Negative experience: I initially moved to Coral Sea Property as I was with Ray White and i did not appreciate lack of communication as a Landlord. Coral Sea were ok with week to week management, my tenant was always behind and there was minimal contact until the tenant was over 7 days behind. When it came to selling my property, i also chose them as i was already paying for management fees. When it came to settlement there was a complete wall up and absolutely no communication between me, the seller, and coral sea property. I was sending emails and calling for an urgent response, and no one got back to me. They claim $100 bucks in your pocket if they dont respond within a certain time period but that is bull! I have already sold and I am still missing a weeks rent! My settlement even got pushed back because the team at Coral Sea property couldnt be bothered to let the tenant know that they were required to be out on a certain date. This cost me an extra $946 because my bank had to reschedule! I have yet to hear word from the real estate agent and the person managing my investment property, but crickets!!!! Very disappointed!

Fantastic experience: I have just moved into a house managed by Coral Sea Property. They made the rental process from start to finish very easy and efficient. They let us know in a timely fashion after viewing that we had got the property. All enquiries and requests have been dealt with efficiently. They have treated me with courtesy and respect and have made the process less stressful. I appreciate their approach and if anyone is lucky enough to secure a property through them will appreciate the difference in style to most other real estate agencies.

Fantastic experience: Professional, efficient and friendly, our build went overtime and they communicated with the builder and even provided photos during the delay to update us on any progress. When it came time to advertise they were onto it and had tenants in a couple of weeks Emma Carney and Brooklyn Williams are always responsive and so far have given me every reason to be comfortable leaving my house in their management… 10 months on and Tanika is managing my property and I couldn’t be happier, her communication is excellent and she went above and beyond resolving an emergency at the property and acted in my interest in the dispute with the builder to a satisfactory outcome, would recommend

Fantastic experience: Fast and efficient, once we input our application it wasn’t too long unit we received a phone call and our application was acceptance and were stress free.

Negative experience: As a tenant, I was amazed at how little these people knew about the laws governing real estate. They wanted me to sign a lease confirming I had been given body corporate information when I hadn't. When I asked them for this information, they said they didn't have it. When I asked for phone contacts for emergency repairs, I was mocked by the office manager. This was all Day 1 and it went downhill from there. These people delight in weilding their power over people, ignore the law and send passive aggressive emails. I was harassed from the time Igot there. My landlord turned up at my first inspection despite not being listed on the inspection notice. All my private things were filmed without my consent. They continually ignored my requests to consider pet applications, saying it had to approvedby the body corporatebut i had no contact details for them as they were not provided. Eventually I had these applications approved by default because both body corporate and Coral Sea failed to respond in a legally compliant way. Despite leaving the property in better condition than I found it- properly cleaned stove and oven, mulched garden, etc , I did not receive all my bond back, including charging me $130 for "weeding". They are known for not refunding bonds. Its a game to them. Unprofessional bullies who should not be allowed to run a company, supervise staff or handle sensitive information. I am now a home owner with this poor rental experience behind me. Will be expecting a passive aggressive response to this outline.

We took the property sight unseen which is always nerve wracking but we were presented with a home that is obviously well taken care of and managed by them which started us off positively. Small things like they kept us proactively up-to-date when Ex-Tropical Cyclone Alfred impacted the build, is appreciated given we don't live in the same state. Negative experience: WORST REAL ESTATE IN TOWNSVILLE!! Never answer the phones, never call back, are not professional in any way the amounts of times I was told I would be called back and that never happened, then to actually get a response or any answers to questions I had to actually go in to their address in the city to where sometimes the office was locked for no reason or I’d be standing at the counter waiting for them to all stop joking around and having a blast out the back while I watched the phone ring multiple times infront of me I would never recommend anyone to use Coral Sea Property and when I did try and have a formal discussion about it they were dismissive and rude. -1000000000/10 When they had their old phone system before the new AI one that just hangs up on you, the only way they would answer the phones was if you selected you were a new property owner wanting to organise leasing your property through them, they do not care after you sign that lease or if you don’t have something to offer them they just brush you off.

