Negative experience: 7.5 months and didn't sell my place. Promised I didn't have to pay for auctioneer if not used. Went back on their word. First open home: had my diamond engagement ring stolen from inside my cupboard in my lingerie drawer. Ben said he would sort that out on end of campaign over phone conversation. Denied this at the end. They held my keys ransom and would not release my home keys or take home off market until I paid the whole $10k marketing fees, even the auctioneers fees which were not used and promised I didn't have to pay for it if not used. My home sold with another local agent in 15 days! Be cautious

Fantastic experience: Had the pleasure of working with Jacob and his team on selling our apartment, which was not an easy feat with a newborn. We felt very supported throughout the whole process and appreciated all their involvement as they arranged the cleaning, styling and even handyman to repair cabinets so that it was inspection ready. The team was very transparent on what their thoughts were and at the end of the day achieved our goals for the sale.

Positive experience: My experience with Horwood Nolan during a 12-month tenancy was mixed. The property had several issues from the start — visible damage, broken windows, missing flyscreens, and general wear that took time and repeated follow-ups to get addressed. Some maintenance situations, like contractors using our water to clean the deck, were never fully resolved. Administrative requests, such as a tenant change during the lease, were also not processed, which was frustrating. After vacating, the bond return process was stressful. There were disputes over items I believe fell under fair wear and tear, and I had to return to the property multiple times for additional cleaning and repairs. The initial condition report photos were taken from a distance, which made it difficult to establish the original state of the property clearly. That said, I want to acknowledge that after direct conversations with the agent, the matter was ultimately resolved fairly. The bond was released in full, and while the process was longer and more stressful than I would have liked, the final outcome was reasonable. Overall, the experience required a lot of persistence and knowledge of tenant rights on my part. I would encourage future tenants to document everything thoroughly from day one, keep all communications in writing, and familiarise themselves with the Residential Tenancies Act. The agency did come through in the end, but it took significant effort to get there. Updated: The original review reflected the situation during an ongoing dispute. Now that the matter has been resolved, I have updated this review to reflect the full experience fairly.

Fantastic experience: As first time landlords, we had a million questions, but Jo guided us through every step. While other agents effectively tried to sell our own home to us, Jo was realistic with a valuation and gave us great advice on how we could maximize value. While we were busy moving, Jo and her team handled everything perfectly. We handed the keys over on Monday, by Wednesday the ad was live (which they sent for us to check over before publishing). Saturday was the first open home, and Sergio was fantastic with communicating potential tenants. So we went from handing the keys, to securing a tenant in less than a week. We can't recommend the property management team at horwood Nolan team enough, and forsee having a long standing relationship with the.

Negative experience: The house went on the market and I attempted to contact the agent, Ben Horwood, multiple times over two days. I called repeatedly and left several voice messages and received absolutely no response. I then attended the first open house. Upon arrival, I provided my details to a young staff member at the front and proceeded to inspect the property. When I went to the backyard, I saw Ben Horwood standing there on his phone, texting. As I approached, there was no greeting, no acknowledgement, and no effort whatsoever to engage with me. As a genuinely interested buyer, I asked some very basic questions, the land size, the starting price point, and the auction date. Ben could not answer any of them. His only response was that "all the information is online." He didn’t even know the auction date himself. It was clear he had no knowledge of the property and no interest in assisting potential buyers. What makes this even more shocking is that Ben Horwood is the Founder and Managing Director of Horwood Nolan. To be treated this way by the head of the agency is unbelievable. The lack of professionalism, preparation, and basic courtesy was appalling. I will definitely not be selling any of my properties with Horwood Nolan, nor will I be inspecting any properties they represent in the future. I cannot believe that a real estate agent, especially the founder of the company, would behave in such an unprofessional manner. Shame on him.

Negative experience: Zero stars , unprofessional and uncaring . Rented a run down semi in Mortlake with so many issues in the first 6 months, After our lease was up they increased our rent by 56 % . We were willing to negotiate or stay on till they find someone, as we still had our daughter in a local school. Matt the real estate agent said no , he was adamant on new price with a new lease, he needed an answer 2 months before our lease was up if we were staying or not , couldn’t give him an answer as it was too early for us to decide , so then he terminated us . Since writing this review they now have dropped the rental price due to it being vacant for a month.

Negative experience: One of the worst auction experiences that I’ve had. From the beginning to the end of the entire transaction I remain the highest bidder for the property, but in end it remains under the reserve price of the owner of the property. Even after the auction we still maintained the highest bidding price for the property, but with out any sufficient communication the agent decided to sell the property to a another bidder who were bidding for lower the price that I had offered. That alone would be enough of a frustration to deal with, but the agent then proceeds to threatens me with the idea that which ever bidder will reach his office the fastest will get the property. This is a rather absurd approach at doing any kind of negotiation. I am greatly disappointed at the agents approach in trying to pressure its customers to making the transaction without much efficient communication at all I was not even given the address of their office in the first place and was told that I needed to get there within the next 3 mins. Would not recommend such real estate service if you expect high satisfaction.

Fantastic experience: I bought my apartment over 6 months ago from Alessio Scivetti and he was very patient and professional. The auctioneer Ben Horwood was fantastic and fun. I had such a good experience I have returned to them to let out my apartment and am now working with James Astor, again very professional and patient. The agency is great with follow-up and updates. I will definitely be returning to them in future for any other property dealing and would highly recommend!

Negative experience: We’re looking after my apartment for many years then couldn’t find a tenant for 5 months. Suspect they had people living there not paying rent. When I transferred the management to another agent they had lost the keys to the garage, windows and thrown out the remote control for the air con. Stay away from these agents.
