Fantastic experience: I’ve been with Smart Rental for the past two months and the experience has been excellent so far. I’ve been working closely with Jade, my property manager, and she has been very professional, proficient, and reliable throughout the process. Everything has been kept on track with a very seamless management transition. Communication is prompt — Jade responds quickly and is proactive in addressing matters before they become issues. She also coordinates very well with the current tenants and keeps me updated, which gives me real peace of mind as a landlord. Overall, Smart Rental has made the property management process smooth and stress-free. I’m very happy with the service and would definitely recommend them to other property owners.
Fantastic experience: I have recently moved into a rental property and Smart Rentals Townsville have been wonderful to deal with every step of the way. The property itself is for sale, and even then the property manager has been very understanding of making sure inspections and necessary steps for the sale are worked around my schedule. I could not ask for a better agency to rent through!
Negative experience: Absolute nightmare to deal with as a tenant. Property Management team are extremely slow to respond taking up to a week to respond to emails (that’s if they decide to respond). You must email because they don’t answer phone calls or respond to voicemails. If you give up on trying to call your property manager good luck with the reception team who will “pass it on as the property manager is currently busy doing something else” then you’ll have to call them back an hour later to make sure they haven’t forgot about you. When I have finally got through to the property management team EVERY SINGLE TIME you’ll have them on the phone for 5 minutes they’ll ask for an email or tell you they’ll just check that email then give you a call back. Then just straight up not reply to the email or call you back. If you’re looking for rentals avoid any manager by this company and if you are looking for someone to manage your property don’t go with these guys as you’ll constantly be left with a house with no tenants. I literally moved out of my rentals because these guys were so bad.

Negative experience: One of the worst property managers we’ve dealt with as owners. Their marketing is slick and misleading, designed to bait customers into signing up. Once you have signed up their resposne is lously. They create their own rules under the guise of “good faith” and “convenience,” which directly violate RTA regulations. When we pointed out these violations, they refused to follow lawful instructions, showing complete disregard for RTA tenancy laws. If you challenge them with facts, they respond with arrogance and ego-driven behavior. The person must avoid as a PM is Jean the so called head of property management We joined them at a crucial stage of signing of the lease and because of their mismanagement & maniacal we ended with a rental loss and staring at a chrsitmas rental vacancy. Because of their mismanagement, we were left to clean up the mess. We will surely taking the matter to Fair Trading. MUST AVOID at all costs.

Fantastic experience: We have used Steve McDonalds company Smart Rentals for the past 10 years for our rental property. Both my husband and I can highly recommend his company, the staff are all trained very professionally. Communication is an essential part of having a relationship with your Property Manager, and we find we have that in Jean our Property Manager she is very responsive, always helpful and attentive to all our needs for our rental. Negative experience: We got our Townsville property rented through Smart rental for a few years. Big promises in the beginning but the service got worse over the years Horrible experience and uncaring staff and absent owner that we can't get a hold after the initial sign up. Would not recommend. Fantastic experience: My experience with Smart Rentals from the first call has been exceptional. With Steve, taking time to answer all my questions over 30-45 mins during the initial call to Jean and team taking over the Property management services for my IP - I can't fault the Smart rentals team. They have provided, what an interstate investor like me desires. Fantastic experience: Has great market knowledge, communication and professionalism . The experience we have with smart rentals has been nothing but professional. When we were contacted by them about our property, it was nice to receive a personal phone call which made us feel important and cared for to see if we were interested. As this is a stressful time looking for places, to know that they also were keeping an eye out for their future tenants was a big relief. It was very easy to follow applying for a place. The communication has been really good. Even now renting for the past month with them there has been some repairs needed but they have kept us up to date on what's happening and have quickly got onto the right people to fix as soon as it can be. It really makes it a pleasure to have a real estate that are doing their best to make the owners, tenant and their own business to run as smoothly as possible. Fantastic experience: Floorless Service and Performance. My investment property is managed by Smart Rentals and I haven't had to worry about a thing. They always follow up 100 per cent. Communication is amazing, service is very professional and rental income is always transferred on time. Rental inspections are done like clockwork, repairs and maintenance is easy and their advice and guidance on market values are spot on. Didn’t even send a link for me to apply, when I asked. Horrible, horrible realestate. Do NOT go through them.