Fantastic experience: Recently made the switch to Coral Sea from a local competitor and can whole heartedly say they go above and beyond. The team there are super friendly (they went as far as buying me a baby shower gift for my newborn) and professional, which goes a long way. My house had a significant amount of works which had to be conducted and the team remedied that as soon as practical- considering there was a cyclone interrupting works and progression. Regan went as far as calling me whilst overseas on his holidays to open the original lines of communication, my previous managing agent was uncontactable up to 6 weeks! A special mention to Emma for making it a smooth transition and getting the house leased out. Thanks Coral Sea Team

Negative experience: Absolute amateurs. Didnt notify of unpaid rent until 3 weeks after the fact. different Managers every other week and repsonses were non existent Missed inspections and made up excuses. Have been with harcourts now and had no issues for 6 months I would not recomend

Negative experience: As a property owner Coral Sea started off well and made it feel our property would be looked after. After a period of time we had to chase them up to complete routine inspections and other tasks. They let a tenant go with a complete bond when there was thousands of dollars of damage done to the property. We were reassured smoke alarm inspections had been done and when we asked the contractor directly, the inspections had not been done. In the end we were told many lies and the property was poorly managed. Do not recommend to anyone.

I viewed a unit, showed interest and the requirements asked of me was minimal. I am a full-time employee with proof of employment, 2 years minimum background check on past rental proprties unlike some who ask for 5 years residency referrals. Coral Sea Property Management is easy to deal and all its agents are very friendly.

Fantastic experience: So easy to deal with. Gaining approval for a rental property can be an exhaustive experience. I was pleasantly surprised to find with Coral Sea Property that this was not the case. From the moment I put my application in, it was processed and approved within 24 hours. I was also able to secure the property without having to first view it- which was important because I was living 9 hours away at the time and couldn't get there to see it. The photos/ description of the property matched with the place so I had no nasty surprises when I moved in. It was such a stress free experience thanks to this property group.

Negative experience: Property management is no good. Was with them for about 18 months, tenant reported issues that were not brought up with myself and my partner (landlords). Coral sea we’re good for 5 minutes but I swear when you call the office you are redirected to the Phillipines and forwarded to Australia….. just an assumption. They buy good reviews & have a good social media look but it all counts for nothing.

Negative experience: Forced to give them a very poor review. I had them as my property manager for my investment and they were just terrible to deal with. They engaged a dodgy roofing company called "plumber to your door" which failed to repair the leak in the roof after paying $12k. Now trying to get a warranty claim sorted and both coral sea and plumber to your door are non responsive. Even plumber to your door failed to pay their subbie. I also received a complaint from the tenant as to the conduct of one of their inspections where they were very unprofessional towards the tenant. I constantly had to contact them regarding followup of other repair work and the tenant had to as well. I just couldn't rely on them anymore to properly manage this property. Facts are facts and unfortunately I'm left with a mess to sort out with

Compared to other property managers in Townsville, they made time for me, they were kind, personable, swift and I felt like every person genuinely cared about me and my needs, so I would definitely recommend them. Compared to other companies I experienced (e.g being Smart Rentals, and sometimes Ray White didnt stack up, you just felt like a number with them ) Coral Seas had no snooty ness etc they were bright and supportive so thank you, great service!

Negative experience: We feel 2 stars accurately represent our experience with Coral Sea. I've not enough characters to truly articulate our experience so to summarise - first agent poor communication, leading to the principle appointing us a new one and providing us with their $100 failed communication guarantee - second agent come out the gate well, though fell off planet earth when we tried to reach them about being breached by the estate our property is in due to the lack of maintenance to the gardens from the tenant - we finally got a reply when we encouraged the manager of the estate to email them directly - work we wanted to get done was missed on EOFY even though the workers could fit us in, because, as advised by the agent - the workers couldn't contact the tenants. I thought it be reasonable to expect that's what a property manager would organise. I'm not in that side of real estate, so I could be wrong to expect this - we started looking for a more feasible agency coming into EOFY - found one, and the handover process was terrible, our new agent couldn't get a reply with documents that coral were given by our builder - as out of town investors we trusted coral to handle all of this with due care - though we've since received these documents from our builder, they confirmed the name and date of the coral agent these were given to - no one at Coral seems to have any memory of where the below documents were put back in December 23 from handover: Treated Timber Certificate Form 21 Occupancy Certificate Form 16 Dwelling Final Plumbing Certifications 12 Month Defect Liability Sheet Homeowners Guide to Subsidence from the QBCC CSIRO Foundation Maintenance and Footing Performance In fact they claim all paperwork was left at the property. ^ why on earth would the above be left on site? Warranties for appliances, yes! Not the above mentioned. Look elsewhere! And watch out for the defensive not accountable retort - it may ring true to the experience you'll get from Coral.

