Negative experience: We rented an apartment through this agency for three years and, for most of that time, had an excellent experience. Connie and Ella were consistently professional, helpful, and lovely to deal with. However, in our final year the management of our tenancy was transferred to Renee Stevens, and unfortunately our experience changed significantly. We found her approach difficult to deal with, with several requests and breach notices that we felt were unreasonable or unclear. At the end of the tenancy we were asked to repeat cleaning and complete tasks that didn’t seem to align with our original entry condition report. The process ultimately ended up at QCAT mediation, her claims ultimately failed. Our earlier years with the agency were genuinely positive, but future tenants may wish to be mindful of inconsistencies in property management depending on which agent they’re assigned.

Fantastic experience: Found Me A Home. To Belle Property in particular Ashley who has gone above and beyond in helping me find a new home. My previous home was sold and owner moving in hence having to move. Being a Nonagenarian and on pension only was having difficulty in acquiring a property but Ashley stuck with me and now I have a place to call home and I can’t thank her enough and also my new landlord. Her knowledge of what I acquired and the communication to get me over the hurdle was outstanding and very caring. A very professional lady at her job and would highly recommend.

Negative experience: Investment Property managed with Belle. Last tenant less than ideal however damage that was worked up overtime was not reported in quantity & quality. End result being when new agency reported condition of property, we were in for a big bill & a nasty surprise. Had we not changed agency, tenant would have stayed on & caused further unreported damage! Edit: Post agency response - detailed inspection reports were provided. However they did not visually nor in your commentary pickup on the deteriorating upkeep. Only, post transitioning with the new PM, did the extent of grubby walls, yard damage, floor damage & tardy upkeep become evident. Why did it have to be this way?

Negative experience: The most disturbing real estate, where do I start. #1 $480 to remove 3 screws from outside light( the property managements husband did this) a massive conflict of interest. #2 constantly holding money and never communicate to tell us why. #3 after tenant left they forgot to tell us that they never bothered to get bond off him. #4 Paying for a pool service that never got serviced. Just way too many things to list. Please consider going somewhere else as a landlord they will take full advantage of you. BE AWARE OF BELLE PROPERTY

She was the main owner and wasn't happy with the offer of $490,000, However, Kody insisted that I persuade her to accept as he had already informed them. Barbara gave in to the pressure to sell at $490,000 in the end. This was in 2022, but still be warned.

Negative experience: Had a very poor experience, buyers were allowed into the property by the Belle Property agent without permission or notice after final inspection was conducted, resulting in buyers asking for further money taken from the settlement mere hours before our property was due to settle. We felt backed into a corner and feared losing our sale due to the agent's actions, so had no choice but to agree to the buyers demands. This left us extremely disappointed and with a sour taste in our mouths.

Negative experience: From the start my lease was doomed. I requested an inspection of the property multiple times prior to moving in with no response. I then received a link to the tenants portal where the inspection had been booked for the day before I got the link. Karina has always been incredibly difficult to get in contact with. The fact I lived there for 5 months and never met her once says a lot about the management of the property I lived in. When we moved in, the house was absolutely covered in dead bugs, the bathroom and toilet door didn't close and the toilet wasn't even bolted down. There were electrical issues, plumbing issues, structural issues and more. I never would have moved in if I could have inspected but I guess that was the idea. My experience with belle has been pretty terrible from start to finish, leaving me feeling like I have been purposely avoided, ignored and dismissed. The only time I have had successfully contact with Karina is when she has been asking us to pay for things

Shari Price, of Belle Property Management formerly of Live n Invest has been the property manager of our investment in Burdell. What we have found is her professionalism over 10 years. We engaged Live N Invest in March 2015 and ended out business in March 2025 after selling our house. Over ten years, Shari has not faulted. Not even once. Negative experience: The worst property agents. There's no coordination within them itself. I went there in person twice to submit same set of documents coz they coordinate properly enough. And we out the appocau before inspecting and once the inspection was cancelled on arrival. And they didn't even apologise or advise us the earliest date nothing. Very badly organised. I was kiery behind this despite my busy schedule and they rejected the application before even we viewed it. We had proofs from our contact hat they had filled the referi but for them they still to submit. It was more like playing us. Co of them I had to leave my present place in a short notice to even more shitty place.

All this time she has been managaing our property, I have not received ONE SINGLE PHONE CALL chasing after what needs to be done to tenant request. We have been paying their 'we deserve this management commission because we are best' rate for mere emails they send once or twice until tenant starts complaining which get buried in hundreds of our emails I receive each week. and she has NEVER called once to chase after the maintenance issues. The quotes we got for maintenance repair were also ridiculous expensive and she refuses to get more than one quote for owners to compare because she will only use the tradesmen in their book. We had to put in insurance claim tile damages occurred in the property. She said she doesn't put in any insurance claims or make enquiries if certain items are claimable through insurance. She does ABSOLUTELY nothing and still gets paid. We got a few bomb emails saying that the tenant is unhappy with the delays for all the maintenance request and asking for rent reduction. Without a single discussion, they said they will deduct $30 from the rent because we breached the maintenance request by 5 weeks over Christmas and new years period when no one was working. I have called the head of rental management department Connie, and explained the situation and I have not heard from her at all. I will never give my property to Bell Property West End to manage. Hopeless in communication. They are NOT proactive in managing your property. They will only get ONE quote for a maintenance/repair job, and they wash their hands. Often or every time we get a quote, they are very expensive. They don't care about your money. Stay away from Belle Property management.
