Negative experience: We purchased an investment property in Kelso and rent it out through Harcourts Kingsberry, at the begining they seemed nice and responsive, however after few months we decided to change our property manager to another real estate in Townsville which for now apears to be a good decision , we are happy and comfortable with the new agent. Based on our experience I evaluate Harcourts Kingsberry as pushy , not flexible with landloard's request and hard to work with.

Negative experience: The responsiveness, transparency and profesionalism of their agency is quite poor. My wife and I who are both specialists at the hospital contacted them numerous times regarding a rental property (immediately upon the advertisement being posted) and went through the appropriate chanels via emal. There was no response from them other than being told that the property is "no longer avaialble". Complete time wasters !!

Negative experience: We were outstanding tenants, never missed rent, got excellent emails from them after inspections of how exceptional the cleanliness was in house, then we buy our own property, got back twice for bond clean which I did everything they wanted, had to patch 2 art hooks which hubby is a qualified plasterer of nearly 40yrs, was happy to pay there handy and to match n paint the 2 art hooks only, then I got the bill, they painted the whole wall n sent me a bill for nearly $400. Now will have to fight to get my bond back. Do have proof that it was 2 art hooks only as they claimed they had to paint whole wall or look patchy, must not be a very good painter, am very disappointed, offered 200 to settle. All is great until u move out.. oh an absolute rubbish u have to paint whole wall. That's y they call it touch up paint.

Negative experience: I am a landlord and leasing several properties with this real estate. However, I am very disappointed their statement system. After multiplate discussion with them regarding some rent has been missing, they only blamed the system issues, or the tenant has "paid overhead". Two weeks ago, sent a formal letter and requested a complete rental ledger but no response at all. I will take further serious steps for this unprofessional situation particularly when it involves the rent missing.

Positive experience: good Service but maintenance service can be better . The service is good and attentive. They all have been well and process was very smooth. The team is professional. I have only one concern with regards to the maintenance service. When I rented property, I requested service for existing problem and all were denied with saying that it does not need any maintenance. Without proper verification, you can take your steps back. I reckon maintenance service needs to be taken into account because we live with family. The matter has not been resolved yet.

Fantastic experience: Responsive, adaptable and professional. I own an investment property in Townsville and have used Harcourts Kingsberry since the closure of John Gribben Real Estate. I have found the service provided by Harcourts to be professional, effective and diligent. My long-terms (approximately 6 years) tenants moved out unexpectedly at the beginning of 2025. Once the property was vacated, it became clear that around $20,000 of repair and maintenance work was required before the property could be re-let. The majority of these costs related to a bathroom renovation, with additional costs relating to fair wear and tear. My property manager, Bree, co-ordinated completion of all the work quickly and efficiently, with the result that the property was able to be re-let before the end of March. This was done with the backdrop of significant flooding across the city, which strained available resources. I would have no hesitation in recommending Harcourts Kingsberry to those owning investment properties who are geographically dislocated from Townsville.

Earlier this year I swapped property management for my investment property over to Harcourts after several frustrating years with a struggling local business. Living overseas in London I needed a representative with a turnkey approach and a PM representative with energy and a good commercial eye. Ashlee has been nothing short of brilliant for me. In that short time we've sourced and welcomed new tenants on an improved rent and the completion of several home maintenance pieces, namely Ashlee oversaw the construction of a new back fence. Negative experience: Stay well clear of BEN KINGSBERRY. Harcourts Kingsbury did a shocking job managing our property. We decided to take management back. At the time the Tennant was 10 weeks in front when we took control back. Now BEN KINGSBERRY has taken management fees for the 10 weeks they were not managing it. No ethics. No morals and terrible way to run a business. Be aware.....

Negative experience: STAY AWAY FROM BEN KINGSBERRY AND HARCOURTS KINGSBERRY IN TOWNSVILLE!! Harcourts managed our investment property for 6 months, but they were absolutely useless, we have now taken over the management of pur property so that the job can be done properly. Not once over this period did they contact us first, we always had to contact them to remind them when a lease was due or an inspection was due, follow up on incorrect accounts/fees and chase up maintenance requests. Our tenants have paid 10 weeks in advance prior to the takeover this week, but BEN refuses to return the management fees for these advanced payments. He believes that he is entitled to keep this money even though he and his agency won't be managing the property for the next 10 weeks! Ben believes it's based on 'rent collection' date but there is seriously something wrong with a company owner who believes he is entitled to money for nothing! BEN, you have not provided any services for the next 10 week period so what right do you have to collect management fees for this time?! I spoke with Ben on the phone and found him to be extremely rude and abrupt and would not listen to the simple facts, very narrow minded indeed. Then he decided it was very professional to hang up on me, seriously grow up Ben!!