Communication was great until there was an issue. I then had to chase them up repeatedly & there was no ownership of mistakes made on their side. They often told us things over the phone & then would later say because there is no written record they cannot be held to that.

Negative experience: Moved into my rental 3 days ago, and the house is absolutely filthy. A general clean doesn’t look like it’s been done let alone a bond clean. Walls don’t just have marks but actual dirt from an animal the carpets I doubt have been done as the dog hair is still in the skirting mixed with dirt. The whole place is actually disgusting, it took 3 goes to get a hold of my property manager who said he would call the “bond cleaner” and call me back. Still waiting 3 days later. My son has asthma so the dog hair in all the carpets and door trims isn’t doing us any favours. I’ll be asking to see the carpet cleaning/ pest and bond cleaner reciepts. Unacceptable. Property manager seemed surprised that it was dirty since he was here the day before, I’m not picky by any means. His standards sound like the same as the previous tenants

Gave me a rent appraisal that not only blew me away but they were able to realise and get a long term leased signed within a day of the property's first inspection. were always happy to help with questions i had about the best way to present my property and saved me a fair bit of time and coin on advising against some of the more of the top alterations to the property. i have been and will continue to recommend Coral Sea Property Management. I have had direct correspondence with Regan, Elijah, Bianca and Lauren and all have been polite and professional.

Fantastic experience: We have been very fortunate to have chosen a house that is managed by Coral Sea Property Management to rent, Bianca has made our move to Townsville a lot easier, from the very first inquiry right through to the approval stage Bianca or one of the other girls has been in contact with us keeping us informed of the progress of our application. The option to apply for the property sight unseen is a definite bonus as not every one can travel during the week to inspect a house. Negative experience: Very poor communication. Maybe do some research into other property management companies before thinking about going with Coral Sea. I was a loyal owner with them for 8 years. But struggled to get calls back, replies to my emails, and they would promise things and never follow through. Ended up losing at least a months worth of rent from them. I’ve finally made the change to another property manager and only wish I did a lot earlier.

She had the property sold for us before it was even advertised and secured an excellent price. Thoroughly recommended.

They are professional, caring, reliable & their communication is outstanding. If you are a tenant- you know that these guys really listen & do their job well. If you are a landlord, this is the place you need to manage your property. Don't look anywhere else, these guys are the best that I have ever dealt with.

Negative experience: This is the worst agency I’ve rented a home through. My partner and I were renting a property through this agency and had never ending dramas from the moment we walked into the property. I had to ask multiple times for a copy of the entry report and never received it. I have had contractors turn up to the house and let themselves in with keys that were given out by the property manager without our consent. They are extremely inflexible, and can only ever conduct inspections etc when it suits them, not the tenant. If you want to change the time of an inspection, they charge you a fee! When we advised we would like to break lease, they scheduled inspections for potential new tenants and the property manager never turned up to these inspections. Upon the end of the lease, we organised and paid $1500 for a full bond clean using vendors that this agency recommended, only for the bond clean to have to be completely re-done because the quality of the clean was horrendous. Now we are out of the property, I cannot get a hold of anyone at this agency. I have sent multiple emails, 5-6 at this point, and they are continuously ignored. All I’m trying to do is finalise our tenancy and get our bond back after returning the keys two weeks ago now, but no one can respond to emails. They have been extremely hard to get in contact with over the term of the tenancy, they communicate through a digital robot so any communication you receive from them generic and unpersonable. I would never lease a property through this agency again and have told friends and family to avoid it as well. I have been a valued tenant at many other properties and have never experienced anything like this.

Negative experience: They do not want landlords to have a input into how their properties are managed and their records of entry/exit and routine inspection reports are lacking to say the least. If you want a company to 100% look after your property run as fast as you can from Coral sea property management!. We got possession back of our property filthy and they called it satisfactory. We also found out that there was at least 3 "Working Girls" living & working in our property and none of them were on the lease. We had questioned Coral Sea about them when we were made aware earlier on by a neighbor that there was a female living there and not on the lease they Coral sea property did nothing to investigate And we now hear there was at least 3 at one time and the neighbor had also complained to Coral Sea property management about the Men coming & going , knocking on neighbour's doors at early hours of the mornings looking for them. So they were well aware what was going on in there. They could have caused huge problems for us with the Body Corporate. They want to keep you in the dark and believe you do not need to know the condition of your property or who is in fact living in your property.
