Negative experience: Tenant Review — Awful experience with the Harris Tripp company as a renter, if you look at the other reviews this is a repeated action by them. The end of lease experience was dreadful. We've rented 4 properties previously in Sydney and have always received our bonds in full, but Harris Tripp billed us for leaving the apartment back so much more cleaner than what we recieved. Additionally, they tried to DOUBLE our water bill upon leaving the rental. When we questioned them for the proper bill from the water bill, we saw it was half of what Harris Tripp had invoiced us. After multiple emails of them back and forth and them providing their own breakdown equation to justify the cost, we again asked for the offical break down from the water company and not just their word - with no proof for their own charges, they then corrected the invoice for half the price of what they initially charge. None of the team provided an apology or any explanation for the double charge. We left the rental back spotless and so much cleaner than what we moved into, we had all the photos as evidence and they still billed us for cleaning fees for the oven - which was cleaner than when we moved in. Previously the rental was dirty from the cupboards to the bathroom, the oven, inside the wardrobes, shower, toilet, sink - the list goes on and we left it back spotless. When the Harris Tripp team did the mid year inspection - they told us to leave it the way we found it. Being good tenants we respectfully didn't do this and left it back in excellent condition. Harris Tripp completely disregarded this. We only agreed to pay for the rental clean of $200 in order for the bond to be released that day on a Friday, which they agreed would happen as soon as the cleaning bill money was transferred. When we transferred the money immediately, the team did not release the bond that day even though they confirmed they would 3 times that day on the phone. They closed for the weekend and no further response was given and we didn’t get a bond release until the week after. Throughout the one year rental, we had 10 weeks with no oven as they failed to repair it. This is considered an urgent repair for the NSW list of urgent issues - Harris Tripp didn’t repair the oven until we mentioned we were aware of this, and we suggested that if they couldn’t fix it rent deductions or compensation would be needed to be sorted - only then they got it repaired. The first few weeks we arrived into the rental no red bin which was a nightmare having to organise rubbish disposal. A set of keys missing for the first week causing issues with work schedules. Multiple emails and calls asking for the set of house keys. We were unable to use the aircon when we moved in for weeks - it was advertised as working when we took on the lease in the summer. The bathroom window was broken the full year and opened wide causing privacy and security issues - we reported it for repairs they never fixed it the full year we were in the house. The list goes on (broken dishwasher & plumbing issues) None of these issues were ever compensated by offering rent adjustments which would have been the right and professional thing to do considering the amount of issues and the length it took for them to get things repaired - clearly illustrating the level of care for their tenants. We also had 3 property managers in one year - Horrendous for communication on the issues in the house and constantly having to repeat the ongoing situations to new people every few months. From doubling our bills, to ongoing issues never repaired or taking months to get them fixed, to charging us for cleaning fees, to not releasing the bond when fixed - we highly recommend not renting from Harris Tripp.

From the initial meeting with my wife and I (in person, at our home!) we were treated with the utmost respect on a journey to lease our property, which was made seamless by Joseph and his team. After appointing them, they offered trade contacts and they managed the styling and marketing process to prepare the property for sale. They acted quickly to show the property pre-market and handled every inspection diligently until settlement. Michael handled final negotiations skillfully, ultimately achieving a sale price I was very happy with. Negative experience: I would avoid working with these agents completely. From the first week of moving into one unit out of 4 owned by the same owners, as a tenant I was getting spammed with text messages to leave a review so here it is. - 3 weeks after moving, in the agent turned up at my door with the owners for an inspection. The agents forgot to inform me and when I was shocked at 3 people turning up out of the blue when I’d not even finished unpacking they came in anyway and took photos (not legal) - the owners at random would either show up on the property or would send trades without letting us know. The trades would move things around in our private courtyard - was told a tradesperson is coming and the owners turned up again without us being told - in preparation for the sale of the property the agents sent 3 trades separately to give quotes on painting, and on one occasion 3 of the agents also came to the quote on painting. In the end different painters to the 3 came, they were not briefed on what to paint, didn’t know what to do. Their boss also didn’t know and only instructed them to paint over a wet wall. - After the painting I asked the agent during a sales inspection: Who booked these painters? She said she did, and I explained how uninformed they were when they came, and she said their boss should have managed them. I told her, in the end I had to manage them, and I had to tell her it’s certainly not my job as the tenant to manage trades you booked - after the sale we got a call from a new property manager telling us we have 30 days to leave (not legal as it was not a requirement in the provided sale contract) and after much back and forth this was extended to 90 days - the new property manager came on site for an inspection and upon asking her if the other tenants in the building also have to move out she said “I don’t know.” I said, but you manage all 4 units now, right? She said yes, but didn’t know who is staying and who is going. - upon leaving the property in a cleaner condition than we left it, the agent didn’t want to return our bond because of small grass in the courtyard. I said the old owners always looked after this and we were not informed by the agency that the new owners expect the tenants to now take over. She said Do you by any chance have anything in writing about this? I looked through our system and couldn’t find anything. To which I responded with an email she was CC’d on that her team sent out earlier in the year advising us of the owners coming to clean the courtyards in all the units. I didn’t hear back from her again, but thankfully the bond was returned. From the start to the end of the tenancy it was clear the team doesn’t communicate with themselves, the owners, trades and tenants.

Negative experience: Tried (and failed) to take nearly $5000 from our bond at NCAT, including pre-existing damage and normal wear and tear. They sent the claim at 5:20pm on a Friday, gave us barely 1 business hour to respond before escalating to NCAT by Monday morning. We stood firm, submitted clear evidence, and the Tribunal saw through it, dismissing nearly all of their claims. Only $378 was awarded, covering half the cleaning fee and worn oven racks. A fair outcome, but one that came at the cost of unnecessary stress, hours of work compiling evidence, and time spent attending hearings. Despite being long-term tenants who paid on time and looked after the home, we found Harris Tripp’s conduct nitpicky, passive-aggressive, and deeply unprofessional. Tenants deserve better. Avoid.

Negative experience: Renters beware: don’t let the good reviews deceive you, they’re mostly from home owners. If you’re a renter you mean absolutely nothing to this agency. Never had such poor service or care in all my time renting. You’d think people managing the roof over peoples heads would take that role seriously and have even a tiny bit of empathy. Sadly not.

I would like to express my sincere appreciation for Harris Tripp, for making the sale of my property at Flourmill of Summer Hill a seamless experience. For anyone considering selling their property, I highly recommend reaching out to Michael Poynting, the Associate Director at Harris Tripp. He can provide you with an appraisal and address any specific concerns you may have. Initially, I was unsure if selling a property with tenants in place was possible, but Michael reassured me it could be done. He explained that I could provide the tenants with just two weeks’ notice of intent to sell, allowing them to continue residing in the property while it was on the market. After speaking with Michael and feeling reassured, I signed an Exclusive Agency Agreement with him on 8 August 2025. He was clear about each step he would take to assist with the sale, and followed through on every commitment. Michael arranged for a floor plan and professional photographs, creating a preview link for the property. When I received the link, I was amazed by how beautiful my house appeared, and I became confident the property would sell quickly. A day before the premarket viewing on Saturday, 23 August, Michael sent an email invitation to his database, resulting in 10 groups attending and 3 contracts being issued on the day. This was an excellent turnout given the short notice. By Monday, 25 August, my property was sold to the highest bidder. Even though I was living in London, I was able to communicate with Michael easily via WhatsApp and email—demonstrating that anyone can manage a sale, regardless of where they are located.