Fantastic experience: I can’t recommend Smart Rentals highly enough. They completely turned around what had become a mismanaged and stressful investment block of 5 units, into a beautifully run, profitable property. Their professionalism, care, and efficiency made all the difference—not just for us as owners, but for the tenants too. Jean and the team went above and beyond to clean up past messes, raise the standard of the property, and place truly wonderful tenants. I hadn’t planned on selling, but life had other plans—and the only regret I have is not being able to continue working with such a capable, kind-hearted team. Negative experience: Great if your a landlord. Left our house better condition than we moved in and still want our entire bond, got a leak in your rental they manage and you let them know? Fantastic, they'll ping you on it when you leave. Cleaned the place up and dumped a heap of the trash around the place, wonderfull, full bond please. Competing with Paige and Pearce as to which of the two can be the most dirty Townsville real estate. Absolutely cannot wait to take it further.

With all leases, a full entry condition report complete with hundreds of photos is completed and provided to incoming tenants at the commencement of the tenancy, with opportunity to review.
The report documents that condition of the property at the commencement of the lease so that there is no grey area at the conclusion of the lease.
In every instance, if the property is left in the same (or better) condition, subject to fair wear and tare, then the bond is fully refunded.
In this instance, as you are aware, there were numerous cleaning issues that were not attended to prior to you handing the property back.
The new tenants deserve a clean property to commence their new lease.

Negative experience: -Updated- Very poor communication skills with this mob and not organized well i called everyday for a update on the property that we was applying for got told she will call you back never did this went on for 2 weeks it was like cat and mouse me chasing after them... we could have been new customers. I note that you have given other real estate agencies a 1 star review also and I take this opportunity to apologise if we've let you down.
At Smart Rentals we care about our tenants and work to respond to all completed applications as quickly as possible in order to advise whether approved or declined. We know if can be an emotional rollercoaster, especially with the current rental shortage.
Due to the high volume of applications we receive, we use a customer database with automated email responses. We do also require that all tenants inspect properties prior to processing applications.
We've reviewed our logs and there are two recent applicants with your initials.
Applicant 1 - applied 12/06, more info was requested. Updated 16/06 and was declined 19/06.
Applicant 2 - applied 01/06 application received, 07/07 property inspected, 13/07 application declined.
I've asked the team to resend the declined status messages to these two applications to ensure closure.

Our business is built on mutual respect.
Our apologies if we did make a error mistake in an exit report. We sometimes have issues where a client claims pre-existing damage. It's one of the reasons why we heavily document every tenancy prior to each new lease.
We generally take from 500 to 1000 photos for each Entry Condition Report in order to provide solid evidence so any mistake will have been easily rectified in your favour.

Negative experience: I have rented properties through various real estate agencies. Unfortunately, my experience with Smart Rentals was not very positive. In the past, my agents typically worked to mediate and resolve issues between landlords and renters. However, the agent at Smart Rentals took a different approach, stating that their primary obligation was to the landlord and prioritising the landlord’s interest. As a result, your renting experience can become stressful, depending on the landlord.

Unfortunately we can't ever spend a landlord's money without their approval.
Sometimes we have issues where the expectations of either a tenant or a landlord are unrealistic and in these instances it can be very hard to reach an agreeable outcome.

