Negative experience: Just another business who don't even have the nous of basic good manners. After you've done business with someone you THANK them. Bare minimum, if you were raised right you were taught 'please' and 'thank you' but also to turn up when you say you're going to turn up. Poor form all round from arrogant time wasters. Tired of excuses for crappy behaviour from people who are already poor at their jobs. --- Response to McGrath's empty lip service reply: Understand my experience from my review. Your poor 'record keeping' and sub-bar conduct is not my job or problem. If you were seriously concerned you wouldn't behave like that in the first place which just indicates you truly do not care about clients.

6 months ago Negative experience: EDIT: Upon finishing our tenancy McGrath stayed true to form. We would never recommend the McGrath brand nor would we sell or lease one of our properties through this agency. Happy to go into further detail. Emails not replied to, lies about rental increase discussions with owners, rigid and unrealistic expectations and no regard or true care for tenants nor managed properties and damages to them. Original review: I have previously had nothing but difficulties dealing with McGrath Real Estate both in Cronulla and Wollongong. Since the Wollongong branch has changed ownership things have been running significantly better. The previous owners and managers seemed to have difficulty with the basics such as submitting repair requests, sending regular rental receipts (would be lucky to recieve 1 a month) and communication was next to non existent. Inspections were regularly changed or cancelled last minute and basic requests such as spare emergency keys took literally months limiting access to our apartment. Since the changeover Amy Payne in particular has been quick to respond to minor repairs, sending required rental receipts promptly and great with communications regarding the property. I can't say I am completely confident in the McGrath brand given my previous dealings but Amy has certainly taken steps to providing the level of customer service that should be expected and it is much appreciated and somewhat refreshing.

9 months ago Negative experience: Mcrath Wollongong have been very disappointing in the management of my rental property. Issues get logged and do not get resolved in a timely manner and often not at all. One property manager was absolutley awful and took advantage of an older person on the lease, he patronised them and made them cry.. hopefully he is no longer with the business. Has been a very poor experience. Would be great if upper management can become aware of their Rental business' issues.

Jordan was able to get an application to me less than an hour after I'd inspected my apartment, and my partner and I were approved the next day. That, combined with their office's willingness to work around the bond website going down right when I *needed* to pick my keys, has made my experience with McGrath a very good one!

11 months ago Negative experience: If you’re an international student, stay away from this agency. The lease transfer fee per person is around $500 for any new tenant, while other agencies charge only about $100. Additionally, the agent never picks up calls. Moving out costs are as follows: - Cleaning a 4-bedroom apartment costs $1,000. - The agency also charges $500 for pest control and cleaning. Subletting was refused too not apparent reason. The curtain rod came off after one week of moving in, and the agency told us that as long as the blinds are there, it’s fine. However, after two years, we were charged for the improper disposal of the broken rod, which they claimed was the tenant’s responsibility. I understand that Australia has strict rules, and I want to let new immigrants know to avoid this agency.

The lease transfer fee was passed on at the owner's direction and is in line with legislation. It's not based on background or residency and applies equally to all tenancies that are on a fixed term lease agreement and wish to assign part of the lease/transfer to someone during the contract term. Each office will have different practices surrounding this process and something that our office has in place to ensure all incoming and exiting parties are in the best position together with the owners of the property being aware of who is in their property at all times.
At vacate, we can confirm that you hired a professional cleaner. There were items noted on the vacate that required additional work. However, further work was required to return the property as per the ingoing condition report. This included:
Additional cleaning
Removal of items left outside on the nature strip with no council clean up booked
Wall repairs noting damaged
Air conditioning filter clean
Recovery of unreturned keys
These items were noted as part of our final inspection and aligned with the ingoing condition report.
Subletting was not approved as per the owner's instructions. The curtain rod issue was acknowledged during the tenancy, but removal was never authorised by the owner, and the cost was required at the end of lease.
We strongly refute any suggestion that your experience was based on being an international student. We treat all tenants fairly and with respect.

The team has been incredibly professional and responsive, making the rental process smooth and stress-free. 1 year ago Negative experience: Incompetent staff and the agency follows unethical business practices. I do not recommend using. Considering your agency has ignored my emails and this is the only place you will address my concerns, I’ll respond to the below here: Your response is a clear example of your unethical business practices. You have just publicly divulged personal information about my rental application. Your agency clearly has zero care in protecting customers private information. There was no “challenge” for anyone to submit an application, I continuously asked why it is necessary for someone who will be listed as an occupant on the tenancy agreement to provide all their personal data when it is not relevant. Your policy that requires anyone over 18 to submit an application is quite inappropriate. It is not a legal requirement, it’s purely used as data collection for your agency to gather personal information from your customers and when I questioned what these “checks” you are doing for someone who will not be listed as a co-tenant, I did not get a response from your agents. The only communication I received was a generic email template saying my application was unsuccessful. It seems a little suspicious that my application get denied almost immediately after I raised concerns about your agencies business practices. I’ve tried reaching out to your agency with my concerns but have not received a response. I will now be forwarding my concerns onto NSW Fair Trading, as your data collection processes seem quite questionable.

My grandmother recently purchased her perfect little villa with the extra help of Lottie. She was very professional and her communication was amazing.
