Negative experience: 0 stars. Absolutely appalling service. Horrible & incompetent people to deal with. During my lease break, I had to repeatedly remind them of the legislation regarding what fees they are allowed to charge. Despite this, the “Director” insisted I pay the full break-lease amount on the lease end date, claiming it was owed “no matter what” - a statement that is completely false under current law. They provided no evidence, no breakdown of fees & no information about new tenants. After I claimed my bond, they disputed & it went to the RTA dispute resolution. They have now revised their invoice to the correct amount but, only after intervention from the RTA. Dealing with Ray White was a frustrating, stressful experience. Completely unprofessional, misleading & incompetent. Avoid if you can. They only care about buying & selling houses, not renting or tenants. Edit after reply: lol pls no. I am fully aware of fees haha. It’s you, trying to force me to pay the incorrect amount until the RTA got involved & made you correct yourselves. So embarrassing.

Negative experience: Editing after management's response... I appreciate your quick efforts to counter attach the review but not showing any interest in resolving the issues with the tenants... You guys always say that you deal with many properties and takes time to response but you have all the time to focus on google reviews... I wonder how you are at 4.6 rating with this kind of performance... I still stick you my review as you guys show nightmares to the tenants and owners... Unfortunately no 0 star option available... Worst people to deal with.. Had to make 1000 phone calls and mutiple emails to get my RTBA bond release.. They always come up with a lame excuse and no one takes the responsibility.. Had to wait 3.5 months to get my bond back even that after deducting unusual amount which they dont have any clarity.. Will never go to these people again in my life.

Negative experience: I had a deeply disappointing experience with [Real Estate Agency Name]. From the outset, they failed to provide the level of service I expected, leaving me frustrated and stressed as a property owner. First and foremost, they were incredibly unresponsive. When issues arose with my rental property—whether it was maintenance problems or tenant concerns—it often took days or even weeks to get any sort of response. Calls and emails were ignored or met with vague promises, but nothing ever got resolved in a timely manner. Additionally, I was left to deal with property-related issues that should have been handled by professionals. The lack of communication and follow-through on basic tasks like repairs, inspections, and tenant management made me feel like my property wasn’t being cared for at all. Not only did I feel completely unsupported, but I also saw my property’s condition deteriorate due to neglect. It’s incredibly frustrating to trust someone with your investment, only to feel like you're doing all the work yourself. I would not recommend [Real Estate Agency Name] to anyone looking for reliable property management services. Fantastic experience: Have had an absolutely wonderful experience as a first time renter with Ray White Townsville. The lovely receptionists (Juliet and Emily) are always attentively listening to my query’s and promptly transferring through to my property manager. Hayleigh and Cheyenne have been amazing to speak to. From answering all my calls and emails in a timely response (they are a busy real estate company trying to prioritise everyone) to easing my stresses by going above and beyond for me and my partner. Negative experience: Check out the owners responses to all of the negative reviews… don’t take my word for it, there is enough for all to see! In a hurry to get people to pay but not in a hurry to process payments, act or hold up their end of the deal in my experience. Negative experience: Took 2 months and multiple calls + emails from us each week to return my partner’s overpaid rent money after vacate. Returned $500 of the money then applied $200 to an invoice they had at no point made my partner privy to. The invoice was for replacing down light fittings (landlord responsibility) that we told them on vacate weren’t working when we replaced the bulbs and they still didn’t work. The bond was also returned into full with no claim made by them. Rather than going through the correct avenue (because they didn’t have a fair claim) they tried to take it from overpaid rent money. Kindly reminded them that per the RTA they could not use money paid for the purposes of rent for anything but rent. They then marked the invoice as unpaid but kept the $200 and told my partner he had to pay the invoice. After a couple more weeks with the remainder of overpaid rent not returned we threatened to take things further and they finally returned the rest of the rent money. Absolutely awful experience with calls ignored, emails ignored, being told someone would call us back then never getting a call, having a call transferred internally to then just be hung up on, being told x person will deal with it oh actually y person has to and then nobody doing anything. Makes me sad to think of all the tenants who get taken for an absolute ride and lose money because they don’t know any better or simply don’t have the time to chase it up.

Arranged removalists to relocate our furniture to a storage facility in less than a week as we live interstate. 3. I met Laura just as I was thinking about selling and she was very responsive to my needs and listened to what I wanted, without being pushy (that was the last thing I wanted) Laura spent time with me to chat about how I was feeling about selling my home, just like a friend would. My home sold to the buyer that responded within one hour of my property going live, for above asking price!! Thank you Laura