Fantastic experience: I don't think I have words to express how efficient they are. From my initial conversation with Steven and now with my day to day coversation with Jean, who is just a GEM to deal with, they have been nothing but super professional. I would not recommend anyone in and around Townsville/Kirwan. I am writing this review after almost a year and a half after using their property services and couldn't be happier. Negative experience: I had a very disappointing experience with this company, as they lacked honesty and transparency throughout the rental process. I scheduled a Zoom inspection, but Michael forgot to send the link. Although he was apologetic and admitted he’d been busy, I accepted this as a fair mistake. He offered me a new viewing a week later, even though my husband had a viewing scheduled for the same property the following day. Confused, I emailed to ask why I was being offered a later viewing. Michael again apologised, explaining that the systems didn’t sync, and he hadn’t been aware of that available viewing. We submitted applications for two different properties managed by Smart Rentals. After inspecting the properties. We received identical emails saying our applications were in process but were missing an employer reference. Both my husband and I contacted our employers, only to find out they hadn’t received any reference requests. When my husband called the office, Eirin was unprofessional, cutting him off and hanging up mid-conversation. He tried calling back, but she wouldn’t answer. Unaware of his experience, I also tried to speak with Eirin. She was dismissive and stated my references were fine but that my husband’s were still pending. When I asked if she had indeed sent the reference request (since his employer hadn’t received it), she became angry and hung up again. I tried calling back with my number but got no response. Using a different number, I finally got through, and she confirmed she'd resent the request. Later, I received an email saying our application was unsuccessful due to high interest in the property. However, I was shocked to see the same property listed again shortly after on Realestate.com. Given that my rental history is immaculate, I’m confident that wasn’t the issue. This company is neither honest nor transparent. I would not rent a property managed by them, nor would I trust them to manage my own.

Negative experience: My first experience and each experience after was fair to poor each time. The younger lady who I spoke to answered any questions I had but you know that feeling when they would rather be somewhere else, rather than helping answer your queries, the interactions where like that, and you walk away feeling like they are not bothered either way about you. So yes, pretty poor customer service and when that industry depends on their front of house service, I couldn't recommend Smart Rental Townsville this time sadly. No personable phonecalls or communications, just a automated digital email now and again so yea pretty poor efforts there. I could recommend the better property services I experienced in Townsville, Elders, Helen Munro, Coral Seas and Harcourts by far felt like you were important, called you up, personally messaged, were professional, kind and asked questions to get to know you, they were bright, supportive, good at their roles. Fantastic experience: Fantastic Property Managers. Steve was extremely responsive and helpful when we first engaged Smart Rentals to manage our property in Townsville. The transfer from the previous mangers was seamless - Smart Rentals took care of all the details. Jean has been a fantastic property manager. She is fast and proactive with any maintenance issues, and highly knowledgeable on the rental market in Townsville. The property was re-tenanted within a week of the previous tenants moving out at the end of their lease. I would highly recommend Smart Rentals, and will use their services again should I have another property to rent in Townsville.

Negative experience: Wouldn’t recommend this real estate company! The first week we moved in they were very difficult and over charged our rent and then somehow we were in arrears but when I questioned this they said it was a mistake on their end and it would be fixed. Told us we couldn’t have a dog at the property as the owner was “allergic” and couldn’t give a decent or legitimate reason. When we were breaking lease they would organise inspections and give us less then 2 hours notice that people would be coming. At the end of our lease they tried taking us to QCAT as the property wasn’t left “clean” but when they provided photos there was no evidence I also offered to show a receipt on the carpet cleaning but they weren’t interested. They also tried over charging and taking more then needed for the bond even though the property was more cleaner then when we moved in. If you’re a young renter they will seriously try taking advantage of you! Stay clear! Money sharks!!!