Negative experience: ** Edit. ** I have decided to edit my review on the basis that the person leaving the response below gave a somewhat helpful explanation of their incompetence but otherwise departs from reality. I invite you to read matters they did NOT respond to, like the rent. Wild. All necessary repairs, maintenance has been undertaken and improvements such as 3 air conditioners have been provided. I would not go so far to say as this business is lying, however their skewed view they have taken is quite peculiar. I have extremely satisfied tenants who I speak with regularly. Funnily enough, even they had questions about this agency. The "structural issue" is the house needs to be restumped, which is occurring. Their reference to non-compliance with a "2024 building code" is phrase I imagine sounded scary in their head, but again, is another departure from reality. What they should of said is "Oh my god, I just realized they build houses differently now from the mid 70s!" A true flex of the intellect. In respect of the laughable argument that they do not manage properties "that lessors are not willing to maintain, as its illegal.." I have no words. Not only has the understanding of how to manage a property departed, so has the understanding of irony. Despite just being factually and legally incorrect, not once was this ever raised in the years I spent with this business. Funny the effect of a 14% (12.5% plus GST) management fee. This is the high watermark of incompetence and idiocy folks. ORGINAL REVIEW I rarely leave reviews such as this, but I feel morally compelled to in this instance. This only applies to the rental management arm of this business. I would happily sell with some of their qualified agents. I have engaged this business to manage my property since 2019. The changes that have occurred in that time has seen a deterioration in the level of service that is dumbfounding. Staff here are either incompetent, overworked, untrained, or indifferent to their job performance, or a combination of all. The fundamental requirements of why I engaged a property manager, this business simply could not do. Be it securing better rental returns, communicating with me about repairs in a timely manner, arranging trades people, it just never came without a substantial amount of heartache. For instance, when I wanted to increase the rent due to significant increased costs, they appear to have simply asked the tenant what they would be able to pay, and then came back to me with that offer. I then had to call the tenant, explain the situation and secure the rent I needed. A child would have better negotiating skills than the staff employed here. It then devolved into getting counsultant reports (albeit on my instruction) which were entirely useless to me. A cursery review of the scope of the report which I was not provided would have revealed this. They have also seemingly omitted to communicate better courses of action in respect of repairs, leading me to speak to the trades people myself after the fact. I had inspections occur, only to receive reports some 5-6 weeks later which revealed the need for urgent sturctural repairs to the building. They barely return calls, I basically have to insist on speaking to someone to get anywhere or achieve anything in a timely manner. In the end, I realised I got the best results when I told them to down tools and let me handle it. And that's precisely what I did. There is not one aspect of their involvement which made this process smoother. I still have pangs in my heart and buyers remorse for how many second chances I gave this business and how much money I gave this business which was entirely undeserved. To add insult to injury, they charge 12.5% plus GST. A few phone calls later, i found managers far more experienced at 8%. Please do not make the mistake I did. Move on from this business or stay away. The final straw was asking me to pay $25 to post a set of keys down to me, only to see a $3 dollar sticker on it. Money hungry and incompent. You can all do better.

Fantastic experience: Very easy to deal with and well ahead of the game . I purchased my first investment property three years ago from the same agent. I went with them because it was easy and I couldn't be happier. Since day one, the property manager was onto it and had a tenant lined up, even before the property was officially available. When the first tenant eventually moved in their own home, before I even saw the email that they were giving notice, the property was already advertised with heaps of enquiries and got leased out with no financial loss. Very smooth transition from one tenant to another and it was the same when the property manager changed. Just a seamless admin process with no adverse impact on the landlord or tenant. I think they found a good balance to keep the landlors happy but also attend to tennant's needs. Cheyenne and her team are amazing, couldn't be happier with them.....and all this despite being quite some distance away. Thank you Ray White.

Fantastic experience: Good Experience. Lisa's market knowledge was good. One of the reasons we went with her was her assertion in the interview that she had a list of buyers for Annandale, but then she refused to bring them through before the styling was done and we had committed to the marketing costs. Otherwise her assessment of the market appeared accurate, although she did try to get us to list for a lower "offers over" price than we wanted. Her negotiation skills with the buyers were excellent and we received a good price above what we asked. She also checked in regularly with us to see if we needed assistance with anything. Olivia Lowe, her assistant, gave excellent service, also. Both of them responded to text or email queries promptly.

From the moment we first engaged with Dan, he made an excellent first impression. To say that he went above and beyond, not only with the selling of my mother's house, but also with supporting her difficult hospital circumstances, is the understatement of the century. We (the extended family) live in Brisbane and had to get the house ready for sale remotely, which was quite challenging. Negative experience: What a terrible company to rent through and deal with. The air conditioner broke after cyclone kiraley and we contacted Ray White to fix. We ended up having to serve papers just to get a sparky out after 3 weeks of emailing with no response. It's been 2 months now and still waiting. We are fully paid up never been late. The rental manager doesn't return calls or emails. Stay away from this branch. We had a great experience buying land from Alison at North shore. Shame the same can't be said for the Townsville city branch. Easy to take out money but never fix anything important in a Townsville summer.

Giovanni has always been very responsive to any query or request, very professional (including during negotiations with the vendor) and has a deep understanding of the local market. He has also assisted in connecting us with insurance brokers / providers and in working through potential tax issues - something that other real estate agents I have dealt with have not had the understanding or willingness to assist with. In addition, he has been very helpful in managing both the pre-settlement inspection and the cyclone situation when we were not able to be in Townsville for settlement (which was also on the day the cyclone was due to arrive). This included securing appliances and taking down and storing a shade sail that was likely to be an issue in the winds. He not only has a great grasp on the local property market, but clearly has a wide network in Townsville and is happy to recommend folk who can be of assistance to you in other areas. Negative experience: Wanted to inspect a house Yolanda Dr in Annandale which was added 5 days ago at Real Estate com au. They told on the phone (Monday) first inspection on Saturday no earlier inspection possible and no early offer accepted. Ask today (Tuesday) again as i have to leave town and the office clerk said the owner has accepted an offer last night. Are you kidding me? What a bad seller agent is this? Don’t use Ray White Townsville if you are seller my recommendation…