Wow! We are very focussed on making sure our tenants have a positive experience with our company. While there can always be disagreements, we always work to resolve them amicably. Unfortunately the majority of your comments here are very clearly not factual.
Over charging of rent:
There is no possible way we could “overcharged” you rent. We don’t charge you rent. The rental amount is on your lease document and you pay it. When we receive funds it is recorded on your account through a trust account which is reconciled daily. Quite simply, it is not possible for your to be in arrears if you have paid your rental on time.
Pet application:
There are legislated reasons an owner can decline a pet application.
The owner being "allergic” is not one of them.
Less than 2 hours notice:
All inspections are booked through our inspection software which has delays and does not allow inspections to be booked within less than the required notification periods. Entry notices are issued in adherence to the legislated timeframes.
That said, if you are breaking lease you are liable for rental costs until we can source a new tenant so we always work extra hard to provide as many inspections as possible in order to give the best opportunity to secure new tenants as soon as possible in order to save you money.
Tried taking us to QCAT :
The process doesn't work like that. If your property is not left in the same state as it weas when you took possession we claim a portion of your bond to cover cleaning costs. If you disagree then we mediate and if there is still no agreement then either party may progress to a QCAT hearing at which time the matter is resolved by a magistrate or qualified adjudicator.

Negative experience: I’ve barely been with Smart Rentals for a fortnight and it has been a nightmare. Their communication is revolting and they do not know how to manage a Real Estate short of ensuring you pay. I was assured that the construction problems would be fixed before I move in, and they’re not. Still don’t have any word on when the skirting boards are getting fixed and I can’t do anything about it. The blinds were lodged in a way that you wouldn’t notice they were broken until you move in and try to use them. And the worst experience of this all, I clearly set up my Direct Debit, and I then get notifications that I am in Arrear. I then get 2x incorrect/disconnected links from Irene to change my details after calling and texting and emailing all day (with barely any response). Not only that, but I was told “how are we supposed to know you put in the wrong bank details” - was the response, when the question was “why wasn’t I informed that my Direct Debit bounced back on the DAY* it bounced back”. Not the day in Arrear meaning I now have an additional bill. Not only that, I paid my rent to an account number given by Irene and I am still getting threatening emails about paying my rent! And absolutely no help from these people. Like I said, it’s been a fortnight, and I’m already on the verge of cutting this lease and moving on.

Blinds

Skirting Boards
As you are aware we are working with the owner to get the skirting boards replaced ASAP.
Direct Debit
With respect to your Direct Debit. You set this up directly through a third party provider. We are not aware of the details you enter into their system. All rental payments are receipted through our trust account daily when the funds are cleared into our account.
We have automated reminders if your rent goes into arrears in order to make sure we keep you up to date and help you to stay on top of things as much as possible.
Communication
In each instance we responded to your "calls and texts all day" on the same day. Further, it was clearly explained to you at key handover that due to compliance requirements text messages are not acceptable as a form of communication and that emails and phone calls are the preferred method.

As per the multiple points of contact that we made with all of our tenants in December, the majority our team go on annual leave over the Christmas break our skeleton staff only respond to emergency call outs over that period.
Your last voice message left was in December which was returned same day.
As a high service business there are often times during the regular course of our day where we can't take tenant calls immediately - for instance if we are servicing another client at the time. We apologise if you have called, not left a message and then not received a call back. We have a commitment to return all voicemails and we specifically request in our greeting that you should leave a message if you require a call back. This was also stated in the handover induction for your property.
We promise to try harder next time, and we request once again that in the event we can't take your call immediately that you please leave a message so we can return your call.

Negative experience: The team at Smart Rentals are super unhelpful when it comes to lease and bond transfers. The leasing team and property managers have a real issue with communication. Our property manager gave incorrect information to the new tenant, which caused serious issues. When we pointed out that it was incorrect, she refused to rectify the situation and update the new tenants. On top of this it took them three attempts over a two week period to get the new lease right. Our experience dealing with Smart Rentals was extremely unpleasant! We definitely won’t be back. Update: I never asked Smart rentals for a refund. They told the new tenants that we had used our two weeks in advance. Which was not the case.

As shown on your rental ledger, the first two weeks rental you paid was attributed to your first two weeks rent. All rental is and must be accounted for under trust account regulations.
As this is a a change of tenants under an existing lease, rather than a new lease, we are legally unable to refund any bond money. All rental and bond payments between old and new tenants should be discussed and agreed amongst all of the tenants.
While names on the bond can be substituted, the bond remains held by the Residential Tenancy Authority. We do not hold you bond. The RTA will not refund bond until the lease ends.
Similarly, rental payments are disbursed to owners regularly through our trust account. Rental payments should be agreed between the outgoing and ingoing tenants as a part of your agreement with them.

Negative experience: We moved into a house expecting for maintenance to be completed ASAP as per the report. We moved into a Queensland er February and lodged maintenance that the aircons in both bedrooms and living area did not work properly. We also noticed that the fan in our bedroom did not work which made it hard to get through Townsville summer with no fan or properly working air-conditioning. We reached out to Smart Rentals and took them months to get someone to look at it and then did nothing about a quote. Smart rentals kept blaming the landlords inaction even though we followed up constantly and they did nothing about it. We did the entire 12 months without ! Also, we mentioned 6 months into our tenancy that we would like a front door lock as we only had a deadbolt and never used the front door as entrance as you physically couldn't unless the house was left open. We stressed the importance of safety and our concern given the high rate of crime and they didn't do anything at all about it and blamed the landlord. We stressed our fear and even confirmed with our insurance that they would not pay out as the house was not reasonably secure. We passed this into Smart rentals and again did nothing about it over the 6 month window. I would never recommend renting through Smart Rentals to anyone. If you are a landlord, go wild as they never seemed to pass on or push back to landlords with maintenance.

Negative experience: I certainly don't recommend Smart Rentals. I lost over $1300 of a $1400 bond refund to 'cleaning' and 'repairs' after being told at the final inspection that I 'just' needed a bond clean.

BY way of explanation: As a part of the tenancy agreement there is a commitment that the property be returned to us by the tenant in substantially the same state of repair and cleanliness that it was provided in at the commencement of the lease (subject to fair wear and tare). It is our very strong preference to always return all of the bond as this means that the property has been left in a fantastic state. Unfortunately sometimes if a property is left unclean or damaged, we are forced to claim some of the bond to cover these costs. We need to ensure that all properties are kept in a great state of repair and cleanliness so that neither our new incoming tenants, nor our property owners are disadvantaged. Negative experience: Booked to view a rental property and the house was open between 3:15 to 3:35pm. I was 2 mins away around the corner and the girl rings me from the house at 3:20pm and says are you coming to see the property and I say yes I’m nearly there and she says well your late, don’t bother. Obvisouly annoyed she then says my manager will ring you. Hannah form the real estate office then informs me ‘ you have to be at the property at 3:15 pm sharp or don’t come! And they have applications so they won’t wait till 3:35pm. This is UNPROFESSIONAL” !! RUDE!! At the moment there may be a shortage of house and demand for rentals but it will change. This is unacceptable! This realestate will go broke with this pathetic attitude. I would NEVER give my property to them to rent as they clearly don’t care.

We understand that it can be frustrating securing a lease over a property in this current tight market and that there are a lot of tenants competing. We welcome you to attend a future inspection at this, or any other property we have available.
One of the key platforms of our business is to treat all people with respect and courtesy. It’s what we are all about and we believe that it is one of the reasons generally receive strong positive feedback from our customers.
To give you some background – we send multiple reminder text messages and emails prior to every inspection. When at the property we also then call all confirmed attendees who don't show up at the booked time in order to check if they are coming. We do this so that we can wait at the property if need be. I understand that when speaking with you, our inspectors offered to remain at the property to show you through, though you declined to do so.
We generally have multiple inspections booked every day, sometimes back-to-back. Because of this we do have strictly adhere to the set timelines in order to ensure that we don’t run late for other following inspections. Additionally, with property inspections where the outgoing tenants are still residing at the property we are mindful of minimising the invasion of their privacy, so always look to ensure that we do not go beyond the inspection timeframe provided.
